Very quick and smooth experience getting my tenancy through John Shepard. Replied very quickly in order to sort the application especially with a fairly tight move in date, we managed to get everything sorted without issue and comfortably for a quick move in. Most horrible lettings agents
Contracted the Birmingham and Solihull offices as lettings agents for my flats. Birmingham office: Cheryl Quinney and her manager Kai Ewan Rodney are absolute useless and caused me a lot of loss and headache. Absolutly horrible people.
Solihull office: Lauren Foster was looking after my flat in the last few months, and she lost one of my keys and gave me someone else's. When asked, she said "that is what we had". I asked her again to do something otherwise I need to get a locksmith, she did not even respond.
Over the 3 years of their service, when the agent left who looked after my flat, I was not notified, no one dealt with my contract, forgot about it basically. At the end of my contract they also forgot about it and I had to chase them to close things off.
They also did not care about the gas meter that did not work, it is still me who need to argue with the utilities company to somehow work out who used what.
They also send you emails in which they tell you that if you dont say no within a few days they will automatically add more services to your contract charging you more and more.
All of them are absolute disgraces, I hope they go bankrupt super quickly.

🚨Unprofessional & unethical Estate Agent
I engaged this agency to market my property following a 10-year tenancy, at which point the home required some general updating. I relied on the professional advice provided by John Shepherds, who assured me the property was suitable to go to market in its current condition.
I also agreed to pay £390 for professional photography. Unfortunately, the quality of the images was not acceptable. Personal items such as coats, boxes, and children’s photos on the fridge were clearly visible, and no effort was made to stage or appropriately edit the images prior to advertising. It was rushed to market.
The initial market valuation provided was inaccurate. Within just two weeks of listing, I was advised to reduce the asking price by 13%, which I did based on their recommendation. I was informed that viewings had taken place; however, I received no feedback whatsoever from these viewings, despite being assured that I would receive regular weekly updates.
Additionally, I was not informed about premium listing options at the outset, which are critical during the initial launch period of a property. This was only offered later as a goodwill gesture after I raised concerns about the pricing strategy. Earlier use of this feature may have improved visibility and buyer interest.
Communication throughout the process has been consistently poor. I have had to repeatedly chase for updates, often waiting over a week without any response. I have not received the level of service or results expected from a professional agency.
Sales Director, Matthew Ellsworth has taken a week to get back to me and sees no real concerns in what I’ve noted here and suggests to continue working with the agency he assures me things will change. Given the lack of communication, transparency, and results over the last 13 weeks you would expect they’d have the decency to do the right thing, as I obviously no longer have confidence in their ability to act in my best interests.
Please consider this if you’re looking to sell a property with John shepherds.

Praise to Alex, Elisha and Claire
The experience with John Shepherd was standard it’s really what you expect it to be. The thing that did stand out for me was Alex genuinely who managed to help me through start to end and explained everything properly to me. He went out his own way to stay after his shift to show me a property because I wasn’t free no other day and this was so beneficial because I’m moving in a day or 2.
The referencing process was decent. Good Lord did get my checks wrong twice and ended up with me waiting for like 2-3 hours in cue just for them to realise there was a mistake on their side.
Elisha was amazing aswell. She was smooth with everything and managed to get everything to me as soon as possible. Only thing which could be better would’ve been a quicker communication but other than that she was perfect so thank you.
Claire herself was amazing from when she answered the phone. She was able to explain couple queries which I had. So thank you for that
