Lara S. has been extremely responsive to my requests as a tenant, and in particular with the referencing process for the new flat I'm going to rent. 5 stars!

My property manager (Lara White) is always excellent and very responsive to my queries. They manage everything for me and quickly resolve my issues.

We recently moved in to a rental property and had issues with no hot water. The problem was rectified straight away. Mia was very helpful in resolving the matter.

Aleemah Aziz has dealt with each tenant query or request for repairs most efficiently; confirming each time what is agreed as the works required and then following up and confirming that works are complete; sometimes with photographic evidence. Excellent service throughout. Thank you Aleemah.

I’ve had a positive experience with John Shepherd’s team. They are very supportive, professional, and easy to communicate with.
Lara and Christina, who have both been helpful are responsive, approachable, and always willing to assist when needed.
Recently, I experienced an issue involving the building management company, and I needed support to resolve it. Lara acted very quickly—on the same day. Their prompt action made a stressful situation much easier to handle.

Abbie has dealt with the check out in a very smooth way. She has kept the communication channel between the landlord and myself open, friendly and professionally. With her professionalism she has turned out a stressful time in a stress free process. Thank you for everything.

They like to hold back deposits for grass naturally growing weeks after you moved out!
They will nip pick at everything.
If you are disabled and arent able to paint a wall "professionally" they will deduct more money!.
They also dont show evidence what your landlords have said. If you dont have direct communication with your landlord. Don't believe a word they say!
They answer the phone and talk too you like robots with no remorse.

Not a huge fan tbh I personally don’t think they offer the best service overall I have had to speak to management at times when staff (jayvon) didn’t communicate. But I can’t complain about Abbie she has dealt with everything in a timely and professional manor.

Alex from John Shepherd Birmingham has just met us for a viewing in one of their properties. He was punctual and charming. Extremely respectful not only to ourselves but to the existing tenant who had a small child. An extremely professional young man. Well done Alex. I would have given you more stars if they were there.

Extremely disappointing experience with John Shepherd Derby and not an agency I would ever recommend.
My 19-year-old daughter rented through them for her first tenancy experience, and what should have been an exciting step turned into an unnecessarily stressful and frustrating process. We paid almost £5,000 upfront at the beginning of the tenancy, yet at the end they still chose to pursue a cleaning deduction despite us providing extensive dated photographic evidence showing the property was left clean.
We also had to challenge the original inventory at the start of the tenancy because it was inaccurate and incomplete, with amendments later accepted in writing by the agency. In addition, we had email confirmation stating that professional cleaning was not required. Despite all of this, we were still forced into a TDS dispute process over £120.
After adjudication, the majority of the money was returned to us, which speaks for itself.
As a landlord myself, I found the treatment we received particularly disappointing. I understand the importance of protecting properties and being fair to both sides, but this felt excessive and unreasonable from the outset. The process left the impression that tenants — particularly young or first-time renters — may feel pressured to accept deductions rather than go through the time, stress, and inconvenience of formally disputing them simply because most people need their deposit returned quickly.
I was determined to stand my ground and proceed through the dispute process on principle because I did not believe the claim was justified.
The entire process was exhausting, disproportionate, and completely unnecessary over such a small amount of money. I would strongly encourage future tenants to document absolutely everything and challenge inaccuracies immediately.
Based on our experience, I would never recommend John Shepherd Derby.
