Really poor excuses for the messages and they were sent from a named person so dispute the claim made below

Did not ask for evidence from tenant so they make you pay so wouldnt do again i had pictures before and afterwards but still stated we owned bad bad service

My experience with Zero Deposit left me feeling extremely disappointed and unprotected as a tenant.

I disputed several deductions from my deposit guarantee and provided detailed explanations and evidence. However, I felt that the burden of proof was unfairly shifted onto me rather than remaining with the landlord.

The most frustrating part was being charged £180 for alleged damage to the top edge of a kitchen door despite no clear check-in evidence being produced to show that the door was free from wear, scuffs, or defects at the start of my tenancy. I lived in the property for almost three years and find it difficult to understand how normal wear to an older door could be attributed to tenant damage without clear comparative evidence.

I was also charged £100 towards professional cleaning despite leaving the property in the same standard of cleanliness that I found it. The landlord did not provide evidence that the property had been professionally cleaned before I moved in, and when concerns were raised after checkout, I offered to return and clean any specific areas identified. That offer was declined.

In addition, I was charged for an external light fitting that had become loose after being exposed to weather conditions over a lengthy tenancy. Again, I felt there was insufficient evidence that this resulted from any action on my part.

The only item decided in my favour was a claim relating to a broken key, where it was accepted that the landlord could not prove the damage occurred before third parties accessed the property.

My expectation of a deposit protection service is that it will carefully scrutinise claims and require clear evidence before holding tenants liable. Unfortunately, that was not my experience.

Based on my experience, I would not choose Zero Deposit again.

The joy of not having to part with two months rent with a zero deposit was great until the fee of almost £600 was requested!!! Maybe it should be made clearer that it definitely isn’t ZERO deposit!

Despite sending in information to you, and having previously advising that the landlord will cause an issue, not once did your company contact me to discuss the situation.
Your company immediately took the landlords side despite the landlord being told that he needs to carry out essential work on the property, including input from the local authority.
I will never recommend, provide your organisation again.

Clear instructions

The zero deposit option is a great idea specially for people who need to move right away due to urgent circumstances. The process to apply for it is so easy.the amount mod range i believe its worth it and they are easy to contact when you need help. I wish there are more agencies that has this option.
