Demand with threats for rent already paid
Again, We Are Kin are asking for rent that has already been paid and threatening legal action and eviction. They are impossible to reach by phone and ignore emails. Head of Property Management has received screen shot of payment made and all other details needed to trace payment. Payment has been made.

This is for a property in Liverpool rented by my daughter. No longer living there due to so many problems.

Just had an email from ‘Ivan’ to say that I am in arrears and have been threatened with eviction and ‘detrimental effects’ to my credit score. I am absolutely not in arrears. I have spoken to Emily Phillips about an issue with a rental payment back in January and this was supposed to have been resolved. I tried to respond to this email but received an automated response saying that the inbox for the email address I replied to is not monitored. I have tried to phone multiple times.
The flat I rent I have moved out of as it is unsafe. We Are Kin have breached tenancy agreement multiple times but refused to terminate the contract. I am still paying the rent payments as I did not want to be in arrears (which I am not).
Dealing with this company has absolutely RUINED my mental health and life these past few months and they may well be the death of me as I can’t take it anymore. How dare this company cause me so much turmoil and distress when I have done nothing wrong but they have done everything wrong and still don’t face any repercussions for their actions. How is it that I can’t even phone to speak to someone about this!

Thanks for your apology for wrongly threatening me with eviction and damaging my credit score due to your company’s mistake…oh, wait there isn’t one.
I called ‘We Are Kin’ multiple times on the 14th of March upon receiving your threatening email but was unable to get through. So, I’d double check your computer system logs as I’m not lying as I feel you’re insinuating.
Your response which was to deny my request to terminate my contract is disgusting, and you have provided no decent explanation for this decision. It is the responsibility of We Are Kin as written into the contract to carry out prompt repairs when there is a great risk to safety. You did not do this promptly and even played down the safety risk that this issue posed. You also left tenants doors unlocked when showing around prospective tenants meaning that anyone could have accessed our rooms and taken anything- not to mention rendering all of our contents insurance invalid. For this we received a written apology with assurance that this would not happen again. Yet it did happen again within two weeks. You have breached this contract multiple times and therefore it’s no longer valid. If I broke any rules within this contract, I have no doubt that I would have been immediately evicted and forced to pay for the rest of the tenancy.

If it were possible to give this "company" a minus rating, I would.
They are barely held together, they are unresponsive in emails, and do not meet even basic standards for housing. When I first moved in to my We Are Kin property, the list of issues in the house grew every single day.
Firstly, they did not have the property ready on the day they said they would. We had been told they were working on preparing it months before we were supposed to move in, which was a lie. We had checked on the property multiple times during the weeks leading up to the move in date and no work had been done at all. In fact, the washing machine and the dryer were left outside in the rain for months during this time.
The night before our move in date they sent an email that essentially read "Sorry, we're not ready yet, we'll be ready in [week from now], so heres a Travelodge to stay in." This Travelodge was in media city. I do not live near media city.
They also did not pay for us to be able to eat in the Travelodge, only for the rooms. And as you may know, there are no kitchens in a Travelodge, so for my entire stay there I ate noodles that I prepared in a mug with a kettle.
We could not use the fridge for nearly the first month as it was covered in mould which they refused to clean. We did not have a washing machine or dryer (Both of which were stated to be included) until we were well past half of our agreed tenancy. This is because both were filled with mould. Mould likely produced from both units being left outside for months.
We Are Kin were clearly embarrassed about this, not by their own admission, or any apologies for their mistake, but because their response to cleaning the fridge was to just go over it once with a wipe to remove the most visible parts. Mould was still clearly visible. As for the mould in the washing machine, they simply refused to acknowledge it. They told us to just give it a clean and it should be fine.
It was not fine. 2 separate people had to come in to asses it before they came to the ground breaking realisation that, yes, there was in fact mould in the washing machine. Weeks after this they told us someone had to be present as they installed a new washing machine.
We had gone many, many months without a washing machine at this point.
The locking system is a joke and is installed purely so they can charge extortionate prices for electronic fobs instead of keys.
In our group of 6 who live in the house, only 3 of us could actually use the iLoq system, so at least one of use had to be in the house in order to be let in.
My bedroom window was broken, not meaning there was a fault when installed, but as in the window was smashed and cracked. This also only got resolved fairly recently.
The bedroom doors do not lock despite having the iLoqs installed. The upstairs light did not work until a few weeks ago. We were not provided with a hoover and many of the essential items they agreed to provide.
The TV was broken from the start, and was left resting on the couch when we moved in. I had sent countless emails about removing it and providing a new one, to which they eventually mounted the BROKEN TV on the wall. Once we told them about this, they simply left a new, much lower quality TV in the living room which we had to install.
Months into living at the property with our issues growing everyday, one of the rare times they could find the effort to respond to an email was to say "Sorry, here's £100 to make up for it."
We had spent well over £100 trying to clean this mess.
There were so many issues with this company that I cannot even remember them all to write down, and believe me there are more than what I have listed here.
So warning to whoever they next try to scam, even if the property look nice, DO NOT GO HERE.

Disgusting company
Disgusting company. Any good reviews on here must be fake. I have had no end of trouble with We Are Kin (Liverpool branch). It took them more than two weeks to fix the door from the street into my property. This meant that the door was often wide open into the lobby and could not be locked rendering all contents insurance invalid - not to mention a huge security risk! They also recently had prospective tenants in to view the rooms and left all of the residents bedrooms unlocked which again rendered contents insurance invalid. I want out of the contract as they have breached a clause in my contract that states the landlord must carry out prompt repairs (like the door). However, they are denying me this. I have contacted them numerous times about this and have received a response that their manager will contact me - this was well over 3 weeks ago and still no response.
The final straw was today when I was sent an email today at 18:30 (meaning that by this time I couldn’t contact anyone) saying that I owed over £2000 of rent on the 28/02. I have kept up to date with rental payments so this is incorrect. The email also says that my rent is £510 per month. This is also incorrect. I owe £475 on the first of each month as written into my contract…
Speaking of the contract, it was signed with ‘Cosiliving’ not ‘WeAreKin’. No where in the contract that I signed does it mention that WeAreKin are the property landlord nor did I agree for them to be. If I had known that WeAreKin (Liverpool branch) were the landlord company of my property I would not have signed, as this company has such a poor reputation. So, I’m actually questioning the legality of this contract/tenancy agreement.
Unless this is sorted out very soon legal action will ensue.

Ok property, but been getting emails for a while now threatening me with a cjj for apparent rental arrears when everything has been paid for, which was confirmed when I called yet I just received a final date email, I’m not really sure what’s going on with this and the amount of maintenance issues which just aren’t fixed I wouldn’t suggest these properties.
