I was introduced to Pace Morby and Subto in 2020 by two friends who were investors. Based on their recommendation, I joined Subto immediately and have had nothing but great experiences. It is a great community with tons of learning and networking opportunities. Highly Recommend Subto!

SubTo has been a game changer for me. The community, education, and support have opened my eyes to real estate in a way traditional investing never did. I’ve learned practical strategies like subject-to, seller finance, and creative deal structuring that actually work in today’s market. What stands out most is the access to experienced investors who are actively doing deals and willing to help. If you’re serious about real estate and want real-world knowledge with a strong community behind you, SubTo is definitely worth it.

Joining the Subto Community is one of the best decisions I've ever made. Pace is genuinely interested in building a safe and prosperous community that supports one another and provides the most complete educational, networking, and financial resources for building a successful real estate business. The people on his team are super friendly and helpful, and the community as a whole is so positive. The one-time membership fee may seem steep at first (they have payment plans!), but if you put in the work, follow instructions, are humble and with a go-giver spirit, you will discover that the fee was an absolute bargain...and it gives you a lifetime membership to the best REI community ever!

Subto is a great place for all levels of Real Estate expertise. The knowledge that you'll acquire by being part of this Community is beyond explanation, and it surely has the best customer service/support in the business.
It's also a wild place where you'll be paired or/and grouped (never left behind) with people of all walks of life, lifting each other up and pushing you out of your comfort zone (which is what is necessary to make real change happen).

Joined subto 1 month ago and it's been a blessing. In this short time I have made real connections with people chasing the same goals and working hard to get there. Any time there's an obstacle I reach out to the community and they point me in the right direction. Like joining a deal sauce group. The importance of building genuine relationships and learning everyone's job in the retail flow was massively helpful. Coming into this I felt as if I had to know everything and everyone to be able to do my first deal. Now I understand the value a bird dog brings and how this teaches you to find your future deals for yourself. Every task here molds you to a great leader.

Subto is a great community filled with genuine and caring people. I was pleasantly surprised by the helpfulness of the people involved. Pace has an amazing ability to speak to a wide variety of people with in-depth knowledge across so many investment strategies among a diverse range of real estate asset classes.

As I watched Pace's YouTube videos, and seeing the passion he has for what he does, I was attracted to the SubTo community. Now that I am part of the community, going thru the trainings and Zoom calls, I truly believe I am being given all the tools to succeed in this new career path.

We started as Gators, completed ALL the training prior to doing any lending! We evaluated deals for a year prior to jumping in and doing our first EMD. We have since joined Owners Club and really enjoy the immersions and seeing the leaders in person. We are part of the first SubTo fund and we truly enjoy the quarterly paychecks and looking forward to when the properties are sold! We have amazing relationships with so many people, and that would not have been possible without this community. We chose to invest in RV Parks this year, so we completed the RV Parks Semester! Whatever we want to do, there are training and leaders to help us out. We can not say enough good things about this community, our community! Thank you so much!!

We joined about three weeks ago, and honestly and we still can’t believe our good fortune. We were looking for an opportunity that could supplement our SSA income, challenge us mentally, allow us to give back, and help others at the same time. Safe to say — “Subto! fits the mold perfectly”

So far, this community has exceeded every expectation we had. There is definitely a LOT to absorb, but the leadership team has proven to be both incredibly knowledgeable and remarkably patient — two things we desperately needed! (LOL)

We’re excited to continue learning and growing with everyone here. We currently live in Phoenix, with ties to New York, Connecticut, and Oklahoma. In the short term, we’re bird-dogging opportunities in Florida and Arizona while building toward long-term income and financial freedom.

In the meantime, we are having an absolute blast listening to Pace and the entire team. We REALLY admire Caroline Cain, and Nisha is an absolute flipping blast —positive energy on steroids!

I joined this community a few months ago and it has exceeded my expectations. It's not just the educational opportunity but mainly the support you receive from those in the community when you need it. Pace and the leaders in this community go well above and beyond in providing whatever opportunity you wish to pursue in your real estate endeavors.

Subto is a standout real estate community - not only for the amount of education provided, but more importantly, for the opportunities to work with exceptional people within the community. There are leaders in probably every major metro in the US who can help you build your creative real estate business. You definitely need to make an effort to reach out and connect with these people, but if you do, you will have a chance to do many creative real estate deals - and you can figure out what roles suit you best as you grow - birddog, wholesaler, buyer - work your way up while earning fees. And great credit has to go to Pace Morby - a truly outstanding human. He's got incredible work ethic, he's always looking for ways to add value to the community and leads by example - he's attracting many "go-givers" who also want to go back to the community. It's a great experience to be involved - it takes time and effort to learn and grow within the community - but the opportunity within is really substantial. Thanks to Pace and all involved!

I am very new to the group, only days in. It is overwhelming; there's a lot going on all the time. My plan is to dial-in and learn what exactly what want to do and learn that thing and then just start doing it. That's where I'm starting and will be cutting out a lot of the noise because it's very easy to pulled in a lot of different directions by shiny objects.

Just joined this community and have already had a wealth of knowledge thrown my way. I so excited to take action, I can hardly wait!!
