Excellent service and agents.

I am very happy to write this review for City Rooms. I have recently rented a room with them, and my experience has been great so far. I was a bit sceptical at first at the whole procedures such as paying deposit/rent was made via online. However, their agent Salvo Patronelli shown amazing professionalism and proved I can trust them. Not only he helped me step by step with my application, he also made sure everything is as I wished. Fantastic service. Thank you so much!
I definitely recommend them.

Very very very bad

Very very very bad. Cityrooms is the worsts ever experience I have ever had .
1 day before my moving in they called me to say the current Tenant is not moving out,
also she said they have other temporary room for me in a very far way house, or other room more expensive , when i looked at the pictures it was the same room i rented from them with less money.or change my flight ticket for traveling to London after 21days.
they offer me to have my deposit back if I'm not happy , after i gave them my bank account details and the girl said i have to text her manager and i don't have his number.
when i sent him email he did not reply back to me.
she is not replying back to my messages and she is not picking up my calls.
so now i have only one choice .
is i have to go to the hotel.
my advice wherever you see cityrooms run away.

Great service

I would like to give a special thanks to Michele Fantin for his availability and responsiveness as he was very accommodating throughout the entire process and made it as smooth as possible while moving from abroad.
Definitely 5 stars for the service, and slightly fewer for the room hence my rating of 4.

I am solely putting a 5 star experience…

I am solely putting a 5 star experience due to the amazing assistance provided by JAFAR SIRAJ form the Stepney Green office. Throughout my 1 year tenancy he went above and beyond to help me in times that I was going through financial struggles and family losses. He remained professional yet understanding and empathetic towards my situation and always came up with solutions to help me. He is a great human being and deserves a lot of credit for his work at City rooms!

whatever you do not deal with them. and if you do not give them any payement until they have signed a contract and sent it to you.

whatever you do, Avoid them like a plague.They act as if you have to beg them to live in their rooms. They do not tell you the full details of an agreement before you pay the deposit or rent upfront, and they waste your time and only tell you what they need on the day before you are due to move out. Basically keeping you captive so that You don't have a choice if there is an issue. But they are good at refunding you. So that is the only good thing. But you have to cause a scene before they agree to refund you. I suggest you STEER CLEAR FROM THEM.They were shady in the way the dealt with me.

We understand these situations are stressful and I apologize on behalf of the tenant that did not move out on time for this inconvenience.
To help you understand the situation I thought it would be best to bullet point the facts and what has happened.

& https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/805537/Notes_to_Form_6A.pdf
As this is a prescribed document, we cannot change it as it has come from Central Government and if we do change anything it will be then invalid and can’t be reserved for another 2 months.

Our governing body and other industry bodies have contacted Government advising that the wording is incorrect and gives the wrong impression to the tenants.
I have also added a screen grab of the web page showing the wording which reflects our document below.
What is slightly worrying is that local authorities have advised the tenant to stay put (even though they know the document).

So unfortunately, our tenant has gone to the council seeking advice after we have advised that he couldn’t stay on for a few extra days and the notice will still stand. As if we had advised that they stay on, we would have created a new tenancy agreement and the Sec 21 would have been invalid.

To say that this part has been mismanaged in my opinion is unjust and we have done everything by the book to make sure that you were not protected. We always give you the correct advice and not jeopardise any legal standing as per our conversations before Christmas when you made the first interest on the property.

Moving forward, if the tenants do not move out, we always offer an alternative suitable property to our customers until the one they had booked becomes available.

You have left a Trust pilot review, which is your choice but I do believe that in this case it is incorrect due to not having the full facts and so we will be responding to this in full.

So, I hope you can now see that we have acted accordingly, and it is the council who you may want to address this directly to as they have given the advice to the tenant not to move out. Unfortunately, as I have mentioned to you previously, there were very little options, however we are satisfied that you were immediately refunded.

Good rooms in good areas

Good rooms in good areas. They are a little bit higher than other landlords but it's worth it. My personal contact was Jamie the property manager and he was amazing very friendly and responsive.

Recently Rented a room

I recently rented out a room via City Room and must say their process is pretty streamlined. Most of all Michele who was my property manager made my movement into the property very easy and stress free. He is always available for any questions and response time is even quicker. I remember even while on holidays or on a non working day he up to assist his clients without any hesitation. Well done Michele keep up the good work. Cheers, Tyson

amazing room

Id like to thank Cityrooms for helping me find a really nice room in Canary wharf. Price was reasonable for the area and I had amazing view. Nick( my agent) was very attentive and he quickly found me what I was looking for. The whole process was very quick and I had my contract within few daysX Highly recommend!

Vito è un analfabeta incompetente truffaldino, mi ha pressato di mandargli soldi sul suo conto, per una stanza che non esisteva. Per tutti gli Italiani a Londra evitate questo miserabile che si spaccia anche per gangster, ma é soltanto un povero morto di fame che cerca di truffare I nuovi arrivati a Londra. È tra l altro è un ignorante che non ha nemmeno la terza media è non sa nemmeno parlare. Non fai paura a nessuno, fai solo ridere. Stai attento presto la pagherai, ridicolo.

worst customer dealing and refund policy

The worst experience so far in finding rooms. The agent took token money from me for a room in old street while it happened to be in Hoxton. he kept contacting me until I didn't give money. After that, they don't care about their customers.
They take money from customers by pressurizing and taking advantage of their situation them and once you give money you are bound to them.
I gave 185 gbp in august and when I asked for refund they said they wont and I have to take a room through them.
would suggest not to consult this company.
I would suggest company to not misguide their customers and let them know everything before swiping their cards.

We are sorry to hear of your disappointment, we will do our best to clarify the position for you.

As a letting agent part of our obligation to the property owner is to qualify/reference any potential tenant, one of these checks would be to ensure they are able to financially afford the rent for the duration of the tenancy.

So as we work on behalf of the property owner we have a duty of care to ensure they are protected. If your application was not completed, or you discontinued your interest the holding deposit is then nonrefundable.

This is of course not a company policy, but part of the tenant fee ban. We would therefore wish you the very best of luck finding your new home.

dryer broken for 30 days

It's been 30 days since the dryer malfunctioned and still hasn't been fixed. this is the second time I have problems with this agency, where the problem continues for more than 30 days. previously we were without internet connection for 30 days. for more emails I send, daily talking about the problem, I get no response. moreover the attendants act with irony, trying to discredit the customer.

As you are aware, the tenancy agreement is between you and the landlord. In this instance we are employed by the landlord on a ‘let only basis’. This requires us to market the property for rent and to secure a tenancy only. Cityrooms was your first point of contact during these initial stages so that both parties can make legal agreement of tenancy, as was explained at this time.

Unfortunately in this case, as you are aware, the landlord is responsible for all property maintenance and has therefore instructed his own contractors. Said contractors who have attended the property numerous occasions.

Thank you again for raising your frustrations, we will continue to pass your comments onto your landlord and hope the issues are resolved imminently.

AVOID AT ALL COSTS

Awful experience. Flat provided was disgusting - very unclean, mould in the bathroom, like something out of a horror film! Was unable to live there for over an hour, had to wash from head to toe when leaving the flat, was that bad. Please please avoid, save your money and save yourself the stress. Agents are not knowledgeable about properties get confused / provide wrong information. The manager is very unsympathetic to your situation. Worst agency!

Very efficient!

Stella was very responsive to my enquiries about a potential room, punctual with the showing and efficient in handling the administration work, keeping me updated on where everything was at.

Clear communication and a smooth handover. No complaints so far!

Worst company I've used for shared…

Worst company I've used for shared accommodation, cleaners came less than 10times in the year. Had landlord contacting us to pay hom direct because he wasn't paid for over 8months. When it was time to get my deposit back they tried taking a fee for "leaving the room and walls in a state" but quickly took off the charge once i told them i had video evidence. DO NOT USE THESE CROOKS

As London's leading independent agent of over 12 years, it is imperative we ensure the highest levels of customer care at all times. Not least for the thousands of tenants, we find homes for each year.

The rental market is as you say throughout Covid has been challenging, in fact extremely challenging, and of course, hampered by ensuring we remain Covid-Secure. We did therefore change our cleaning service to one time per month and we did inform via email to all our tenants in order to ensure fairness and transparency.

As for the deposit and the charges, if you disagree with them, you are free to escalate the matter to Mydeposit.co.uk adjudication, they will conduct an extensive review of your case, and make a fair and impartial decision.
