This is the worst agency I have worked…

This is the worst agency I have worked with. There have been a number of maintenance issues with the flat including power being off for 1 month. They had originally agreed to deduct 2700 off of rent due to this and went back on their word. They do not keep to their word or contract and attempt to gaslight you when they don't. Life stay is the epitome of unprofessional and unethtical.

Very disappointing...

Very disappointing...

Very unprofessional company to work with! They have very expectations from you - to provide your materials, buy parts from your pocket with only a promise of paying back.
Delaying payments, miss payments and all sort of unprofessional and rude behaviour.
I wouldn't recommend working with this company in any level.
Low level scam.

If I ever have the opportunity to stay with Life Stay again, it would be my absolute pleasure, as this is a company I trust completely—one that stands out for its reliability, integrity, and unwavering commitment to its guests.

Worst experience ever

I would give 0 stars if I could.
First of all, the toilets flush did not work. I contacted the customer service team, and they told me that someone would come to repair it, but no one came.
Also, I left in July. Despite reaching out to them every day, I never got my £300 back, even though they kept saying "it was escalated with the highest matter". They even ghosted me after two months, and did not want to answer any of my questions concerning my deposit. They did not want to tell me why they did not refund my deposit, and I had to reach out to Booking.com customer service to make things move.
I definitely do not recommend this.

Unreliable company

Had very bad experience with this company. We help them to clean the property after Airbnb, they expect cleaners to buy linen from their own money and plus did not pay invoice in full. They just scamming the people, after ongoing issues with the linen and payment, we decided no longer to work with them, that’s when they decided not to pay and stoped responding. They will reply only if it’s in their favour. Very unreliable and unprofessional

Unprofessional

Unprofessional, unsafe, and unresolved experience

I booked this property for my stay in London (28–31 August) and it was a terrible experience.
• On the first night, the property gave me the wrong access code to the building. I was left outside in the rain, late at night, with nowhere to go, while the property was completely unresponsive. This was unsafe and unacceptable.
• Since then, I repeatedly asked for at least a refund for the first night. For weeks, the only answer I received was “we are checking with management”. Nothing was resolved.
• In the end, I suddenly received a token refund of only 36 CHF, which is ridiculous compared to the amount I paid (750 CHF) and the stress and disruption caused.

This situation ruined the start of my trip, and the way the property handled it has been extremely unprofessional.

I strongly advise other travelers to avoid this property — they are unhelpful, unresponsive, and leave customers in very difficult situations without support.

SCAM company - Random Person in the property and wouldn't give money back!

We booked through Booking.com and had arranged a the booking of a London Property managed by Livestay in London. This property cost around £900 for the weekend.

Prior to arriving, we noticed a large number of recent negative reviews, mainly outlining the dirtiness of properties and many people calling LiveStay a scam. We emailed them outlining our concerns and they replied to reassure us the property would be clean and ready for our arrival.
We were due to check-in at 3pm, and arrived shortly after this. No key in the key safe. After knocking on the door, a random topless man answered the door, said "there's an issue, it's not ready yet, please go away", then closed the door. We opened the door and spoke to him, he identified himself as the cleaner, despite no cleaning equipment being there. The house was filthy and thick with cigarette smoke - it looked nothing like the booking.com photos. He told us he'd be an hour or so, but it was clear he would need much longer to clean the mess. We called the management company, LiveStay who were apologetic and said that they would hurry the cleaner up. They told us to wait and they'd call us back. While we waited outside we watched the cleaner emptying rubbish into the neighbours bin.
An hour passed - and Livestay had not called us back. We chased them and they again apologised and said it would be ready soon, despite having paid from check-in at 3pm and emailing our concerns prior and being reassured it would be fine. We had to be back in London for 6pm and it was clear that no progress was being made - we called Livestay and said that since we haven't been able to check-in we expect a FULL refund, they begged us to continue waiting but when we kept saying that we wanted a refund they kept diverting away from this point. We left and booked a hotel, costing another £700 for all guests.

After contacting LiveStay again they said they'd refund the cleaning fee only, despite us not being able to check-in. After pushing them, they agreed to refund part of our deposit but would not issue a full refund!
Every time we eventually get through to someone on the phone, they come out with loads of excuses and have no genuine interest in helping us. They don't reply to emails and regularly don't answer the phone. They have £900 of our money for a stay that we couldn't even check-in for, and are trying to evade giving it back. Absolute scam company and likely a money laundering scheme. We will be taking further action.

Yeah don’t trust this company it’s a total scam! Arrived at the apartment to find it filthy, toilet paper rolls dunked in urine and left to dry, food on the walls furniture missing. When we told them they refused saying that it had been cleaned, despite the long dark hairs scattered across the staircase, not to mention many illegal features which rest assured our lawyer is currently handling. they also continue to refuse a refund. Save your money and time, stay somewhere else!

The place was really easy to find out. The only problem was there ware no coffee and sugar. In addition, someone else was slight noisy and on the way, I woke up. The room was clean, nice and comfortable to stay. Thank you

Thanks, but never ever

We booked a house in South Ealing via LiveStay. Check-in was a shock because the safe with key was empty.. After calling, ringing, knocking at door for 15 minutes, finally a guy came out, apparently he had to take photos first. We thought it was scam...
Some areas in house were dirty (mold in showers, dirty dishes) and some equipment was broken.
We paid £300 deposit that wasn't returned even 2 weeks after checkout. Chasing their support we're only getting responses like "we're escalating this to finance", "escaleted as high-priority", "escalated as critical", but nothing happens...

Worst experience ever- Pre Warning ⚠️

**Subject: Urgent Complaint Regarding Unacceptable Property Conditions and Lack of Support**

Dear LIVESTAY Management and VRBO Support,

I am writing to express, in the strongest possible terms, our deep disappointment and frustration with the experience we’ve had with your company. What was meant to be a long-anticipated and carefully planned family trip has turned into an incredibly distressing ordeal. WITH ZERO INTEREST TO HELP TRAVELERS!

Upon arrival, we were shocked by the condition of the property. The front door did not lock, the home was visibly dirty, there was water damage, broken furniture and cabinets, a filthy and unusable jacuzzi, and spider webs and spiders throughout the space. The state of the property was not only unacceptable—it was unsafe and unsanitary.

Our group was so uncomfortable that we had no choice but to split up and find accommodations at two separate hotels for the night. This was not only inconvenient but also deeply upsetting, especially given the trust we placed in your company to provide a safe and welcoming environment. WE PROVIDE VIDEO AND PHOTO PROOF OF ALL DISCRIBED ABOVE!

What has made this situation even more disheartening is the complete lack of support from LIVESTAY. We received no meaningful assistance in finding an alternative property or even temporary accommodations. The absence of accountability and responsiveness from your team has only added to our stress and disappointment.

As a management company, it is your responsibility to ensure that the properties you represent meet basic standards of cleanliness, safety, and functionality. Guests rely on you to deliver what was promised—and in this case, that trust was completely broken.

This experience has been nothing short of horrific. The lack of care, communication, and professionalism we’ve encountered is unacceptable and reflects poorly on both LIVESTAY and VRBO.

We expected a prompt and thorough response, including a resolution that reflects the seriousness of this situation. NON-WAS GIVEN.
BOTTOM LINE- DO NOT TRUST THEM OR THEIR PROPERTIES

Cancelled booking 24 hours before arrival

Such an awful experience with Livestay. I will never make a booking with them again.

I had booked an apartment in January 2025 through Airbnb for a stay starting on the 17th of April 2025.

On the 15th I had an automated email from the Airbnb host "Ivan, Laila, Milka" who it turns out are actually just the management company Livestay confirming that everything was set for my stay and to contact them if I had any questions.

I called them by phone the day before my booking on the 16th, and asked the customer service representative for details regarding car parking arrangements (which it turns out were in fact falsely advertised as there was no underground car park at the apartment). The service agent said they would get back to me and promptly hung up.

After two hours waiting for a call back I sent a question via WhatsApp to their service team, to which they ultimately replied;

"Dear Tristan,

We hope you're doing well. We wanted to inform you that we are no longer hosting the property you have booked.

However, we’d be happy to assist you with a relocation to a similar property in a different area, if you're comfortable with a slight change in location. Alternatively, you may choose to cancel your reservation and receive a full refund.

Please let us know what option works best for you, and we’ll do our best to assist promptly.

We sincerely apologize for any inconvenience and truly appreciate your understanding.

Warm regards,
Livestay"

They literally cancelled my booking less than 24 hours before I was due to arrive!

Earlier the very same day Livestay had confirmed my booking in a Whatsapp message saying;

"You are all set to check in tomorrow.
Do let us know if you require any assistance."

As a company, they clearly have no control over their property inventory and their customer service representatives do a worse job than my pet hamster would.

I would never have made the booking through Airbnb if I had known that the hosts "Ivan, Laila, Milka" were actually a management company.

In my experience the majority of property management companies couldn't run a bath and Livestay is no exception, this being a case in point.

Airbnb ultimately refunded my payment directly to me as Livestay did not respond to them in a timely manner.

I urged Airbnb to do more to highlight when a letting was being advertised through a management company rather than a direct owner.

I recommend you avoid dealing with this company at all costs for the sake of your own sanity.

Never ever again!!!

They very quickly requested me to send all our ID documents and pay deposit before arrival, I was going to Wembley for the final so asked if I could get a earlier check in, was told no, asked if we could at least put are bags in and head the game, was also told no to this, checked in was 3pm so we arrived just after 3pm to the filthiest apartment I have ever seen, the cleaners hadn’t even been and it was left minty from a party, I will attach the videos. I called them and they said I’ll come back to you, we had to leave for the match, nearly an hour later the cleaners come and then spent an hour and half in there cleaning it, we had a friend travel 24 hours from America for the trip, his plan was to have a couple of hours sleep at check in, he wasn’t able to do this so had to go pay for another hotel, I was then advised our room was ready at 5.30pm, the lady dealing with the matter advised they’ll be good compensation as it wasn’t on, she then said it can take 5-7 days to sort, we wasn’t offered a late check out or anything, we was just constantly sent reminders if we wasn’t out by 11 we would be fined £80, then the worst part of all they said that I asked for a 5pm check in and that I was a liar when I said I never, I asked for this in proof, she said when they called me? They never even called me!! I said why would I be asking for an earlier check in then? I sent her the proof of this and she said sorry it was someone else, finally after me chasing them for compensation they give me £50!! My friends room was £80 alone that he had to book in another hotel, I paid £350 for the room for one night!! Avoid this place, the hall way to the room is rancid

Estuvo todo muy bien!!!!

Estuvo todo muy bien. El departamento es pequeño pero buenísimo para nosotros que somos turistas. Está perfectamente ubicado entre estaciones de subterráneo y si uno desea caminar, también se puede llegar al centro en media hora. Se encuentra en un lugar tranquilo y seguro.
Es muy cómodo y tiene todo lo necesario.
Se accede por escaleras que para nosotros no fue un problema.
Volvería sin dudas!!!

Assistenza clienti pessima

Il mio voto basso è dovuto solamente all'assistenza clienti INESISTENTE dell'agenzia che gestisce questo appartamento. Quando sono arrivato in struttura l'appartamento non era stato pulito, ho provato a chiamarli ma non rispondono mai al telefono, sono riuscito a comunicare con loro solamente tramite chat con tempi di attesa di un'ora tra un messaggio e l'altro... un'agonia. Alla fine l'appartamento è stato pulito solamente il giorno successivo e mi hanno restituito l'importo della prima notte. La prenotazione prevedeva una caparra di 300 pound, qualche giorno dopo il checkout li ho contattati per avere info in merito alla restituzione della caparra e sono spariti nel nulla. Fortunatamente grazie all'assistenza di Booking (svariate chiamate e email... un'altra agonia!) sono riuscito a recuperare la caparra dopo un mese dal checkout. Detto questo sappiate che l'appartamento esiste ed è carino, ma per qualsiasi problema verrete abbandonati a voi stessi. Peccato.

Comunque l'appartamento prenotato su Booking (LiveStay - Grand Studio Apartments in Feltham) è carino e spazioso. Il quartiere non ha una bella reputazione, ma nonostante tutto non ho avuto problemi di alcun tipo.
