- I went to the building the first day and I could not get in as they provided me with the wrong key
- the 2nd day I accessed the building but I could not get into my room as the room key was wrong too
- spent £100 in hotel those two nights, I requested a refund to the agency and they refused to pay me back
- finally on the 3rd day I got into my room and I found out I would not be sharing the flat with 2 people as stated by the agency but 3 people
- wifi does not work, light in the bathroom does not work, we have been using our toilet with Iphone lights on to see, I informed my point of contact but no responses were ever given
- there was no water twice already in the house (I have been in the flat for 40 days only), I reached out to my POC and two managers, respectively: MANFREDI - GIOVANNI - SALVATORE, none of them investigated into the issue
- for this room I pay £1060 per month an I am now in the process to leave the contract through the council advisor and get my 5 weeks deposit back

Last month with city rooms was not easy, please don't make the same mistake I made.

In this instance the key that has been provided is the same one as the previous tenant was using.

With reference to the problems in the house we have investigated with our property management team and below are the issues you have brought into their attention:

16 May- Light in the toilet needs to be replaced. Freezer door is not closing, - a contractor attended within the next days and fixed the issue.
19 May - Hob ignition keeps tripping the electricity in the flat - a contractor attended 21 May and fixed the issue.
26 May- Toilet light and fan not working - a contractor was appointed for the next day and the issues were resolved.

With reference to "Disrepair", our system for reporting disrepair is called "fixflo". Fixflo makes reporting repairs easy for our Tenants. With Fixflo, you can easily report issues or receive online guidance to solve problems yourself–saving time for everyone involved. We encourage our Tenants to use it and be as clear as possible about the issues, providing videos, pictures and description of the problem.

WARNING: DO NOT RENT FROM THEM. DO YOUR OWN DUE DILIGENCE!!!!

Where do I start with this company; had I known I should have done my research and never Let any property with them. Their estate agents can be charming but do not fall for them they are in to take all your money and deposit.

So as stated in previous bad reviews this is not a drill, when you pay your deposits with them they are willing to take every penny from you at the end of your checkout.

I got a bill of £810.98 for extra electricity and gas bills. Sounds like a joke right? But this is actually a charge for each tenant that stayed in this property.

Before moving in they advertised this Apartment as a 3 bedroom and 3 persons flat. Upon moving in there were 4 people living here and another tenant bringing multiple friends to stay. This is very unfortunate as this will put you in a dark hole on your final bills.

Now the amount they state they pay towards Gas and electricity is tiny and this is more of a their trap. With gas bills and electric bills rising you are better off renting a place and paying for those bills yourself.

Not once will they inform your throughout your stay how much you owe in electricity or gas bills. They are billed every 3 months so each tenant should be aware if they have over-usage but this is not clear.

Finally in 2020 I moved over from a flat in Canada Water to another Flat in Limehouse. I signed a novation of contract which means any previous contract is closed. I was made to pay a new and extra deposit via MyDeposit scheme. Things were running smoothly until after I finally decided to move out. They brought a bill of extra gas and electricity from 2020 from Canada Water. Despite closing that contract and novating to a new contract which is a breach of the law.

These guys constantly break the law, I have spoken to my solicitor for legal advice and I am willing to fight every penny left.

Please this company is not worth the hassle, in the name of God do not rent from them. If you do, consider your deposit gone.

Quick Update: Following their reply to this message below, don't let them fool you. I have currently opened a third Party dispute with MyDeposit to get my money back also they stated that I agreed for the sums to be deducted which is a complete lie. Let's see where the Third Party arbitration from MyDeposit goes. I'll be taking them to court shortly after.

Please do not let them fool you with their stupid generic reply this is not a company to be trusted and stay far away from them.

As an independent service provider and London employer of over 12 years, ensuring a positive customer experience has always been our first and foremost priority.

We take your feedback very seriously and your casefile in now under complete review. In relation to bills, we have been as transparent as we can, You have agreed to the terms and conditions in the initial booking email sent to you. Following the 1st confirmation, a second confirmation was made by agreeing to the terms of your tenancy agreement.

I’m afraid at this juncture we wholeheartedly refute your claims, but completely understand your frustrations, You mention that ‘we’ took £810.98 from your deposit, we (Cityrooms) do not take monies from any deposits, this would not be legal. As your contract states, the deposit is safeguarded by an independent deposit scheme Mydeposits.co.uk. In this instance the landlord proposed the deductions that they felt were appropriate.

The sum was determined by the checkout report along with the invoices of electricity and gas over-consumed by yourself. You agreed to the deductions after receiving the invoices and information, this was 2 weeks after the tenancy ended. If you were not happy you could have asked for this to be arbitrated via Tenancy Deposit Scheme to explore an independent resolution as explained, you chose to accept the deduction proposal.

(With regard to the extra person in the property, we are confused, our records indicate that you have never reported this before to us)

However, if you with us to investigate this fully please email cs@cityrooms.com and we will investigate further.

Professional and reliable

I visited City Rooms, in April and my Agent was Fabian. He gave me all the details for the accommodation and I paid £295 deposit.
I work in the Education Sector, so had within the 2 weeks Easter Holidays to move. I was in contact with Fabian daily. He replied promptly to messages for progress of the move.
Unfortunately, the tenant leaving couldn't move out on time, which meant I could not move within the 2 weeks holiday I had. My move was not urgent, so I can return to them in the Summer to help find another suitable place.
This was explained to City Rooms in an email. The Manager Giovanni was understanding and my deposit was refunded in full.
I really appreciated that and will definitely recommend them to other people.
They are a reliable organisation.

Danny and I met when I approached him asking for advice and tips on getting a good deal in renting a room. Since then, he's been nothing but encouraging and extremely helpful. He's highly professional as well as kind, and his knowledge is second to none. Would highly recommend if you are looking to rent a room.

Corrently renting a room, can't sleep at night because there is an engine buzzing all time. They offered to change the room and then disappeared. Totally unable to reach anyone to solve my problem: I will be forced to pay more than 2100£ and not be able to sleep.

In response to what written by City Rooms below:
First of all, it was not a car engine, it was the boiler that you took 2 months to fix, adding the excuse "we cannot reach the owner". It is placed right above my room, so imagine what kind of nightmare I have been through.
Second, it is not true that I could relocate: there was no available room. The thing about the 11th is false as well, because you made me book a room that was not free and, as a matter of fact, next Monday I have to go to your office to fix the problem (Thankfully, Michele is a competent and honest person, unlike Alessandro)

We can see from our file notes that you have requested to relocate into another of our managed rooms, and this request has been agreed. We can see that you will be moving into your new room by 11 July and the deposit will be transferred, this at no extra cost for you.

This is serious warning.
I don’t wanna give them even 1 star.
At first I give you summery.
1. They don’t respond quickly.
2. They ignore you when they have any problem.
3. They don’t check state of property before you move in.
4. They don’t do anything if you ask them to fix the serious problem. If they do, it takes 2 and half months at least.
5. No central heating for 2 and half months since day one.
6. No hot water for 2 and half months since day one.
7. No gas stove for cooking for a month.
8. They could kill us because of gas leaking caused by old boiler they didn’t change despite I asked them.
9. They try to threaten you.
10. They try to force you to kick out of property.
11. They didn’t not have HMO license(which is needed for letting property for flat share) SO YOU MUST CHECK BEFORE YOU MOVE IN. *We confirmed with COUNCIL.
12. They try to do illegal things.
13. They don’t communicate within company.
14. Overall THEY DON’T DO THEIR JOB AT ALL. JUST TRY TO STEAL YOUR MONEY AND PUT YOUR LIFE AT RISK.

Here’s the story. Maybe some people don’t believe this because it sounds like some fiction drama but unfortunately these all are truths.

Once you go with them, you’ll know what I am saying.

Since I moved in there was no heating and no hot water. And despite I have reported from day one, they didn’t fix for 2 and half months.
Because of mould from that condition, I couldn’t stop coughing for a long time.
And the worst thing was old boiler. Central heating and hot water were not provided because boiler was too old to work properly and they knew that but they left for 2 and half months. And we found gas leaking because of that old boiler. That means they could kill us seriously.
Gas leaking was confirmed by British gas company and they stopped gas so I also couldn’t cook for a long time and that costed me extra.
I have more annoying experience.

Anyways, DON’T GO WITH THEM.

We're very sorry to learn of your disappointment, please accept our sincere apologies. It is a surprise, and we certainly hope to learn more, we understand our Property Manager has been in touch to fully discuss matters with you explaining the delay from the property owner. Unfortunately, and very frustratingly the contractor appointed by the property owner let us down, he took a week to investigate the fault & provide a quote for a replacement unit. The landlord then requested a 2nd and 3rd quotes which were received and authorised within 45 days. On the day of new boiler installation, it was discovered that the location where the unit was, was an unusual size and therefore wouldn’t fit as described by the first contractor. A specialised appliance had to be sourced, was authorised by the landlord immediately after and the new boiler was finally installed.

In brief, our Move Manager certainly felt he had kept all parties updated in what was a rather complicated situation, ultimately negotiating a full boiler replacement to ensure the effectiveness of the supply will last long. We can only apologise if the communications were not as you had hoped.

With regards to points 1, 2, 4, 5, 6, 7 we are of course very aware of how hectic these days can be with no functional heat or hot water. As you may recall, we provided you with portable heating devices ,and also assured you room and home be always worm, hot water was on and off. Our contractor visited the property 13 times to make sure hot water was fully operative. A full boiler replacement was finally agreed by the property owner and the works started immediately after. It indeed took around 45 days for the property owner to agree to the quotations we had provided. Apologies if this took longer than expected, rest assured our Property Manager had the best intentions.

With regards to point 3 "They don’t check state of property before you move in" You have been provided with a The Tenancy Inventory Check-in inventory report, this is one of the most important documents related to your rented room/property. This included digitally dated pictures of the property along with explanation of the contents. You have been given 72 hours to acknowledge and make comments, our files indicate that you did not raise any concerns.

With regards to points 9 and 10 reading all case file notes and emails indicate that as we overheard from you that you wanted to terminate your tenancy agreement and move out and requested an early termination agreement. We spoke to the landlord and was happy to accept your proposal as long as a deed of surrender agreement was created. Following this, I can see from that this was explained to you and document explaining the process. Please understand there is no benefit to Cityrooms in asking you to leave. We can assure you we had always our best intentions.

With regards to point 11, 12 this is incorrect, all properties managed by Cityrooms and licenced and fully compliant with regulations.

With regards to points 13 and 14 Once again please accept our apologies for the delays in finding a suitable replacement appliance. Whilst the situation was exasperated by the initial contractor, we should have followed this up with them in a timelier manner and kept you updated, and we are sorry for this. We are currently implementing an improved automated follow up system with our software provider which will prevent instances like this.

As can be seen by the many positive reviews here on Trust Pilot, your comments are not what we would expect and are taken very seriously, I trust our subsequent actions will go some way in restoring your faith in Cityrooms.

Stay far away from this company

A company you should go to only if you need accommodation in very short notice. They place you in properties without telling you the true amount of housemates you’ll have. They advertised a 3 bed/3 housemate flat to me only for me to find out both rooms had 2 people living in them so it was actually 5 of us in the 3 bed flat!

This then affects the electricity of course which they conveniently allow to be overused until they inform you of the overusage bill owed at the end of your tenancy. Truly terrible company, rude team who do not respond to issues in good time

I cannot stress to you, do not give this company business unless you have absolutely no choice. They have somewhat decent flats on offer (location was great) but there are better letting agents out there

Do not choose this agency cityrooms, the say lies, and they send weird people to live with you, I had a very bad experience. And into the contract landlord pay only 30 pounds and they take money from your deposit. No transparence on the service. I really do not recommend this agency at all.

In Cityrooms every applicant goes through a tenant referencing check. A thorough reference check helps a landlord to decide whether a prospective tenant is suitable to rent their property. It provides key information on a renter's employment history, ability to pay rent, and previous dealings with landlords. If all checks are completed and approved, then the tenant will be able to move into the property.

Testimonial For Young Professionals 2022

I am very pleased with the service I have received whilst being a tenant via Cityrooms.
I feel that this agency are currently going from strength to strength and will always keep an ear out for each and every one of their young professional clients.
I have been with Cityrooms for the past 3 years since 2019, initially I assumed that they mostly catered to oversees / international students.
Initially, this made me slightly reticent to sign with them at the time!
Moreover, following some thorough research of my own, I soon realised they were the right property agency for me as a young professional.

Dear City Rooms in London, Stepney Green, Thank you a lot for the answer, you gave me 4 weeks ago, I read it carefully and really really couldn't understand how the description of the events in this particular afternoon fixed the issue and how this change the fact that what I saw was really horrible disgusting and unprofessional behaviour and services. First at all we are talking about broken communication between your Hostess officer and you letting agents ( no information that I arrive in the office, after filling the form); then secondly - apart of the agents, which were busy with some other customers, there was at least four/ five agents, playing games or whatever social media, and sharing a jokes between each other. Or let me see if I get it right - so because you want to provide amazing service - probably 4/5 agents, chatting jokes are not enough to respond to only one person, me, to my business needs and most likely you were waiting for the CEO of the company to come so you can have team big and strong enough to meet my professional needs, aaaaaaa, now I get it; thirdly how the fact that you are putting in your answer the sensitivitie topic Covid, so how this change the fact that first there was not fully compliance of the Covid measure in your office in that particular moment of the afternoon, and how this change the fact that you still didn't provide the services, you are so proud -"13 years independent leading agent", you failed to attract me like customer and thirdly - isn't that interesting that all of the activities, which you describe suppose to be focused on your existing and new customers, giving them great professional experience, but you failed in this as well. It is interesting that you can't organise the communication between your Hostess and your agent ( aprox 10-15 meters from each other, the same room) but you are organising and managing the process of finding a home for the clients, anyway, topic is getting too long, which is unneeded, unnecessary and pointless in this moment, because I am on my own path, you are on your, wish you all the best, success in your business, hopefully your next clients will have the honour to be serve by the CEO of your company, because like you said - "it is imperative we ensuring the highest levels of customer care at all times" and if 4/5 agents chatting jokes are not enough for this purpose, probably your CEO (and why not execute board of directors) all of them, together with these agents will be able to serve one single person, but it is not gonna be me

It is clear from your detailed feedback that the service you have received from our team, and specifically 1 individual has been far from satisfactory. This is particularly frustrating as we aim to deliver high standard of service at all times.

Please be assured that every point of your case is being reviewed by one of our Directors. On initial investigation it is clear that you had been invited to the office by one of our agents to 'search' for property/rooms options. And that it took around 15 minutes for us to help you. You say there was subsequent miscommunication from our team between our receptionist and agent and our failing to assigning you to another agent in a timely manner. Further review will be carried out to ensure a similar situation cannot occur again.

With regards to communication, whilst we apologise unreservedly for the poor communication, we are not responsible for the time frames between the agents' appointments. There is undoubtedly benefit of having the same agent that you have been discussing prior to the appointment so you don't need to explain everything.

SCAM & LIES! STAY AWAY!!! RUNN!

IF I WAS ABLE TO GIVE THIS SO CALLED COMPANY A 0 STAR I WOULD. IVE BEEN VERBALLY ABUSED BY THE ‘COMPANY DIRECTOR’ - JORGE SANCHEZ. HE WAS SWORN DOWN THE PHONE TO ME & MY PARTNER. HES DEMANDED US TO LEAVE, HES SENT FAKE COURT PROCEEDING PAPERS.WE COMPLAIN MR JORGE SANCHEZ TELLS US TO LEAVE. I HATE THIS COMPANY AND I WILL BE TELLING EVERYONE I KNOW NOT TO COME NEAR YOU. ABSOLUTELY DISGRACEFUL AND ALSO JORGE SAYING HE SHOULD OF NEVER ACCEPTED OUR APPLICATION DUE TO US ON UNIVERSAL CREDIT! Discrimination AT ITS FINEST.

Great agent & maintenance team

My agent was super helpful from the beginning with all my questions and any issues that I faced, he was actively available on WhatsApp to offer help. I have gone ahead and decided to move to another property managed by cityrooms, because of my agent, Salvo. The company is also good overall, Alicia and Simone are very prompt with administrative queries and maintenance related problems.
