Fantastic customer service
Speed of query to resolution has been fantastic. I received an initial email response from Mandy confirming she was investigation my query and would respond as soon as possible which was within 24 hours. Mandy’s response was extremely comprehensive and pre-empted my next questions and options for resolution.
Companies such as this can be notoriously difficult to communicate with but this experience has been second to none thanks to Mandy’s professionalism and efficiency.

I am in the process of purchasing a property and I am being told there is roughly £700 worth of fees and deposits to pay for us to simply change the name from the sellers to ourselves, and Meadfleet will not even supply a management pack to the solicitors so why would we then be having to pay these fees if you cannot even provide this?

Thank you for your review, although we are disappointed and surprised by your comments, as we supplied all the information in relation to the below comments to your solicitors on the 16th February 2026.
However, we can confirm, following a meeting with our Legal Team, that the amount that has been requested from your solicitors is £445.00 that relates to the production of the new Deed of Covenant in your name as the new purchaser, all the legal communications with the solicitors, the file to be reviewed and signed off by our Authorised Signatory and Director, along with the Consent to Registration for the Land Registry. We also requested the payment of the £150.00 Security Deposit, which is held on your account and then fully refunded to you when you decide to sell the property onwards. This therefore makes a total of £595.00 requested. We would therefore suggest that you contact your solicitor to understand where the extra £105.00 charge they have requested from you has come from. This has not been requested by Meadfleet.
With regards to the Management Pack, all the information that is required is detailed on our website under the "Moving Home" tab, but should you solicitors request further information that is relevant to Meadfleet, our Legal Team are always on hand to supply this. However, as confirmed, all the information that is required for the completion of a sale or purchase and is relevant to Meadfleet, is located on our website.
I hope that this addresses any concerns that you may have.

We recently had to contact Meadfleet Legal Department to assist us with the transfer of our property after the demise of my sister.
I want to thank Katie Briars for the excellent service she & her team provided especially when our solicitors were very slow in completing the transfer process. Katie Briars was so prompt in her communication and got me up to speed about their side of communication , which was very prompt to the solicitors. I had to step in to speed up the process and with Katie's professional assistance this got completed within a matter weeks. Thank you very much Katie for assistance.

The entire estate pays for you to come here, go down the alley way for a minute and the sit in the van for 40 minutes before driving away. I’m not even exaggerating as I have it all on camera.

Mandy was wonderful helping my sister…
Mandy was wonderful helping my sister in law Norma with paying her bill. Norma is 81 years old, she certainly doesn't understand modern technology, she hasn't got a smart phone and gets confused with telephone automated calls, so it was very kind of Mandy to telephone Norma to take payment over the phone. Notice Board
Moved in to the area and wanted to set up a local residents group. I contacted the team and said it would be beneficial to have a notice board to tell residents about the group and to share general community notices too. I contacted the team initially in June and the board was up in December but they kept me informed the whole way through.
Natalie and Stefan were both very polite and prompt.

Charged a £510 notice fee for doing…
Charged a £510 notice fee for doing little more than agreeing to the sale when we bought our flat. Absolutely no justification for such a cost. Theft.
In reply to what has been written by Meadfleet - this is in no way a justification for the extortionate charge that has been levied and is also incorrect. The security deposit is a further £100 ON TOP of the £510.
The solicitor which we have appointed to investigate E&J Estates will also be looking into the Meadfleet fee as we believe it is not fair and reasonable - which is a legal requirement.
Further reply - my completion statement states £510 Meadfleet sale fee (extortionate for the work involved), £100 security deposit to Meadfleet and a further £100 to reimburse seller security deposit. My understanding is that of the £710 paid in total only £100 will be reimbursed when the property is sold.
As for my solicitor being aware of the charges - yes, of course they were, as was I. That does not change the fact that by this point any purchaser has already invested time and money into the purchase and has little choice but to either continue and pay the charge or to walk away and lose any upfront fees paid (for searches etc). Meadfleet know this and take advantage. All you do is maintain a small field for an unreasonable amount of money each year!
Further reply - please have the person leaving this feedback call me. Meadfleet has withdrawn all contact numbers and appears to not wish to speak to the people paying their fees. I wish to know if what I have been charged is correct. I have not mentioned a notice fee at all so I am unsure as to why this fee was referenced previously.

Thank you for your further comments, and i am sorry you feel our fees were excessive.
Meadfleet do not charge any notice fees at all, so I am sorry that you felt that this was the fee you were being charged for. The fee in question is in relation to the producing, and execution of the Deed of Covenant for the property, liaising with both buyers and sellers conveyancers over queries raised and dealing with Land Registry requirements including any requisitions.
Meadfleet’s Legal Team work very hard to ensure that all sales and transfers are as seamless for our buyers and sellers. This, as we have said involves lots of correspondence with both sets of solicitors regarding the sale/purchase of a property, with contracts and certificates produced for the purchase, which we did for yourself and which you have signed, along with the Land Registry consent document. In this case, there were actually multiple forms for the Land Registry that had to go through our Directors for review and signature as part of the fee.
Your solicitors would have been fully aware of the fees at the time of notification of your purchase and long before you had exchanged or completed on your property, and we would have happily answered any queries or concerns over fees if they had been raised. Having checked the correspondence with your solicitor, we can also confirm that the figure you have quoted is not correct as administration fee, as part of this was a Security Deposit that is refundable to you when the property is sold. I am sorry if your legal team did not pass on the split of these costs to you.
We do not believe the fees could be represented as excessive given the time spent on your case file, however should you have any further queries you remain welcome to contact our legal team directly.

Just to update you, I have spoken to our Legal Team who have confirmed that they produced a new Deed of Covenant in duplicate for you whilst liaising with both sets of solicitors, dealt with the Land Registry and solicitors regarding the filing of an RX1 and an RX4, as well as all the associated communications, and finally the production of the Consent for the Land Registry.
Please feel free to speak to your solicitor who will confirm to you that you were issued with a Deed of Covenant in duplicate for signature. Part of that fee also included the Security Deposit that is held on your account, and which is then refunded to you when you sell the property onwards.

I am sure you can appreciate that there is a lot of work that goes into the legal process of buying or selling a property and our Legal Team work very hard with both parties solicitors, producing new documentation for buyers and the Land Registry, with a lot of communication in between.
