I am Mr.Ho Tai Yeung who is the first buyer of 28 Birch Crescent LS15 7SU.I pulled out the offer mainly because the sale takes too long.

First ,the branch staff Joanne Williams and Natalie Adkins is quite good and keep informing me of the progress and do take good balance of interest between sellers and buyers ,this is a point to credit.

However,the sale is really too slow.My offer is accepted in Dec 2022 and the sellers solicitors have ZERO response and progress,until FEB i was informed the sellers passed away.No legal pack or even courtesy email was sent to my solicitors and is unprofessional.

This property is a empty,no chain,no tenant inside and i am a cash buyer.For this nature of sales,it usually takes within 3 months to complete.
The another properties that i buy from Your Move James Baratt (also a probate property)only takes 1.5 months to complete and properties of similar background completes within 4 months,what a great contrast.

Even on the website they also boasted most of their sale complete within 12 weeks.I am unhappy they cant grasp the timing to complete before the sellers passed away.

Another point is that even after the probate was granted in mid July 2023.The sellers solicitors didnt send any document and Manning Stainton make up quite a lot of excuse eg.client letter not prepared yet and i feel Manning Stainton is not ambitious in helping both side to complete the sale smoothly .It does not only waste my time but also waste seller's money in paying for bills for a property that is extra for them.Having no progress at all,i have no choice but to pull out.

More than that,I found out this agent is not good at marketing.I only know the boilers is 2 years old and the sellers have been in loved with the house for 35 years after viewing.However,they should have listed out this point on the market to attract more potential buyers.However ,they didnt and this may miss a lot of potential buyers.

Now i seen the property is SSTC again and i wished the sellers can complete the sale smoothly this time.

editted: I do appreciate the customer service of Joanne and Natalie but the sale should have proceed quicker as similar probate sales from your move only takes 1.5 months but yours take more than 9 months and sellers solicitors recommended by ms do nothing at all
