Linley & Simpson has been my letting agent for almost 2 years. They are very professional and supportive. In particular, L&S has been offering very smooth and quick transition arrangement on the change of tenants for one of my properties. I was impressed that they started to prepare the property for re-letting one month before the move of the previous tenant. Accordingly they were able to find a new tenant quite quickly. Besides Lauren Wyper who pushed hard to finish the refurbishment quickly played a key role to onboard the new tenant in less than one month. I am very thankful of their services.

Unsubstantiated checkout allegations, no evidence provided, complaint submitted to Property Ombudsman
I was a tenant at a Linley & Simpson managed property, Flat 4, 2 Water Lane, Leeds, for two years. I paid every month's rent on time, maintained the property meticulously, gave over two months' written notice, vacated a full month early, deep cleaned everything, and provided timestamped photographic evidence of the property's condition on departure.
On 31st March 2026, a Linley & Simpson property manager issued a checkout report alleging rubbish left behind, dirty appliances, dirty floors, dust, and water marks on a mirror. Not one allegation was supported by photographic evidence despite my repeated formal requests. Every allegation was subsequently abandoned without explanation, except a bare £114 cleaning charge with no itemised breakdown and no supporting evidence.
The checkout took place five weeks after my departure, during which Linley & Simpson staff accessed the property on multiple documented occasions, including a viewing on 20th March 2026 and a marketing photography session on 23rd March 2026. Any deterioration during that period cannot be attributed to me.
During my tenancy, the building access code was changed on multiple occasions without any notification to me as the sitting tenant, leaving me unable to enter my own home. I have documentary email evidence of this. As a woman living alone in a city centre property, the safety implications of this occurring outside office hours are considerable.
I paid the £114 under protest and without admission of liability. A formal complaint has been submitted to the Property Ombudsman. Every statement above is supported by written documentary evidence, including Linley & Simpson's own correspondence.
Future tenants and landlords should be aware of these practices before engaging with this agency.

Update 22nd April 2026: Linley & Simpson's Customer Service Manager has responded publicly requesting that I make contact with further details. I note that the property address, all supporting correspondence, and all documentary evidence were provided to Linley & Simpson repeatedly throughout weeks of formal written communication prior to this review being posted. Had those communications been handled appropriately at the time, including the provision of photographic evidence to support their checkout allegations, an itemised breakdown of the cleaning charge, and responses to my outstanding invoices, it would not have been necessary to escalate this matter to the Property Ombudsman. That formal complaint has now been submitted and all documentation has been provided through that process. I am content to allow the Ombudsman to reach their conclusions accordingly.
