We were faced with selling a deceased Estate from interstate.
Vendor Marketing was recommended by our Estate Lawyers.
Craigs knowledge of the local market and Agent selection process was outstanding. His network of contacts soon had the property prepared for sale, taking into account the local Agents recommendations.
After selection of the Agent, Craig negotiated an improved commission and assessed the marketing plan.
We always felt involved in the process as Craig acted as a middleman between us and the Agent, with frequent updates.

I know I made the right choice to appoint Craig Knudsen of Vendor Marketing to list my late brother’s property for sale in Victoria. I became Executor of the estate however I live in New South Wales, so marketing the house myself was neither feasible nor convenient. Having a vendor’s advocate made perfect sense. I met Craig at the property and knew immediately that I had made the right decision. He handled the brief to the agents, gave me a detailed summary and analysis and then made recommendations following receipt of those agents’ proposals. The property was listed for sale early December 2023 and reached a firm sale position late February, 2024. Craig is an extremely personable, knowledgeable, honest and professional gentleman. His efforts took the worry off my shoulders and made the selling experience completely stress free. It is a 10 hour round trip for me to the property and I did not have to visit again which was of enormous benefit to me. Ensure that you study the Vendor Marketing contract with great care and that you fully understand the terms in the event you choose to end the contract.

After reading positive reviews and having productive meetings with Craig early on, I engaged Vendor Marketing with high hopes for a successful selling campaign. However, in six weeks, there was only one disappointing offer which Vendor Marketing and the real estate agents were not able to convert to a sale. As a result, when the period of authority ended in September 2023, I chose to terminate the contracts with both the real estate agency and Vendor Marketing.

Upon termination, though there was no sale or negotiations leading up to a sale, I was shocked to receive an invoice from Vendor Marketing for $21,587, a figure that was equal to 100% of the commission I would have paid had the property sold at the “average realistic price” . . . a figure that was $243,000 more than the one and only offer received.

According to a reputable lawyer, while the Vendor Marketing contract was sound, it had been “prepared to look after the Vendor Marketing entity and was also vague enough to make any dispute over its terms into a potential detailed dispute.”

As I wanted nothing more to do with Vendor Marketing, my only recourse was to request that the commission be calculated on the one offer received instead of the average realistic price, which Vendor Marketing agreed to “as a courtesy gesture,” reducing the invoice by $1336.

Sadly, for me, working with Vendor Marketing ended up being a hugely disappointing and stressful experience with an unthinkable gap between money spent and value received.

Having recently sold my property I can highly recommend engaging Craig as a vendors advocate to assist with the whole selling property process.
