I engaged the Oxford branch of RWK Goodman to carry out the conveyancing of a one-bedroom flat. The matter was handled by Argita Berisha. The completion date was in December 2025.

On taking possession of the flat, I informed the management company, and was told that they had not received the notice of transfer and deed of covenant. I promptly asked Ms. Berisha to send these documents to the management company.

In February 2026, it transpired that the notice of transfer had not been sent to the freeholder either, I asked Ms. Berisha to attend to this and to check that all other matters pertaining to the conveyancing been completed.

In May 2026, the management company informed me that they had still not received the notice of transfer and deed of covenant and demanded them urgently, as the terms of the lease were not being adhered to.

When I complained to Jo Kent, head of conveyancing at the Oxford office of RWK Goodman, she replied: “This was simply an oversight and training issue. I understand Lyndse Richardson was dealing with your transaction and it had all but reached completion when Lyndse left the firm. [This was in fact four months before completion.] As Argita had not been involved with the file from the outset, and is not yet an experienced fee earner, she overlooked the need to send the documentation to EMS on completion. We have undertaken some training on this point as a consequence....”

This is quality of legal service for which one pays in excess of £3,000.
