Leaders Letting Agency failed to return my holding deposit, ignoring legal obligations under the Tenant Fees Act 2019 and my repeated requests. Their unresponsiveness left me stressed and financially strained. I’d warn others to steer clear and choose a more trustworthy agency instead.

My rental property is managed by the Weybridge office. I have over many years had a number of property managers. Some have been ok, some have been a touch less than ok. Currently, my property is managed by Katy. This is the second time Katy has been my property manager and she is simply outstanding. If/when issues arise Katy advises me promptly and resolves issues with exceptional efficiency. A clear communicator, professionally friendly, a proven problem solver and proactive.
I cannot commend Katy enough to clients and especially to Leaders managers, goes above and beyond. A huge asset to Leaders.

Having been a landlord with Leaders for more than fifteen years I’ve decided to sell. My last tenant moved out in August 2024. The property on the face of it and according to the check out report was clean. Upon visiting the property I found several areas filthy and it had not been cleaned, behind the fridge , under the toilet and around the vanity unit in the bathroom, difficult to miss if you are an inventory clerk doing your job correctly ! It took three solid days to clean. Leaders Property Management Weybridge refused to accept the state of the property for a deep clean. I should add that their letting department in Walton is excellent and I’ve never had a problem with them.

I do strongly recommend to don`t have any approach and deal with Leaders Estate Agent, especially Weybridge branch, specifically Leanne Welham (Property manager) and Liliana Abreu (Letting agent).
*Why Leaders: They Didn`t care about customers and even their policies and T&C which is mentioned in the leaders website. Although it is mentioned in the agreements and company policy they will refund your deposit during a weeks after movement, nothing happens until I did called them (Two weeks after evacuation), they have tried to deduct my deposit by the unreasonable excuses while all was mentioned and cleared in the check-in inventory clerk. I tried to contact them but no one was responsible, I have decided to refer my case to the Leaders disputing organization which is located in customer service department, after a month, they had repeated their answers without any investigation after a month. this is two months I have still waiting for my deposit rather than one weeks!
*why weybridge Branch: I tired to contact the branch manager but no one answer, I went to the branch in-person she was not in (Or told me she is not in) , I left all my information and details to contact me but nothings ....
*why Leanne Welham
She is property managers, during the past two years we had several technical major issues in the property inside and outside,but she always just reply the landlord is not happy with the issues.
what was the issues: all taps in kitchen, bathrooms ... were leaked, bathrooms and bathtub were leaked to the ceiling, shower door was broken, most of the heating radiator`s taps were broken, the roof`s tiles was fallen by London February storm and .....
we have found out she was responsible to manage all issues because she has contract with the landlord finally.
I got shocked when I understood she is trying to deduct 1/3 my deposit for nothings and without any excuse!

Do you have any experience to be shocked by some one in your house without any doorbell or call?!
But I have, In the weekend while I was laid on my sofa in living room I heard some one is struggling to open the door by the Keys, I seen 3 persons behind the door! one Leaders agent and 2 customers .....
in other times when we complain about her behavior, she told" we have the management key, so we can do it without your confirmation"
When I send message to property manager, she told me " Do you want to complain? ..."
I did open a dispute file on my deposit in TDS and I was able to receive my deposit after 4 months since move the property. Even dispute center was surprised why they didn`t refund the release amount which were agreed by both parties. TDS center call them about that but....
There are several evidence and email about all items issues above one by one!
