As a tenant, refreshingly easy to work with - prompt, proactive and informative with any issues, but most importantly, friendly and ‘human’. India in particular was all of the above.

I would use this Agency as a Tenant, Landlord or Buyer/Seller. Top job.

Friendly, Professional and Responsive

From valuation, viewings and finally the sale of our property through KHP, we couldn't be more pleased with the service we've received from Be and team at KHP. They have been professional, friendly and responsive consistently throughout the sale process and kept us informed of progress throughout. We have no hesitation in recommending them to anyone looking to sell their property.

Great service

Great service. Kept fully up to date throughout the whole process.
Very efficient and 10 times better than a lot of other estate agents have I used in the past.

All Estate Agents are NOT the Same

I thoroughly endorse the team at Kings Hill specifically, but not exclusively, Nick, Be, Julie and Brad for all the work they did marketing and selling our property.
I was of the view, with the advent of RightMove et al, that all Estate Agents were much of a muchness.
KHP have completely changed my opinion.
I first met Be at the Kings Hill office one Saturday in October and, unbeknown to her, overheard (and was very impressed with) her side of the conversation she was having with someone who had viewed a property on your books. We then had a “frank” discussion where she advised me that our existing agent were definitely not the best agent for our property! This prompted a meeting with Nick a few days later. We felt very comfortable with his approach and suggestions.
It definitely felt that KHP were different and not at all the same!
The timeline from signing with KHP to receiving an offer was 2 weeks. The time from offer to exchange was just under 12 weeks, which I believe is quite good in the current situation, but seemed almost interminable to us! Throughout the process Julie was great, keeping me informed and putting up with my continual updates! I definitely felt that she had our backs, very reassuring.
We finally completed, 15 weeks from accepting the offer.

We've rented two properties so far…

We've rented two properties so far through KHP and the experience has been outstanding. India went above and beyond to get us into our new home as quickly as possible, and I'm really pleased with how friendly, polite and efficient she's been. Fantastic service, thanks KHP!

Hundred per cent top service!

I bought my house through KHP 5 years ago, and they went the extra mile so it was a no brainer going back to sell it. Again they excelled with their service and back up in what is such a stressful process! No false promises just to pacify, but straight talk and ensuring expectations were kept in check! Julie is a star!

Fantastic five star service…

We have just purchased our house through your Snodland branch and from the beginning all the staff were lovely when facilitating viewings. Once we decided to purchase Emily Hobbs became our contact.

Now our experience of moving has been very stressful, we sold our shared ownership property through Urban Moves and found the staff and Managing Director to be rude, arrogant and didn’t care about me and my family whatsoever despite that fact we were paying their bill. They didn’t want to fight for us when it meant making us homeless to save the house chain. They only cared about the buyer.

as someone that suffers with anxiety I needed to be updated throughout the process. My solicitor wasn’t brilliant, urban moves were awful but you’ll be pleased to hear Emily was fantastic.
Emily Hobbs was a godsend throughout the whole process.
She not only kept us updated but also went beyond expectations and on occasions phoned solicitors and my estate agent to try and find out what was going on on a number of occasions.
We felt that she actually treated us like human beings rather than just another sale. I do not know if she works on commission but she did not give me an impression she was. She was caring and sympathetic and although she probably got annoyed with the amount of times we contacted her she never presented herself that way.

Not only will we be recommending KHP to all our family and friends but if/when we decide to move again we have not reservations about who we will use.

We just wanted to say a massive thank you as if it wasn’t for her we wouldn’t have moved before Xmas and likely that the chain would have collapsed and we may have lost this house.

Exemplary Customer Service from KHP

I have found the customer service from KHP to be outstanding.
The team - particularly Be, but also Julie - have gone the extra mile in every respect of the house sale/pre-sales process. The assistance has also encompassed support in dealing with the tenants who were renting my property prior to the sale.
Helping in finding them a place to move to and also advising me as I navigated this tricky situation, whilst dealing with the inferior services of the 'official' letting agent.
At all times, their professionalism and kindness have been second to none.
Thank you both and to all the team at KHP.

KHP are amazing

KHP are amazing. You wont find an Estate Agent that knows the local area better. I have used KHP three times and each time they have gone above and beyond putting other Estate Agents in our chains to shame. Thanks for being amazing.

The team at Kings Hill properties…

The team at Kings Hill properties managed the rental of our family home for 6 years whilst we were abroad, before going on to handle the sale of the house as part of our relocation. We heavily relied on them as we were living outside the UK, and they were great. They handled the communication between us and our tenants extremely well, organised all of the required maintenance and seemed to find new, good quality tenants easily meaning we had only a few weeks across the 6 years where the property was not rented. In my opinion they went above and beyond in managing the end of the rental with the final tenants, and the preparation of the house ahead of the sale and ahead of the new owners moving in. I highly recommend them.

India Tinsley was outstanding. At every step of the process she was diligent and she always left the lines of communication open even when she was not in the office. India was instrumental in finding me my dream rental and I am very grateful. First class service well done.

Brad at KHP

Brad at KHP in Kings Hill has been brilliant in the ongoing sale of our home, even when an offer fell through he's been straight back on it. The rest of team have also been excellent as well.

Thanks Brad and I know full well I am a demanding pain in the backside!

Kings Hill Branch - Hard Work & Not Helpful.

Everything was fine until the offer was accepted. They were a few minutes late for a couple of viewings but no issue with this as traffic can be a nightmare.

Was then a difficult company to deal with. There was tenants in the property (rented by KHP), was told they would be gone 1 week after sale agreed, then found out that they were due to stay for another 5 weeks. Got told different information depending on what member of staff you spoke to.

Had a surveyor spot a problem with boiler, had to press to get the current owners to fix, then when moved in found the company that KHP used had bodged it with a nut and bolt.

When we moved into the house, was left with old items around house, garden and garage including an old locked plastic cupboard with paints/chemicals in it. Meant 2 runs to the tip to clear myself. Didn't bother calling them as they were pretty unhelpful.

From day 1, noticed a musty smell at top of stairs, after having a carpet quote, we were advised that the smell may be gas. Called a plumber and found gas leak, an exposed pipe, the nut & bolt bodge and most alarmingly that several bolts on boiler needed tightening. Rang KHP next day to report and ask for copy of work carried out and also about gas safety check and the member of staff didn't show any concern or empathy for us experiencing the gas leak, instead only interested why it had taken us 3 weeks to report it. Plus the fact that I see the boiler looked ok when I viewed the house (obviously not sure what I am looking at with all my plumbing training I must have done without realising). He was adamant I had signed off the work completed as satisfactory.

I was so annoyed I ended up swearing at the staff member (wrong to lose my cool I know) was greeted to an offer to come to the office and sort it out like men.... No issue with staff member being offended with my attitude, I'd be more concerned as a manager of an estate agents that if a staff member is sworn at, that they want a fight.... Needs some training there I feel and probably some immaturity due to age being the reason for the poor attitude.

After asking for a manager several times on the call, I was eventually passed over to her. She then arranged for the info to be provided.

All I actually wanted was for the member of staff so show a little concern that a property that they had just sold, now appears to have a gas leak and several bolts on the boiler system were not tight. Some empathy and concern for safety would have gone a long way. My frustration at the start of the call was for the plumbing companies that did the gas safety check and the bodged repairs, I just simply wanted help obtaining the info, but the staff members attitude just made the situation worse which never needed to happen.

No wonder that Estate agents get the reputation they do.

This was my 2nd house move in 10 years and by far the most stressful and dealing with people who just want your money. My previous house sale with a competitor in Dartford was a pleasant experience and they actually gave me free advice before moving this time around.

Waiting to get 5 minutes now to speak to the Area Manager Nick. Dealt with him previously to arrange a qualified surveyor to inspect the property and he was great. This was after the normal office staff were unable (not willing???) to help a customer to do the survey at 8am. Somehow Nick managed this with no issues. Shame he is not full time in the office as I feel the issues we experienced would not have happened.

I'm not the kind who normally doesn't…

I'm not the kind who normally writes reviews but I want the World to know how some of these big property giants in the market treat you. I have written this with a lot of frustration & anger. Couple of weeks back KHP Country Homes booked me in to view 5 properties in Snodland after seeing my AIP and it was approximately 15 mins for each viewing back to back. Due to COVID they advised us not to bring our 8 year old. And they agreed once we finalise to put an offer on one of the properties they will arrange for second viewing for my son. Post viewing there was one property which we loved to offer and we put an offer. However in the meantime there was a change in the deposit for the property for non ILR s/British from 10% to 15%. I informed that I have money to get back from Home country and will arrange it in a couple of days as my Father would be sending a gift transfer. In the meantime I requested them to arrange for a second viewing as my son has not seen the property. Well, they said you arrange the rest 5% and then we will arrange the viewing. Couple of days later I called and they kept on saying due to COVID we can't allow a child. I further more requested to talk to the Manager called Nick, whose behaviour was very rude and awkward and he said you can show the 15% and then we do the paperwork and then only the 2nd viewing will be possible.
Does anyone make a decision by seeing a house in 10mins and invest 350,000 pounds? It was our family home and doesn't my son want to see the property? Is it really about the money or is it a discrimination that I'm a foreigner? He was so adamant in not showing the property and was literally shouting into my ears. "Show the money and then i will arrange the viewing". This is very contradicting... COIVD goes off as soon as I show my funds? Wow!
I really want these people, esp. Nick to be fired! Absolutely no traits of a Manager!!
Feel like suing these people for violating GDPR!!! Pathetic Customer Service!!!!!

Whilst we do not like 1 star reviews we are very grateful you have written this and highlighted what a thorough professional service we provide. As you have said, you viewed the house and accepted our COVID policy which is in line with industry guidelines during a global pandemic to protect our client the seller, our staff and yourself. As again you highlight, you then submitted an offer but were not in a position to prove you have the finances in place to proceed with a purchase, either mortgage paperwork or deposit. There was absolutely no discrimination asking you for this documentation, it is a LAW REQUIREMENT we ask and a LAW REQUIREMENT we substantiate where funds are coming from. To date you never have. There was no breach of GDPR, we have to BY LAW report the position and ability to proceed of someone who has offered to our seller. You were advised on 5 occasions what was needed to proceed, the ball was in your court. 2 members of staff did not want to deal with you due to your rude aggressive behaviour because you didn't like being told no. There was no shouting in your ears. To add context to this, our client the seller, is more than happy that we have vetted viewers on their behalf in line with LAW REQUIREMENTS to find them a suitable buyer who can proceed. By doing this we have not wasted their time or money and limited risk to everyone involved during a global pandemic. Your review interestingly enough has only been left a considerable amount of time after these conversations (during which you still didn't provide the relevant paperwork to show you can proceed with a purchase) when you were informed someone else has purchased the property, having gone through the same LEGAL PROCESS all our buyers have to BY LAW so they are substantiated as a buyer.

So, if any sellers are reading this and want an agent that vets' potential buyers properly and legally and see the value in this service please get in touch.

If any potential buyers are ready to go, have finances in place and can evidence as is required by law for us to verify, please get in touch.

If any potential buyers are not ready to go but want the correct advice on how to proceed please get in touch.

If anyone wants to be rude and abusive to staff and doesn't like being told no, don't get in touch.

KHP is highly recommended

We were absolutely delighted with the service, support and professionalism we received from the staff at KHP during the sale of our house in these challenging times.
It was only a few days after the initial valuation and marketing of our property the Covid-19 lockdown began. So things were put on hold for a short period, but we still received regular updates from KHP concerning any interest in the property.
But as soon as the lockdown was lifted, Brad arranged for several potential buyers to view the house. It was with one of these initial viewers that he expertly negotiated an offer from that was acceptable to us.
The whole process of the sale went extremely quickly and very smoothly, thanks to the exceptional work of the team at KHP. From contacting solicitors and negotiating timescales, Julie kept us and the buyer informed every step of the way during the progression of the sale.
With the sale now completed, we cannot recommend KHP highly enough and would urge anyone to use them. The entire team deserve our thanks.
