We cannot fault the work and dedication Palaniappan had during our purchase. He guided us through the process as first time buyers, and appreciate his kindness and patience.

The idea that the funds from a house sale will be paid out by cheque unless you specify differently (& pay a premium) seems ludicrous in this day and age but as that was my only real criticism I would happily recommend them to anyone selling a house.

Generally we had good service from Cunningtons. Fiona and Sarah were very good when I managed to speak to them. The process was very drawn out- over 7 months with no chain, but it was mostly due to Leasehold enquires so can't blame them too much for that. However there was one issue which I didn't think much of. The flat we were buying was in a block three floors high. Above a certain height more paperwork is needed. Cunningtons refused to deal with our purchase as they said it was too high. I had checked that it was under the required height for more paperwork and it was. However I discovered that Cunningtons impose their own lower limit as they are risk averse. So beware of this fact if buying a flat. It meant we had to use a different company for the purchase as a lot had already been done on our sale. This gave us extra costs. On the plus side the two solicitors did work together fairly efficiently. I think using Cunningtons for a house sale is not a problem and we have done this before very successfully but its not so easy with flats so check first.

Had a very good experience with Cunningtons. They kept us up to date with all aspects of selling our house. Gemma Hopkins who we dealt with, was very proactive and helped in a couple of sticky moments as we were moving abroad and needed to time it correctly. She even took time on her days off to check on the progress and assist us. She made everything work out just fine for us in the end.

The initial meeting went well and I felt we had established a mutual understanding of how the LPA process would work between us. I was very wrong. A couple of incidents occurred when I lost trust and confidence in the firm. I asked what fees they would want to deduct from the full fees already paid to them, if we were to terminate this relationship. Here again, there was a total lack of clarity. And so, I wrote to clarify my understanding of the deductions they would make and their reply was in the affirmative. I had a shock when I received a cheque after their deductions. My complaint did not work from my perspective; a typical wordy and detailed email that would bamboozle anyone, I think. A very disappointed and frustrated client. I am now very weary of hiring solicitors. Any tips out there?

My partner and I approached Cunningtons to review a prenuptial agreement before our wedding. We had consulted with three different firms and ultimately chose Cunningtons, as they assured us—prior to taking payment—that the agreement could be completed within our required timeframe.

In my understanding, a solicitor's role is to provide sound legal advice and guide clients through the process. After receiving the draft agreement, our solicitor initially stated that it appeared fair, suggesting only a few minor amendments. As I did not feel those changes were necessary, I requested that we proceed with the agreement as it stood. At that point, the solicitor refused to sign off on the document. As a result, we were left without a completed agreement, despite having paid for the service. I am now forced to seek assistance from a different solicitor, incurring additional costs.

Based on my experience, I feel the advice and service provided by this firm were inadequate and misleading. I would not recommend their services to others.

Cunningtons are truly the worst company I have ever dealt with. Palaniappan Ahilan at the Hornchurch branch was very unprofessional and I hold him responsible for the property purchase (chain-free) having fallen through.
There were errors in the basic information on legal documents – both my name and the purchase price were incorrect!
Phone calls were left unanswered, emails were not responded to and the service throughout was substandard. Due to their delays, failure to meet deadlines and unprofessionalism, the purchase of the property fell through. We were due to exchange imminently, however delayed responses from Palaniappan Ahilan resulted in the seller pulling out of the transaction the day after we were supposed to have exchanged. I hold Cunningtons (in particular Palaniappan Ahilan) entirely responsible for the collapse of the property purchase and truly believe that if we had chosen a different solicitor, we would not have had this issue.
I raised a formal complaint with Cunningtons and even their complaints team could not stick to their own response deadlines, providing far-fetched excuses for their lateness.
I very rarely write negative reviews, but I feel so strongly about this situation that I feel the need to urge anybody to think twice before instructing this firm!
