Apparently Cardinal Financial has very loose compliance and underwriting policies and procedures that aren’t adherent to the mortgages they promote.

After two months of continued processing and assurances of an iron clad commitment taking cash out of a total cash purchase fell apart.

Without granular detail, suffice it to say that their due diligence and commitments are happenstance. If drawing down a credit report is elementary procedure in this industry then cardinal failed that test miserably.

Have dealt with Cardinal in the past, unchanged circumstances and credit aspects and 11th hour project abort.

Raises some very disturbing questions regarding their capabilities, their dependency and adherence to market requirements/compliance and fee generation.

So after spending two months dealing with a unsavory agent, vapid promises and assertions, we were essentially told to look elsewhere.

If our experience doesn’t chill you then be forewarned. There are hundreds of companies anxious for your business Cardinal shouldn’t be among your options.

What I appreciated the most during my loan process is that the loan officer Ana was patient persistent and very knowledgeable in her position. She went above and beyond to get me the loan. There were times when I felt like quitting but Ana encouraged and assured me that it would happen. I have nothing but great things to say about my home buying process with Cardinal. I am referring friends family and everyone I know to Cardinal Financial Company for there home purchase.

Worse customer service ever. Ive been dealing with rebuilding my home due to hurricane IdA. You would think they would want to make this is easy a possible and least stressful as possible considering there client just lost there home which by the way is still having to pay a mortgage on a home you cant live in.( months and still not finished. No one cares or knows what your going thru. All you do is get transferred around to different people and no one seems to know whats going on or how to help. Loss draft department is a joke. The person in charge of my account in loss draft is a complete moron. ill spare listing her name. And they are with holding and escrow refund stating that my account is past due which its not and one of the supervisors even stated that its not past due. No communication within from there departments. I have spent hours and days on hold to no answer and eventually get hung up on. I cant wait for the first chance to refinance away from this company. Ill be going local for sure.

The folks at Cardinal Financial were very welcoming and friendly. They took the time to listen and made us feel like they had our best interest at hand. They were available and took the time to answer our questions, address our concerns, educate us on the process. The recommendations that were made were again, with our best interest, and were very much appreciated. I wouldn't hesitate to use Cardinal Financial again and to recommend them to others.
The process with using Octane for all the document management was a bit cumbersome at times. The only thing I wished happened prior to starting the process was a "this is what to expect" conversation.

Lets begin back in December was finishing up a refi with another lender when i recieved a call by Cardinal and the conversation ended with i can beat there rate,... and etc etc. Now i like my loan officer and i hope its not him, but underwritng needs some help. So left first lender and jumped on board paid $500 up front for appraisal{big mistake}.Doc after doc after doc after letter after letter.... wait now lets do it again and oops again and now you need to talk to some credit counsel people to get your reports right. Ohh and they already had the paperwork/ docs that Credco called my bank and other financial institutions and got for Cardinal. How do i know this,....i was on the phone call. Never felt like a shmuck,like i did that day.JUst a couple days ago was finally told alright we did it way to hang in there,notary be getting ahold of you underwriting approved and its closing. YUP .....Wrong ...so wrong ....now i need to provide more docs, yall know whats next another extension ...and ANOTHER FEE tacked on AGAIN....whats that like 5-7extensions plus fees and boy pay attention cause those rate lock extensions ain't cheap....wish i knew of another recourse cause about a week or two ago i ws pissed. The message on Octane todo b/s board sent me into hyper "LIVID"......mode. Im not sure what i want to do out $500 dollars, with a family isn't feasible.Also why do i have to ask for a copy of appraisal ....did i not pay for it,,,and when i did ask ....what u plan on going somewere else. Well maybe, and make sure how you wasted 5 months and money and undo stress.
