Very good until legal fees are paid. After fees are paid, be prepared for a run around. No one would care or take proper responsibility of the post completion matters. One should feel lucky if they even respond without a need of proper hard hitting chase ups.

I had a decent start with Bond Adams, but after being told the case was in a simple “wait and see” stage, they suddenly came back asking for more money.

The extra charges were for trivial things like internal admin and “file reviews.” The hours were clearly inflated — a 4-minute phone call billed as 10 minutes, and 1.5 hours charged for simply forwarding an email. They even booked time on the case when absolutely nothing was happening.

It all felt like a last-minute attempt to squeeze more money once the case was already concluded in my favour.

ZERO STARS

For the wholly unacceptable handling of my transaction, which has now reached an intolerable stage due entirely to this company's delays, lack of communication, and failure to act with reasonable professional competence.

An offer on my leasehold flat was accepted in mid-April. In early May, the buyer changed from being a cash purchaser to requiring a mortgage and subsequently changed solicitors to Bond Adams.
We are now approaching the 9-10 month since the offer was accepted, with no exchange or completion in sight and no credible indication that matters are progressing.

Bond Adams has repeatedly raised questions that were already fully addressed in the search documentation provided them in June/July. The service charge information was made available to them very early on in the process. Despite this, they repeatedly ask for similar information under the guise of lenders requirements.

Two lenders valuations took place -first one expired, most recent last Sept. They suddenly popped up with enquiries mid Nov and again a few weeks ago. Chronological arithmetic suggests then that the valuation report would have been available a few days after the valuation in Sept yet they've only come forward with more enquiries some 10 weeks after the report.

Another one will be due quite soon as the buyers mortgage offer will obviously expire and so the endless round of silence and enquiries will commence and I will still be having the same conversations.

Over this entire period there has been no substantive responses to my solicitor, despite numerous chasers. My solicitor has expressly commented that this is one of the most unprofessional conveyancing performances he has encountered.

I also note that they already have a complaint upheld with the Legal Ombudsman for failure to keep clients informed and failure to investigate complaints internally. Regrettably, my experience reflects the same pattern of conduct.

In October, I submitted a polite written request seeking clarity and progress. I received an acknowledgement and a commitment to revert. Three months later, I am still awaiting any response whatsoever.

As stated above it is now four to five months since the second valuation took place in mid-September, yet they are apparently still “working on lender requirements.” No updates, explanations, timelines, or apologies have been provided at any stage.

This prolonged inaction has caused significant disruption and financial and personal distress. My plans and arrangements have been entirely derailed as a direct result of Bond Adams failures. I have now issued my own solicitors with an ultimatum and will be withdrawing from the transaction should this situation continue.

I do not believe I will get an explanation or apology as to why this matter has been allowed to stagnate for such an unreasonable period or why repeated failures of communication have occurred or if ANY steps will be taken to resolve matters

Needless to say I will be bringing this complaint formally to the Legal Ombudsman in due course

I’ve used Misbaah at Bond Adams Solicitors for several of my buy-to-let purchases, and she’s been fantastic every time.
