I called in June to explain I needed a fast sale of my half of an inherited property. I explained the difficult relationship with the purchaser, and need for speed, and was told this could be accommodated. In October the agreement pack had had only just been sent for signing, by which point my relative lost their mortgage offer. No apology, no final email to acknowledge it had fallen through. NOTHING and it's 1 year later. I am so angry and disappointed as I still do not have my inheritance. This effects people's lives, but you are just ignored and fobbed off. Don't take on work if you're too busy!

Over 7½ months to complete the sale of my shared ownership property, with delays and poor communication throughout the entire process.

Due to the excessive delays, it was agreed that exchange and completion would take place on the same day. However, despite having ample time to prepare, the solicitor failed to request the mortgage funds in time. This left both myself and my buyer stranded in our respective removal vans on completion day, causing significant stress, inconvenience, and unnecessary expense.

The handling of this transaction was extremely disappointing from start to finish. Based on my experience, I would strongly advise others to avoid using this company.

DODGY FIRM, ALIMA KAMARA WAS TAKING AGES WITH MY SALE, REALLY DRAGGING IT ON. MYSELF AND MY BUYER WAS WOUNDING WHY SHE TAKING SO LONG AND DRAGGING THINGS OUT. AT THE END THEY DEDUCTED NEARLY 4K OF ME, FOR A LITTLE LEASE SALE. THEY TAKE LONG WITH YOUR SALE, THEN DEDUCT A LARGE AMOUNT OF YOUR MONEY AT THE END.

We used Mohammed Munshi for the purchase of our house after our mortgage broker recommended him for our sharia mortgage. We were dreading the process, as others that have applied for sharia mortgages faced lengthy delays. Mohammed provided regular updates, and helped complete the sale within 2 months. We would highly recommend using his services for islamic finance.

Happy with support received from Accroyd . The process started off slow but things moved along quickly towards the end until completion. Regular updates on the progress of the application received via email. Thank you.

Avoid this firm at all costs. The low initial quote may seem attractive, but the final charges were substantially higher once had instructed them.

The firm also appeared to have a very high turnover of staff creating uncertainty about responsibility and continuity. When problems arose, it was extremely challenging to obtain clear accountability which maybe the tactic of the firm trying to avoid indemnity insurance by blaming on those who have left the firm.

Our impression was that customer service and transparency were very poor throughout the transaction. Overall, the experience was frustrating, costly, and stressful as many other real customers were forced to complain publicly.

What is particularly concerning is the warning from with the notice: "This company's rating is unavailable due to a breach of our guidelines." Prospective clients should consider this carefully when assessing the reliability of those "positive" reviews.

Any potential or even existing customers may think why a firm had to resort to fake reviews instead doing a good service which surely will prevent negative reviews. No customer has nothing better to do but to complain if they are happy with any service.

As an agent involved in this transaction from instruction through to completion, I unfortunately cannot recommend Ackroyd Legal based on my experience.

The matter was accepted on the basis of an expedited completion service, for which an additional fee was quoted. Despite this, the transaction was plagued by avoidable delays, repeated chasing for updates, poor communication and contradictory information from start to finish.

Documents already provided were requested again, an information pack was not forwarded to the buyer's solicitors for a considerable period, redemption information was not progressed in a timely manner, and completion statements were issued very late in the process. Internal staffing issues also appeared to impact progression of the file.

I was expressly authorised by our mutual client to be involved throughout and was named from the outset. Despite this, both the client and I were later advised to "maintain professionalism" when my involvement had consisted solely of trying to obtain updates and assist in progressing a transaction that had stalled repeatedly. Every email I sent was aimed at finding solutions and achieving completion for our client.

The most concerning aspect remains the lack of clarity surrounding the final accounting. A payment made by the client was described in several different ways throughout the transaction, yet the final completion figures still did not transparently reconcile. Both the client and our agency were been left questioning where the funds had ultimately been allocated.

The transaction did eventually complete, and for that I am grateful if only to see the back of this firm and mainly Abdullah. However, the level of stress caused to the client, the amount of unnecessary chasing required, and the lack of transparency experienced throughout fell significantly below the standard one would expect from a firm claiming to provide the highest level of service across the UK. I would add monies were held by the firm for an unusually period of time despite the sale completing and only upon chasing and chasing was this answered with an extremely odd reason that payments can take up to 3-5 workings days. This is the first time we have ever not received funds to all parties on the day of completion! As a business this was thought a questionable practice to say the least.

I sincerely hope Ackroyd Legal review their internal processes, communication standards and client care procedures to prevent others having a similar experience. Despite completing on many sales per month, we would not look to engage with this firm again going forward and needless to say our client agrees they'd not be able to recommend.

I recently sold my property using Ackroyd Legal, and the service was excellent from start to finish. Muhammad Karim from Burnley Office was my solicitor and made the process straightforward and stress-free. He kept me informed throughout and dealt with everything efficiently.

We had the misfortune of this company and Nicholas Martinez (paralegal) acting on behalf of the buyer during the recent sale of our property. The process had unreasonable delays as a result of the poor performance of this company. He is not a solicitor, and it shows in the quality of the service delivered.
A simple and straight forward property sale with no chain sale should have been completed swiftly. Unfortunately the process took over four months before completion was finally achieved, due to the poor and almost incompetent service provided by this company.
Communication was terrible and phone calls and emails from both the buyer and the estate agent went unanswered or replies were unreasonably delayed. Timelines given were not achieved and it felt like we were being strung along throughout much of the process. Had this company not been involved, then I am sure we would have completed the sale in a far quicker timeline and without much of the frustration.
I believe they offered a cheaper conveyancing quote compared to others and this was clearly displayed in the poor quality of customer service and lack of pro active working.
I can only hope I never have to deal with them ever again!

I would not recommend Ackroyd Legal based on my experience.

They acted on the sale of my property and I found the communication poor, slow and stressful throughout. I repeatedly had to chase for updates, particularly around completion, funds, deductions and post-completion matters. At times I felt I was driving the process myself rather than being properly updated as a client.

There was also confusion around the completion statement, fees deducted, money already paid on account, and payments that should have been dealt with after completion. These issues caused unnecessary anxiety during what was already a very sensitive divorce-related property sale.

When I raised concerns, I did not feel the response properly acknowledged the impact or provided a satisfactory resolution. I have since referred the matter to the Legal Ombudsman.

In my view, the service lacked clear communication, transparency and urgency. Based on my experience, I would be very cautious about using this firm again.

Ackroyd and in Particular Nima were very helpful and professional. Despite many problems they got through them and got us over the finish line. Very happy with the firm

As a specialist lending mortgage adviser, I choose my solicitors carefully. After reviewing my options and with a background working with multiple other legal firms for both my personal but also business related BTL and residential mortgage purchases /sales including leasehold and freehold properties. I can confidently recommend the craft of Sunny Sandhu. He was always available to take my calls, returned my calls if unavailable and was quick with emails. He was knowledgeable, proactive and made my leasehold property purchase on a flat look easy. I will be using again.

Extremely disappointing experience. The sale of my property was repeatedly delayed due to poor communication and a lack of responsiveness from the solicitor acting for the buyer. Calls were not returned, emails went unanswered, and agreed actions often required repeated chasing by both my solicitor and the estate agent. On the scheduled completion date, completion could not proceed because key communication had not taken place despite multiple attempts to make contact. The delays caused significant stress, uncertainty and additional costs. Based on my experience, I would not recommend this firm.

We used them to purchase our flat it's been 3 years and 2 months and the property still NOT registered in land registry .
Worst ever solicitors Do not recommend them.

I recently completed on a property involving tight deadlines, and Aisha Ahmed, Linda Herzalla, and the team at Ackroyd Legal handled the process brilliantly. They kept things moving quickly, smoothed over any bumps with the seller’s solicitors, and ensured a successful, timely completion.
Aisha and Linda were incredibly efficient, kept the momentum going to get us over the line, and communicated clearly throughout. Their prompt updates ensured that even in high-pressure situations, the purchase stayed right on track. They were also extremely helpful when providing updated information and final paperwork as and when needed.
I am very satisfied with the service, would definitely use them again in the future and highly recommend them.

I’ve been trying to get a simple lease extension finished with this firm for four years, and I’m still no closer. I was told the application was submitted back in 2022, but I’ve since found out it wasn’t actually sent to Land Registry until 2024. The whole time I was told the delays were Land Registry’s fault, but that clearly wasn’t true. Now, when the final document needs submitting, they’re saying they can’t even find my file. It’s been an exhausting and completely avoidable mess, which is likely to cost thousands to rectify.

I purchased my house with the support of Ackroyd Legal. I can’t thank enough. Special thanks to Nicholas Martinez. Without him this process wouldn’t be as smooth as possible. He was very helpful, attentive and clear. He mediated the process really professionally. He went through the files so meticulously and find out problems to protect me at all times. I can’t imagine working with someone else. He is really good at his job. Thanks to him I am now living in my pretty home peacefully. I highly recommend this law firm.

I would avoid them at all costs. Atrocious experience. Dealing with ackroyd legal who I appointed to do what I perceived to be straightforward legal work ( purchasing a property through my limited company) was one the of the most stressful experiences I have endured.
I appointed them in early January 2026, and through constant persistence and at times, daily phone calls 2-3 times a day to the office, I managed to complete my purchase 5 months later when it really should have taken half this time.
I was unfortunate enough to deal with the conveyancer Amaan Ahmed from their london office, and in total I had 2 phone calls over this 5 month period from me despite requesting on multiple occasions for clarity and phone calls for an update on my case. Every time you call their number you get told he is busy or in a meeting and that he will call back, but the call never comes. The majority of the time we were kept in the dark. Email correspondence was the only form of communication we received from them, and this came in the form of curt, short emails with legal jargon often sent by Amaan outside office hours at 7.30pm.
Their complaints process is non existent, the way they deal with this is they get the solictor who is apparently the conveyancer's direct supervisor to contact you by email. They answer to my complaints regarding the poor service I received was to suggest I deinstructing them which is nonsensical when you have already spent legal fees and time that you cannot get back.
Due to inertia from their side with my legal work I ended up missing my deadline for my remortgage and paying an extortionate variable rate which was wholly avoidable. When Amaan sent the contracts out for me to sign, he had spelt one of our names wrong, but luckily I spotted this and got them to correct this. Some how I managed to get the deal over the line but I have consulted the legal ombudsman now, as many others I can see from the reviews before me have. I simply don't want others to experience the hardship and stress that I have had to.

I strongly advise against using Ackroyd Legal. My experience during our remortgage was extremely disappointing and caused unnecessary stress throughout the process.

What should have been a straightforward remortgage dragged on for more than five weeks due to what appeared to be serious inefficiencies within the firm. We initially dealt with an ineffective case manager and were then assigned to case worker Rania Taleb.

While I appreciate that workloads may be high, communication was consistently poor and reactive. Important emails were often only answered late in the afternoon, making it difficult for us to respond promptly and keep the process moving. We were repeatedly asked to provide documents that had already been submitted, and on one occasion Rania stated she had not received emails that had been sent directly from the bank.

Following a formal complaint, I was informed by Peter Benjamin that Ackroyd Legal did not accept that they had done anything wrong.

I also disputed part of the fees deducted from the funds held on account, but received no meaningful response, which ultimately forced me to escalate the matter to the Legal Ombudsman.

Based on my experience, I cannot recommend Ackroyd Legal. If you are looking for a smooth, professional, and proactive conveyancing service, I would strongly suggest looking elsewhere.
