I instructed Accommodation.co.uk to provide a fully managed service for my property. Unfortunately, my experience fell well below the standard I expected.

From the outset there were issues with missed appointments, delays in completing the inventory, poor communication and a lack of proactive management. Later, despite informing the agency well in advance that I intended to move back into my property at the end of the tenancy, there was a delay in serving the Section 21 notice and I repeatedly had to chase for updates throughout the possession process.

The checkout inspection failed to identify the full condition of the property and even omitted utility meter readings. The agency-arranged end-of-tenancy clean also fell below the standard I expected, and I had to arrange additional cleaning before I could move back into my home.

To be fair, the agency ultimately recovered the outstanding rent arrears and the cleaning costs from the tenants, and individual members of staff were courteous and tried to help. However, the overall experience was characterised by poor communication, repeated delays and a lack of attention to detail. I frequently felt that I was managing the managing agent rather than benefiting from a fully managed service.

I hope the agency reviews its internal processes and communication so that future landlords receive the standard of service they are paying for. Based on my experience, I would not use the agency again.

Gabriella was brilliant! I did have someone beforehand and I felt the communication wasn’t great and it felt like it was going to be a slow process of renting the property. I had a viewing appointment arranged by Gabriella Roberts, but it was cancelled a few days later. We had already made our family arrangements based on the confirmed appointment, so this caused unnecessary inconvenience.
After the cancellation, I asked when the viewing would be rescheduled and was told I would receive an email with the new date and time. I waited five days but received nothing. I then sent a follow-up email asking for the new appointment details, but there was no response. Two days later, I sent another email, and after a further three days, I still had not received any reply.
The lack of communication and follow-up was very disappointing. If the viewing could not be rearranged, a simple update would have been appreciated. Based on my experience, I cannot recommend this agency to anyone looking for a smooth and professional renting process.

Now only i saw many bad reviews on this company. If i know before i will never follow up or apply through them.

I am really happy with everything! Reliable, viewings digitally saving time and money which is why they can have such competitive pricing! Even when my tennant raised issues at the start (June), they smoothed the situation and helped the relationship between me and my tennant- fabulous. Reply to emails reliably and every staff member is great!

I'm surprised by some negative reviews as my personal experience with Accomodation staff has been positive throughout. Helen (who is no longer with the business) was a star and managed to finalise all paper work for us to move in in less than a week from the viewing. We rented a two bedroom flat in central Liverpool for two years. Our point of contact for this period was Chelsea. The flat was in great condition, so we didn't need frequent repairs, but when we did raise something, it was actioned immediately. Chelsea was approachable, responsive and helpful at every touchpoint. Our landlord was understanding and prompt with his communication. After renting through private landlords for 10 years prior I was hesitant to rent through an agency, but this experience proved me good agencies with good people exist. We received our deposit in full without any issues.
Thank you Accomodation Team for provide us with stable and safe housing for two years. We will cherish the memories made in this flat.

I would completely avoid this agency.

My flatmate and I rented a flat for £1,400 per month and within hours of moving in we realised what a mistake it was. We were only given one key, the fridge wasn't working and neither was the washing machine.

What shocked me most was the condition of the flat itself. The furniture throughout the property was heavily worn and stained, the carpets were marked everywhere, and the mattress was in such poor condition that I developed back pain after only a few nights sleeping on it. The condition of the flat was appalling. This is the most i had ever paid for rent yet the worst flat i had ever seen.

We raised these issues immediately after moving in. While the fridge and washing machine were eventually fixed, we were told the landlord had no intention of replacing or addressing any of the other issues we reported.

I am now having to move out again almost immediately after moving in. This has cost me a huge amount of money, time and stress.
The whole experience has been incredibly disappointing and I would strongly advise you to avoid this agency at all cost!

Trying to get a clear answer or a contract out of this agency is an incredibly frustrating experience. They are completely impossible to reach by phone, multiple calls went entirely unanswered, only for them to eventually message saying they "cannot take calls, only messages."
Even through text, the communication is incredibly poor. You have to constantly chase them for updates over weeks and months just to get basic status reports on applications and contracts. They missed their own self-imposed deadlines for sending over paperwork, leaving applicants entirely in limbo. The lack of proactive communication and the barrier to speaking to a human on the phone makes the entire process stressful and difficult. Would not recommend if you expect professional or responsive service.

Chelsea from Accomodation was very quick to get the job sorted. Very happy with the response time and service.

Gabriella was super helpful throughout the entire process. Really quick with her communications and very clear with what was needed and willing to help. She made the whole letting process much easier.

When we first viewed the property with Accommodation we were not told about the substantial ongoing building work being done to the structure of the building. During the viewing with Accommodation, we asked if there were any work undergoing in the building and they said no and just mentioned painting and had been done.

Once we had moved in we would learn from current residents that this was not the case and in fact that Accommodation lied to us about the work being done in the building. During our tenancy we injured the following issues caused by building work:

The hot water and the building heating system was turned off during from June 2024 to January 2025. There was Constant drilling heard throughout the flat and building. The lifts were constantly breaking down. The waking watch. From the October 2024 to December 2025 a team of fire wardens were employed as 24 hour surveillance whilst the building was undergoing fire safety repairs. This was an extremely unsettling period for us.

Ultimately we concluded that we were living in an unsafe building, and we decided to end our tenancy.

We raised a formal complaint with Accommodation, and they outright deny these claims even though we shared evidence that the agent was aware of the structural works being completed before we moved in. We received no apology, even haven spoken to one of their directors.

I would avoid using this company at all cost. They are dishonest and will fail to follow tenant rights. Go elsewhere!

As a first time renter there was a lot of things about the process i wasnt familiar with and it had seemed to be intimidating. But the help I received from the team, particularly Gabriella, really made the whole process so much easier. The team was so helpful and Gabriella was so friendly and warm throughout the whole thing. I could not recommend enough
