DO NOT USE ROMANS !!!!

I cannot stress this enough - avoid using Romans at all costs. When I moved from
my previous flat into this house, the check-out clerk warned me about Romans and
explained that they have a reputation for doing everything possible to make
deductions from your deposit. Sadly, this is exactly what has happened.

Throughout our tenancy, we raised numerous concerns about the poor maintenance
of the property, including being unable to properly use the garden due to neglect.
When we moved in, the house was already in a poor state, yet the check-in clerk failed
to properly document the condition. Conveniently, the check-out clerk was far more
thorough when it came to identifying issues and potential charges.

We were never given proper access to the inventory report, despite requesting it, and
we provided email evidence clearly showing the condition of the property when we
moved in. Despite this, our concerns and evidence have been ignored.

The entire process has felt completely unfair and designed to work against the tenant.
I have never experienced such a disappointing and frustrating service. The lack of
transparency, the handling of the deposit, and the failure to acknowledge the
evidence provided have been absolutely unacceptable.

Avoid Romans if you value your time, money, and peace of mind.

We modernised our flat after a long tenancy and during that three months Romans checked in with us on a regular basis, providing suitable advice and providing updates regarding the implementation of the new Renters Rights act. They were patient while we completed the work, but prompt and efficient when required. Even before we were ready to put the property on the rental market, Romans began the work to find someone for us. It was only a matter of weeks after we completed the work when the new tenants moved in. Romans organised the inventory check, referencing and contracts. The handover day went smoothly. I felt Romans were always available when we needed them and no enquiry was too much for them. In particular I would like to pass my thanks to Benjamin and Sophia for their professionalism and guidance.

This was my first time renting and Sophia @ Romans made the whole process straight forward and stress free. Although I had my moment of stress Sophia was always at the other end of the phone to help assist and reassure me.

Extra charge at end of tenancy without any proofing, half of a normal person salary for cleaning a flat that was left better than check in.

The Letting Manager, Benjamin, has been very professional in helping us resolve the outstanding issues arising from the previous tenancy. He and his teammate, Shivanie have been swift and highly efficient in identifying a new tenant in a very short space of time. We really appreciate their effort and professionalism.

Sophia supported me from viewing to actual move in. Her contribution was quite timely as I was going through a critical time personally and that support immensely helped my family & I.

Kaitlyn Young sorted out a problem regarding an exit inventory for me within 24 hrs. She is easy to contact and pleasant to talk to.

Any estate agent can sell a home. The real test is how they are when things don't go so well.

We put our home on the market, agreed on the price and everything with Romans, and away we went. Daniel and Robbie in the sales team were fantastic, keeping us informed on progress (or in our case lack of it) exery step of the way. When we struggled to get people through the door to look at out home, they suggested (not pushed) an alternative approach and we gave that a go as well.

With Trump, companies demanding people return to work in London, threats of a global recession and the changes in stamp duty, it was not a matter of getting the right offer, but getting any offer at all. After two month we'd had enough.

So we took the decision to pull the house off the market and seek a remortgage and look again at some time a year or two down the road. There was no fuss, or pushing to leave it just a bit longer, from the team, and they understood our reasons and were really supportive of why we came to the decision we did.

It was a shame that nothing came out of the sale, but when the time comes to revisit selling our home, we will put it back with Romans in Woodley in a heartbeat. It was a pleasure working with them and I would recommend anyone thinking of selling their home (or looking to buy one) to have a talk with Daniel and Robbie, you can't go wrong.
