Very friendly staff, however the decisions made above them are extremely questionable at the best of times, which has lead to several bad experiences, I would not recommend them

I’m disgusted with the lack of response from Principle. They are holding up the sale of my house. This has been on going for 7 months now the buyer is now saying they are about to pull out. Both Solicitors and myself have been chasing via phone call and emails. Monies will be lost.

My experience with Principle has been exceptional.. Rachel Morton and the team plus Tanya Shutt in accounts are all proffessional and pro active.. I have dealt with many agencies over time and I am very impressed with how principle pro actively solve issues and help where ever they can.. If ever I have things that need sorting they just get it done.. None of the other agencies are as good as them..

On Wednesday an electrician attended my flat which is 1 of 5 in a block. They found a serious issue in the communal areas and told me: Whilst carrying out your Electrical Safety Test at ******* we have noticed an IMMEDIATE DANGER TO LIFE. 

An outside light at ground level has been broken, leaving single insulated cables and LIVE components 
This light requires IMMEDIATE RECTIFICATION/MAKING SAFE. 
The light can be found on the floor in the car park near the access to Flat 4. 

I reported this to PEM as I was extremely concerned that my tenant was in danger. After 2 days and multiple calls they have not told me what is happening. Or communicated with me at all.

What will it take for them to engage? Someone to die?

Incompetent company

They are holding up the sale of my property, my solicitor & estate agent have been calling and emailing principal constantly the last few weeks regarding sorting out the lease ready for the sale, for some reason they will not return calls or emails to them, it’s impossible to reach anyone by calling and they don't return emails.
My buyer is now threatening to pull out if this matter is not dealt with promptly, i don’t know what else to do.

⭐⭐⭐⭐⭐ The complete student experience

I’ve lived here for two years now and honestly it’s been such a great experience. I’m in an en-suite room and it’s super spacious — much bigger than I expected for student accommodation. There’s plenty of wardrobe and storage space, so it never feels cluttered, and there’s enough room to properly decorate and make it feel really homey.

The location is honestly everything. It’s right in the heart of Birmingham — super close to Chinatown Birmingham and Grand Central, about a 10-minute walk to the Bullring, and around 15 minutes from Birmingham Moor Street railway station. You’re close enough to nightlife that there’s always something going on, but not so close that it disrupts your sleep — it’s genuinely the perfect balance.

It’s also within walking distance of my university, which makes daily life so much easier. Plus, there’s parking available, which is such a bonus for city-centre accommodation.

All bills are included, which takes away so much stress, and the WiFi is really good and reliable — perfect for uni work and streaming without issues.

The staff are super sweet and always helpful, which makes such a difference. There’s 24-hour security so it always feels safe, and maintenance are always around and quick to sort anything out.

After living here for two years, I can confidently say it genuinely became a home away from home. I’d 100% recommend it to anyone looking for spacious, safe, and perfectly located student accommodation.

bristol street is affordable, secure and a comfortable place to live as a student. the location is extremely central, and any in-house issues are dealt with quickly and efficiently.

No one answers telephone calls. I have tried numerous times to change details from previous owner. Very frustrating. I would like to pay service charges that are owed 😡

We Leaseholders believe this company is one that fleece leaseholders with their charges and exploit the terms of the lease to their advantage, we Leaseholders aquired RTM to be rid of Principle but the freeholder appointed them to manage the estate, and guess what, the cost for managing the estate went through the roof, the freeholder has told us leaseholders if you want to be rid of principle the only way is for all leaseholders to purchase the freehold, this will not happen so currently we are stuck with them, if anyone can up with a solution to kick this agent in to touch we Leaseholders would be very grateful.

Ross and Courtney were the 2 people i dealt with. I desperately needed this flat for my sister who has mental disabilities, her current landlords need to sell the house she is in and as i am her carer i needed her close to me. Both Ross and Courtney made the whole process as smooth as possible. They were so very helpful. I am so grateful to them both for their help. I know thats their job but i really do feel like they went above and beyond to help me secure this property.

I live at one of the properties this company manages in Stourbridge, and it seems to me they just sit and take the service charge every year. Have called multiple times, put on hold, and the manager is always busy. Never got a call back from them. Meanwhile, a massive damp in my flat is yet to be acknowledged, and the hall lights and exterior lights don't work
