We are so grateful to Carol Gunn for selling our house and especially keeping us in the loop with the process as it wasn’t straight forward due to a chain. Carol took charge talking to solicitors and other estate agents, this I’m sure got the results we needed.

Carol is very professional, friendly also cares about the outcome.

I would recommend Carol to anyone, in fact we already have. Do not hesitate to contact Carol if you are wanting to sell your property.

We had been with a different estate agent for months assuming they were the best option in Shadwell due to their marketing presence in the village. Having seen the property across the road sold through Preston Baker we decided to switch and immediately regretted not doing so sooner. Within a matter of days Julie and Gemma sold our property but not only that they followed up at every opportunity after the initial sale to keep things moving a long and keep us informed of how things were progressing.
From this experience we would highly recommend Preston Baker, they are very experienced and know what they are doing, and most importantly clearly understand their customers.

Great service with PB. Sold and bought in through this agent and they were great with the process. Helped massively with the solicitors and buyers/ sellers to get everything over the line. Can honestly say they went above and beyond. Gemma and Jayne and Anna ( North Yorks branches) were absolutely amazing and such a great support, texts, phone calls and emails all responded to and nothing was too much. Can’t recommend enough hence the 5 stars.

Shocking, no communication or support, photos removed, for sale sign taken down with no explanation or reason. Advised us to pay fees up front to save money, and provided no service whatsoever. Management & CEO refuses to take calls they just ignore you. £4,500 scam avoid this company they should be closed down.
I’m now being asked for more information so they can check it’s a genuine review, if they don’t know who their customers are that’s even more concerning- they have taken the time to respond to a trust pilot review but still not dealt with our complaint. If they provided legitimate services they wouldn’t get bad reviews

10/1/25 reply to your response- there has been no outcome, you promised to call my husband back and haven’t it’s been 3 weeks, you haven’t refunded the money or taken any action whatsoever.
Your response indicates you have resolved the issue which you haven’t, yet again your information is misleading and incorrect

My first review which named the agent was removed as the agent complained to Trustpilot. She didn't want her full name to be included or take accountability for her appalling service.

Throughout the selling and legal processes rather than being an advocate, she delivered frustratingly and consistently poor service and sales progression.

At the start she did little to market our buyers property and showed a disturbing lack of engagement, which continued throughout the whole process. We then establish the bottom of the chain is not a first time buyer,as advised, and actually there is a fourth party in the chain and complications around this.

She consistently failed to facilitate communication with solicitors, buyers and sellers, which resulted in several failed exchange of contract dates a three failed move dates. All this occurred prior to Christmas.

Hopefully this review will help her appreciate the impact of her inaction, which led to needless distress and sleepless nights for a number of people in the chain.

I did raise two complaints in an attempt to resolve these issues and elicit a change in approach from the agent without success.

This particular agent caused us many sleepless nights.

We recently sold our house via Preston Baker in York. Lois Power was the agent assigned to selling the house and she was fantastic throughout the process from start to finish, offering very sage advice at key points of the sales journey. The house was sold via a launch event which Lois handled for us. The house went on the first day, the whole process was as painless as selling a house could be. Based on our experience, I would happily recommend Preston Baker.

Throughout the selling and legal processes Carol Gunn was 100% our advocate. Carol is efficient and on numerous occasions stepped up to fill the gap created by other shocking agents in the chain. It is only though Carol's tenacity and problem solving that we managed to exchange and complete our house sale and move.

Carol consistently facilitated communication with solicitors, buyers and sellers, and held all to account to ensure delivery.

Carol was worth every penny of her fee and would suggest if you're moving house she is the person that can make it happen. It's hard to quantify in words how grateful we are for her commitment and making our move happen.

Awful company
Awful company. Engaged an agent who did not perform. Lied about photos, claiming to 'take professional photos'and rocked up with an ipad. Was forced into moving agents, now being chased for payment of a service they didn't provide. Ignored everything I said and made their own judgements.

Impossible to get a hold of. Viewed a property on a Monday, sent a follow up email with questions about the property the following day. Never received a response, even after sending a further follow up email. Phoned the office every day until Friday, leaving two voicemails to which I never received a response. Finally got through to the office phone on Friday and was told that the property had been taken following a viewing on Thursday. Poor customer service. This was the Oakwood branch.

Outstanding support from Carol throughout the purchase process of our new home in Carlton Miniott, North Yorkshire.
The process was very lengthy due to factors outside our control, however thanks to Carols tenacity, determination and professionalism she kept the process moving forward to completion.

Absolutely horrible experience as first time buyers. This agency is using independent contractors who are completely incompetent! We tried to purchase a property through them. The independent contractor Danielle C showed us the property and reassured us more than 10 times it was of standard construction. After over 500 gbp paid in agency fees and 2 months of paperwork, the bank came back to us to say it's non-standard! The agency refuses to give us a refund and to acknowledge that they have made a mistake of not properly checking and advertising the property!
What a nightmare!

Heartless and Unprofessional.

If I could give zero stars, I would. After my mother tragically passed away during the process of selling her bungalow, we had no choice but to withdraw from the sale due to the emotional and logistical upheaval. Instead of showing any compassion or understanding, this estate agent refused to return our deposit, adding insult to an already devastating situation after previously being told by Kirsty that in extreme circumstances these had been refunded - I feel this is as extreme as it gets?

Before this, there had been issues of potential buyers turning up without viewings, and also when we had accepted an offer also the buyer turning up a handful of times within 1 week to see why it was taking so long..

Their lack of empathy and outright refusal to accommodate the circumstances was appalling. The entire experience with this company was nothing short of a nightmare and has definitely felt more towards the sales than the “small run” company they make out to be. Even having contact with owners, who just passed it on to Kirsty herself.

Avoid this agency at all costs. They are heartless, unprofessional, and clearly prioritise profit over people to which I am now seeking legal advice.

A deeply upsetting experience that I would not wish on anyone.

Looking for property in Leeds is difficult especially when you don't know the area. Huge thanks to Rachel from PB for helping us with our search and giving us a great suggestion for lunch. We loved it and will hopefully be moving into the area soon!

Carol is truly amazing! Always available to help along the way. She has so much experience but not only that, she cares.
We had the most difficult sale and purchase transaction and I’m sure, without Carol, it would have been much worse. She went above and beyond to make it happen, her direct lines to the solicitors involved saved the day.
