I have reviewed the service charge budget and the demand for Flat 15, 1–27 Heddon Court, Cockfosters

The total amount demanded for the period 1 July 2026 to 31 December 2026 is £2,030.82, comprising:

Service charge: £1,296.88
Reserve fund: £733.94

This represents an approximate annual cost of over £4,000

I would strongly advise anyone considering Mandau Taylor to think twice.

We have received a service charge demand that has increased dramatically in an extremely short period, with very little explanation to justify it. The figures simply do not appear to add up, and despite asking detailed questions and requesting supporting calculations, I have yet to receive satisfactory answers.

The increase is substantial, resulting in annual charges of more than £4,000 for my flat. Before any leaseholder can reasonably accept such an increase, there should be full transparency showing exactly how the figures have been calculated, how the reserve fund contributions have been determined, and why such a significant increase is necessary.

At present, it feels as though the numbers have been produced without adequate justification. Until clear evidence and supporting documentation are provided, I cannot have confidence that these charges are reasonable.

Based on my experience so far, I would not recommend Mandau Taylor. If you are looking for a managing agent that is transparent, responsive and able to clearly justify the charges it demands, I would suggest looking elsewhere.

We used Michael to help us with a background report on a significant service charge reasonableness dispute at our block of flats in South Kensington. We were particularly impressed with his thorough approach and his fast turnaround. I last used Maunder Taylor in similar circumstances over 20 years ago when Michael's father Bruce helped compile a report that was instrumental in removing powers from a fraudulent freeholder at that time. Standards at Maunder Taylor have remained consistently high across this timespan and they would remain my go-to experts on these matters.
