A NIGHTMARE COMPANY
Bought a flat in an energetically sustainable new-build complex 1 year ago. In less than a year, the service charge has been duplicated; the management company, a Galliard subsidiary, has not been able to justify the exorbitant costs.
Bills have gone through the roof well before the energy crises and the so-called sustainable heating technology is unaffordable.
Us tenants are constantly chasing them for updates and explanations on absurd charges: this week we have been billed £147.60 to install a bike pump.
They are disgraceful.
Stay away from any Galliard ventures.

We are sorry to hear of your negative feedback, however after speaking to the senior property manager following your review, we can confirm that we have been in touch with the lease holders of this development and have explained that due to the actual expenditure, we are unable to reduce this cost any further. The service charge was explained to all leaseholders, however it was stated that if you would like invoices for the current financial year, you will need to wait until the accounts for the year are produced.

Bought a flat with then two years ago - our management company is *tadaaaaa* a sister company of Galliard who charges us 6k service charge annually, which is almost double than what similar buildings in the area are paying. Can never get a straight answer from them etc. Honestly, stay far, far away.

Do not ever buy apartments from these crooks! Especially a building like Trinity Square in Hounslow, inward facing apartments with no opening windows! Surveyors have classed these as 0 value! Do your homework with office conversions as councils pass anything when it comes to housebuilders!
Directors are not listening to making changes as long as there pockets are filled with fat cash!
**update galliard homes tried to bring this review down - clearly the truth is coming to light. We have switched management agents and they have swallowed up all the reserve funds, what a surprise!! STAY CLEAR**

Thank you for your review. We sympathise with your situation but of course refute your claims. These apartments were priced to reflect their aspect and represented better value at the time. This is why people chose to purchase them. As developers and investors we all are aware that the mortgage market is challenging, as lenders have changed their criteria.

Unprofessional Company
Was pressured into purchasing. Had no support along the way and was given misleading information. Was given 1 week to complete and find a lawyer- only then to be told they had appointed one after searching for a lawyer and this chap kindly contacting them and finding this out!
Heard nothing since contacting their lawyer for 2 months now being charged interest after having the cash available to pay since beginning of the year.
Totally unprofessional and do not respond to emails or offer assistance.
Do not buy from them!
It has been a complete nightmare for me- and I am an experienced property investor!
They have not even had the decency to reply to my direct emails questioning these issues, all I get is a reply on trustpilot which does not address anything!

Thank you for your review, which we take very seriously. We have undertaken a full investigation in order to respond to your comments.
We note, from our files, that you purchased your unit via a retained agent some time ago. Initially the apartment was purchased in your name. A wealth manager was assisting with the mortgage application on your behalf. The contract was then assigned to your son and the purchase was to be completed via a cash transaction.
Notice to complete was issued on the 17th June, with the original completion date due on the 1st July. We then granted an extension at the request of your solicitor. This was granted free of charge. Unfortunately contracts were still not completed. We therefore issued a statement with appropriate contractual interest charges and related contractually agreed costs applied
Our completions team are always on hand to support and keep all purchasers and service providers informed and updated throughout the buying process.
We are very pleased to report that the apartments at Orchard Wharf are renting very well offering a good return for all investors.

I can’t thank Galliards enough they…
I can’t thank Galliards enough they have been amazing. When I had problems With the original unit I bought in 2017 due to difficult lenders they agreed to swap the unit and I was able to secure lending. The finishing of the apartment is magnificent and throughout the whole process from sale to completion they have been efficient, accommodating and flexible.

I am owner of plot A flat and first time buyer of UK property. Overall I am impressed by the good quality of your new built flat save for some minor defects of the window garden glass panels and carpenter wood work in snagging and trust they had remedied with my letting agent LiFE residential. I have no hesitation to refer friends/relatives to consider future housing developments by you.

The developer should not sell those…
The developer should not sell those left units and waive stamp duty and furniture pack, this is very unfair to all of our previous buyers!
Besides, the completion date was unreasonable delayed but without any compensation for us!
You should waive our management service fee for at least half a year!

Professional polite & responsible handyman
Handyman replaced flooring strips after our reporting defects of loosen one day after. His workmanship is excellent..He also fixed the main door lock which he found loosen immediately. This handyman is very professional , polite and responsible. Thank you very much.

Overall , the quality of the property and the furniture package provided are satisfied. However, the button of the microwave was found loosen. My son had tried to seek the assistance from concierge, she gave him one of phone number of the supplier. It is hard to comunicate with them as the phone no. was not for calling maintenance.

Spoke to a sales advisor today to…
Spoke to a sales advisor today to arrange a viewing for a property of theirs. She said she needed to conduct an affordability testing prior to arraning a viewing for us and she just had no idea of what she was doing. She kept on asking me what my incentives were even after telling her numerous times that I was a limited company owner and take salaries/dividends from my company. I had said we have high savings so we are flexbile with the deposit figure. She robotically demanded a figure so I gave her a figure just so we can get through the process. She then said we coudln't afford for some of the properties even though we should be able to by raising our deposit. I tried correcting her and she hung up on me....

Kitchen unit replacement
I'd noticed that some of the kitchen units had started to yellow on the front. I contacted Galliard (I was still within my 2 year warranty) and they offered to replace them as a goodwill gesture. It was easy to organise a time for the work to be done with Galliard. The workmen were great, had the whole thing done in about 15 mins. However, they did mention that the units hadn't yellowed, some yellow units had been installed by mistake instead of the white ones. Overall a good service
