I wish to express my deep appreciation of your assistance, efficiency and care in looking after the completion process and the furnishing arrangement in my particular case ! I have previous experience in the purchase and sale of London properties. I must say that this time, you have given me the best, stress free experience in property completion ! You really put clients’ interest in the first place and offer them appropriate advice and assistance. My heart felt thanks !

I bought a one bedroom flat from Galliard as buy to rent. It is almost impossible to get a mortgage for this flat. The reason listed by at least two high street banks is that it is not suitable for residential purposes because of a casino in front of the property. With very high service charge it is impossible to make return. I feel robbed. Do not recommend Galliard.

I've recently purchased an apartment in Galliard's new development. My completions manager, Martine was an absolute star with the process. From handing over keys to moving in she's been very supportive and helpful. She's very proactive with her responses and helping out to ensure your move in experience is good. Justice Delayed is Justice Denied - Dear Galliard Team i see your comments about Cladding and your confirmation that you intend to stay on the side of leaseholder.

I would just like to say - we are not just "leaseholders" - we are your "customers". we are the customers who did our life's biggest transaction (house purchase) with Galliards. We are the customers on whom you built you business. But now we feel that you are not standing by us. We feel stressed, we feel as in this house purchase we will loose a significant part of our saving and hard work.

A company like yours which is not publicly listed should be quicker and more efficient to respond quicker. you should be nimble and you should have compassion towards your customers.

So you genuinely think that it is fair that you are delayed in the process while the large builders with multiple stakeholders have already signed to the remediation contract?

I request you to expedite this process. I have 2 simple demands : (a) Please sign the contract and (b) please issue a letter confirming your position about our building which we can show to the mortgage lender as right now we all are mortgage prisoners with the current lender. The other builders have already issued / started to issue such a letter,

And finally for any new customer - believe me, they will definitely watch you and judge you on "how you are treating your old customers". if you can't treat your old customer fairly- you may end up in discounting your newly built stock to make it up for below standard customer service. or the other option would be to really stand up for us and make a statement of comfort for your future customers.

I am one of the leaseholders in one the buildings with cladding issue built by Galliard Homes and so building does not have EWS1 form. Galliard Homes didn't carry out cladding remediation work to fix cladding even after requesting multiple times since past 2 years. I will NOT recommend anyone to buy Galliard Homes. And also service charge is too high compared to other flats in same area If you want to be safe and save your money STAY AWAY FROM Galliard Homes.

I am a leaseholder in one of their buildings which has cladding. They are refusing to remediate the issue and ensure our safety. I would advise all new buyers to stay away from this builder. If something goes wrong in the future you can’t trust them to fix the issue

Excellent experience overall! Martine Hamilton from the completion team was dream. Everything has been thought through carefully including little details like all the information on a pen drive with all user manual, which make the buyers life easy. Highly recommend.

absolutely shocking. the service charge has increase in the space for 3 years from £220 to over £500 per month without a good explanation why.

I was recommended by my cousin in looking at developments built by Galliard Homes.
On that, I searched for properties and arranged a viewing with Sales Manager Keri Whitbread.

The property was as I had hope to expect after viewing photos online, and Keri was understanding and attentive in helping with my decision to purchase.

From the first meeting of viewing the property to collecting the keys, Keri has been extremely helpful, and communicative in getting paperwork and documents chased and completed. She is professional in making sure I was satisfied with the purchase, and certainly made things very easy for me to manage whilst being abroad. Everyone I have been in communication with in the Galliard Homes Team has been pleasant and efficient in getting things done.

Millie was superb after taking over from Keri in completing the deal, and helped with the handover of keys. Thereafter, she stayed in touch and made sure I was settled. Tom has been brilliant on site, and its been very easy working with him in completing minor snags.

The people I have encountered through my experience with Galliard Homes, makes it pleasant for me to work with and purchase more in future.

Galliard have been profession and helpful throughout my whole buying journey from viewing to completion and been very supportive and flexible when challenges came up. Just purchased my first home from Galliard and am very happy with my first flat.
I had lots of questions throughout the process and Martine was great in answering them.
The build quality is great. Well insulated, I haven’t needed to turn the heaters on and it’s January!
I’d read online that buying a new build can result in poor quality materials and I’m pleased to say this hasn’t been my experience, appliances are top notice, I can’t hear my neighbours or the motorway outside.
Would recommend buying through Galliard Homes.

I have recently bought an apartment in London with Galliard Homes and would like to thank the team for their excellent service! Keri was the first person I’ve met who showed my now dream apartment to me on the weekend as I work on weekdays and has always gone the extra mile with every query or request I had. I will be away when my completion will take place. However, my completion manager Constance Qin was quite helpful with arranging my key collection with one of my friends and furniture delivery with concierge. Otherwise my life would be hard and Christmas holiday might have been cancelled. Many thanks again! 😊

Thefts from the bike store
Thefts of post
Unsuitable/restricted car parking and bike storage
Green roofs and PVs we pay for but don't benefit from.
Lifts regularly out of service.
Faulty dishwashers in all apartments (we are on our 4th)
Lots of false/nuisance fire alarms - smoke alarms located above cooker.
Residents are subletting apartments on Airbnb, which is not allowed in the contract, but Galliard do nothing.

Had I known any of the above I would not of purchased an apartment.

Galliard Homes made our experience of buying a home enjoyable. They work with the utmost professionalism, making our experience stress free. Martine Hamilton( Senior Completions Manager) talked through everything with us in our new apartment and was very helpful in answering any questions and making sure everything was covered.

I bought a new build on the Galliard Orchard Wharf development this summer. It was a reassignment, so slightly more complex. All aspects including communication between conveyencers were generally handled with professionalism and timeliness. A special mention of Martine H - main Galliards Completions Manager - whose approach and attitude (friendly, knowledgeable, prompt, responsive.. ) was exceptional. She sets the bar high for her profession and my purchase and move-in was less stressful and enjoyable because of her attitude. The new-build itself is sound and built well while the development feels secure and safe. The surrounding area (with nature reserves and multiple stations/roads/amenities nearby) is also incredibly well-connected: I imagine the value of this property increasing significantly over time. The communication with PMM - the management company and the Concierge - works very well with the online portal we are using. It is always a risk buying a new home and so far, with the relations with Galliard during and post-purchase, I believe I made the right choice.

I recently completed on a new-build flat in London built / managed by Galliard Homes. The level of service was incredible, with constant support and even a comprehensive moving in document listing everything from key contacts to home care advice. The home was well built and overseen by Galliard. They also provide the ongoing property management, which was seamless and professional. Martine, my completions manager, was particularly helpful and a fantastic example of good service. She even helped move the process along and find answers for me when my own solicitor was slow / unresponsive.
