Having used both traditional and online estate agents in the past i can safely say Esale have been one of the best and most thorough making sure to cross every t and dot every i each step of the way. A local, supposedly reputable agent vanished after the initial visit, leaving us with unanswered calls and emails. Discouraged, I started considering online agents. eSale's transparency and clear communication were a breath of fresh air. Their simple contract, devoid of hidden fees, instilled confidence. While apprehensive about upfront costs, the "pay when sold" option with a sign offered peace of mind, especially with our location near a busy road. (In hindsight, the extra cost was insignificant compared to a smooth sale.) The "for sale" sign generated interest, including our eventual buyer - ironically, The first viewer who initially found another property that fell through. eSale fulfilled their promises, coordinating arrangements effortlessly. There was no pressure to accept unreasonable offers, even though our time on the market stretched longer than expected. Their valuation proved impressively accurate. they sold the property a few thousand below the initial price, but were open to negotiation and willing to adjust the strategy based on market feedback. This flexibility stood in stark contrast to our neighbor's experience. eSpite being on the market for almost a year with traditional agents, their property had more viewings but sold for less than ours with fewer total viewings. Additionally, their fees were significantly higher. While working with Esale to sell my property, I encountered both positive and challenging aspects of their service.
On the positive side: Great support with buyer communication: Esale was helpful in facilitating communication with my buyer, which proved valuable during a potentially stressful exchange.
Transparent and affordable pricing: I appreciated their flat fee strcuture for paid services, in contrast to traditional estate agents with percentage-based fees. I believe in fair pricing, and Esale's model aligns with that.
Single point of contact: Maintaining a single point of contact throughout the process simplified communication and streamlined the experience. However, certain aspects could be improved:
Varied engagement levels: I observed disparity in the level of enagement from diffrent Esale team members, which could be addressed to ensure consistent support throughout the process.
Overall process can be demanding: While I acknowledge some people may thrive with this level of involvement, I founf the entire buying and selling process to be time-consuming and stressful, and wouldn't readily repeat it soon.
Overall, my experience with Esale was a mixed bag. While I found their pricing structure and inconsistent support require consideration. Ulitimately, the suitability of using Esale depends on your indivisualy circumances and comfort level with managing a more involved selling experience.

Please read the recent glowing, gushing, 5 star reviews and tell me if they look genuine. If all the reviewers exist and all these transactions have taken place then I'm...amazed.
I have been trying (and failing) to contact esale by email and phone since Thursday morning.

I cannot understand how people are able to contact esale. I have rung them every day for six days. I have rung both numbers to be found on their website. Not once has the phone been answered.
Do the people leaving the glowing reviews have a different number? Please share it if you do.

Selling my house, normally a nightmare scenario, turned into a remarkably smooth experience thanks to the team. They lived up to their promise, arranging 13 viewings in just one weekend and securing an offer on the very first day! Throughout the process, the esale staff were consistently professional, quick, and transparent, minimizing hassle every step of the way. They thoroughly explained the costs, and In was blown away by their dedication - no hidden fees, just exceptional service, exceeding what I even expected. If you're selling, buying, or renting, esale is the easy choice. Highly recommended!

UPDATE: We have received no communication whatsoever from Esale since the initial posting of this review. Despite issuing two requests for the refund (by recorded delivery) and placing a deadline of 24th May on the company for action, they haven't even had the common decency to reply. Court proceedings are now under way to recover the fee we paid them.

Initial posting: It really is hard to know where to start, but my advice is to just go past this company if you don't want any serious issues in future. We only dealt with two individuals during our communications with Esale and having now downloaded much documentation from Companies House, I know that my initial point of contact was with the day-to-day Business Principal (hereafter referred to as "the boss", although someone who - as far as I recall - doesn't give his position within the company on written communications, which we initially found quite misleading) - someone you would assume is in full possession of the facts regarding the trading status of the business. Trying to be fair, he does come across as someone fairly similar to me.... well-spoken, seemingly well-educated and knowledgeable in his chosen field. His manner is quite persuasive - BUT don't be fooled by any of that. Having already explained to him that we'd had a very difficult 6 months trying to sell our house, had put in an offer on a place to move into and were a bit desperate... and that we'd already had to "fire" two agents because of sharp practise, so had essentially got nowhere. With hindsight, this was a mistake. He sold me a "pay up front" package that included Rightmove (something we were keen on), which never transpired. I negotiated a discount due to the fact that we already had professional photographs (that's my living), a floor plan, an EPC and I'd written the property description, all of which they were quite complimentary about. We agreed the price and they said they would invoice us. The night before sending me the invoice, we got an email saying that they weren't doing Rightmove anymore, so it was back on the phone to the boss and I was convinced that the combination of On The Market, Zoopla and Prime Location was the way forward. I said I would pay by card through the website, but was told that the website only has pre-programmed amounts for card payment and that anything else had to be paid by bank transfer. I asked for the invoice and they didn't know which account to pay the money into... telling me that they were currently switching accounts from HSBC to Starling. The invoice arrived, with payment specified to their "old" HSBC account. I checked out the account, which seemed fine and sent the payment. To cut a long story short, the house appeared on On The Market a week or so after, but it has never appeared on Zoopla or Prime Location (both owned by same company). I rang a couple of times before getting through to a very irate-sounding boss (all signs of professionality gone), who answered the phone as though he wasn't expecting it to be an external caller. Nothing happened. I switched my channel of communication to the lady who I had sent the photos of the house, floor plan, EPC and description to, who identified herself as "Management" on emails (hereafter referred to as "the manager", who the boss seemed to be blaming for their lack of progress) and she tried to smooth things over, but to no overall effect. At this point I mistakenly thought she was the person in charge, as she seemed to tell me that the boss would call me back by 4.30pm... and he never did.

The current situation is that nothing has changed. I asked for my money back under the headline banner statement of "Money back guarantee" and the boss wrote me an email saying I would get a full refund AND admitting that their business probably won't survive this. However, every attempt to contact them now is either being filtered or blocked. All calls go to the answering machine, all emails remain unanswered.

To date (as of close of business on 23/02/24), no refund has been received nor has there been any contact from the company. Not withstanding the obvious, this would have been the easiest £600 anyone has ever earned. According to paperwork in my possession, the company appears to have financial issues and it looks to me as though they are trying to filter out new customers and ignore existing ones to keep the money flowing as long as possible.

I would mention that I seem to not be alone in all this. Read other recent reviews.

Update - 29/02/24 - Bank took the money back (After 21 days as per Mastercard Ts&Cs)

Advised house would go on zoopla and it didnt so cancelled the sale. Still waiting for my refund since 6/2/24 and will update this review, if and when it is ever recieved.
