I find this company to be very rude and unhelpful. A property we were buying fell through and since then we are unable to get a viewing with them for properties we potentially want to buy, emails just go ignored, messages on Rightmove to them go ignored, even though we know they have been read, which is not fair on us or the vendor. Vendors should be aware that potential buyers are not being given the chance.

Don’t need to go into a long winded essay about my experience - just poor, immensely poor, the fact that these agents are getting paid to conduct an incredibly poor job, embarrassing.

Maria Renucci was extremely organised and kept us updated every step of the way either by phone or email. She was very knowledgeable and answered all our questions promptly.
If you are wanting to rent out your property I would recommend her. You won't be disappointed.

Cumbrian Properties always step up to the mark. I’m a landlord and have used this estate agent for over 20 years. There are a number of staff who are family and they have estate agency running through their veins. They are quick to respond and always keep you in the loop. Isla is a youngster but she has an old head on her shoulders. She’s great on the phone, paperwork and liaising with her clients. Her mum Jodie is also employed in the business and I used to deal with her when I first started using Cumbrian Properties. Her daughter has done her proud. Thanks to Isla and the team.

As a landlord who has used this company to manage 1 property- I am unhappy with the service they have provide me and my tenant. Lack of communication/excessive management fee/ use poor quality contractors/ don't provide photos of property following visits.

If your thinking of renting a property of these keyboard warriors forget it .they advertise properties with old photos in our case over 12 years old .false advertising purely because they can’t be bothered to go and take new pictures.never reply to emails.just sit in their warm cosy office creaming commission.like I’ve always said estate agents are unregulated and unlicensed anyone can set up as an estate agent.no code of conduct to adhere to .dont be fooled they have no interest in you only your money.

I viewed my dream property with them last year and immediately offered the asking price. I had completed on my previous property that very day, and as such was end of chain, only needing a mortgage that was 2 x my current salary, and less than 13% of the asking price. A no brainer one would think.

But I was told I was outbid by a cash buyer.

I viewed a property marketed by them last month, and the owner of said property (who was conducting the viewing) said that Cumbrian Properties had me down as still needing to sell my property (this 8 months after having completed, to be clear).

Maybe it made no difference to the sellers of my dream home, maybe they just saw the extra £10k offered by the cash buyers and thought “____ it”.. BUT if they went with them because they thought I was still needing to sell..?

Do yourselves a favour and avoid these estate agents.
If you are a prospective seller - they will not tell you the truth
If you are a prospective buyer - don’t bother unless you’re a cash buyer.

Nearly a year on from completing on my previous sale and I’m still yet to find anywhere to buy. It may sound stupid, but that property has ruined others for me, and to think that I may have lost it because of some stupid, simple clerical error is sickening.

Cumbrian Properties: Do better!!

No promoting of property. No negotiation skills. Poor communication when it matters but can phone to tell you how many people have viewed on Rightmove. No concerns for the safety of their clients. Not bothered about questioning if potential viewers are in a position to buy. No consideration for pets at the property. Adrian the manager does not respond to emails addressed to him. £300 to get rid of them.

I used Cumbria properties to rent an apartment, initially they were very responsive and I was happy with the service.

I have since moved out of the property as the landlady has been nothing short of a nightmare, the property had mushrooms and dry rot which had been covered up during viewing of the property. Once moved in Cumbrian properties then passed everything to the Landlady and basically washed their hands of any complaints.

It was a fight to get out of the property early due to health concerns and possible structural issues, and the landlord is doing her best to keep as much as she can from the deposit.

I wrote a complaint to Cumbria properties and just never received any communication back. I just don’t understand how they can tenant find, advertise properties with out checking if they are fit to rent out. After being made aware of the issues, they still helped the landlady find another tenant for the day after I moved out so the cycle continues!

They claim that they ‘managed’ our property for over ten years while we were living abroad. When we decided to return, and the tenants departed, we realised how little attention this agency paid to detail. Their inspections were superficial.

For example, the tenants built a massive wooden structure in the garden to house a massive IBC tank. This structure was abandoned, and we need a skip to remove it.

All our gardening tools are missing, including an inside ladder, an electric chainsaw and an electric lawn mower. There is not even a screwdriver left in the garage.

An inside door is missing, and most locks have problems, including the front door. A sink was removed, and a shower was removed. The central heating is not working. The wooden floor panels are wrecked. The attic is full of rubbish, and we must pay for a skip. All the electrics and plumbing need fixing. We don’t talk about the garden.

I’m not sure how they do their inspections, but in our case, it is clear there were none.

We recently returned to our house after renting it out for 12 years. Cumbrian Properties managed it throughout this time, and we had three different tenants. While they arranged repairs promptly, they did not inspect the property well. We returned to find many items missing or changed. The downstairs bathroom had the radiator removed and it was turned into an extension of the kitchen - all without our knowledge. The company brushed us off. Never again will we rent this house out after this experience, and we would never use this company again.

Just started renting a 2 bedroom flat we found through cumbrian properties. Amazing help from the full renting team and especially Sarah. Couldn't have been more helpful!

Never do reviews but must for Sarah at Cumbria properties as she's outstanding.

We have dealt with other agents in other firms thst never get back to you and don't give you full info but Sarah is a breathe of fresh air.

Emailed them twice about a flat for sale in Carlisle and got no reply . Flat got sold and i never even got the chance to view it .

Poor service - no updates. Not informed of the change in advertising circs after sale fell through. Came down to us to chase why we weren’t getting viewings. Had to chase them to take new pics. Useless!!

Total waste of time photos awful floor plan a child could do and would be correct in my case they did it wrong even when I told them they did not change it
It was worth paying them to get rid of them
They don’t communicate even when you do unprofessional and haven’t got a clue
Couldn’t sell sweets in a sweet shop

My partner and I have been renting with Cumbrian Properties for nearly two years now, and we have had nothing short of the best experience with them. The property itself has been a dream for us, however this has been in part thanks to the wonderful communication and assistance offered by the agency themselves to resolve any issues instantly, whether they be minor or major concerns.

Recently, our refrigerator suffered a fault due to its age, which put us at a worry over storing/preserving our food. Our lifeline over the majority of our rental period has been Maria Beattie in the Maintenance Department, who has always responded with impressive speed and efficiency, prioritising a resolution to anything which may trouble us with the best results. We had an entirely new refrigerator replaced without hesitation, vastly outshining the previous unit to begin with. Her enthusiasm and eagerness to help us has always impressed, and we owe a great deal of our comfort and overall satisfaction with the property to her.

I am such a difficult customer and they saw us through several attempts to buy properties and, of course, the one we bought was through them in the end.

It is very easy to see why most Carlisle houses are listed with them. The listings are clear, always have measurements and almost always a floor plan. We sent my Dad to see the house we ended up buying when another sale fell through, we were that confident we knew the house from their listings.
