Great buying experience with Bond Wolfe. Totally seamless. The true value is shown when I had queries/questions. They are extremely prompt and responsive. Especially Perm Daley, she is brilliant and a great help.

My experience with Bond Wolfe was disappointing, particularly regarding communication and professionalism.

* I disclosed the Japanese knotweed from my very first telephone conversation. I also explained that an estate agent had already appraised the site with the knotweed known and discussed a reserve around £55,000. It was therefore not something that was discovered or disclosed later.
* Bond Wolfe initially discussed a £55,000 reserve, with the possibility of achieving around £75,000, but later said they would only be comfortable proceeding at a £25,000 guide / £27,500 reserve.
* This is a development site with planning permission and an anticipated completed value of around £270,000. I understand knotweed affects marketability, but I was surprised at being asked to accept the risk of selling for £27,500 when the knotweed had been disclosed from the outset.
* There were problems even earlier. After receiving the title information, I was initially told that land within my title belonged to the council, which caused unnecessary confusion.
* Communication was poor. I was repeatedly promised calls “tomorrow” which didn’t happen, leaving me having to chase for updates.
* When I questioned the proposed reserve by telephone, I felt the auctioneer became confrontational, raised his voice and said words to the effect of “let me get my point through.”
* I formally complained. Although an Associate Director responded promptly, I found the response defensive. I was told I may have misinterpreted the raised voice because the call was through Bluetooth.
* Despite specifically requesting all further communication in writing, the complaint response said the same auctioneer had been asked to call me again to “clear the air.”

My complaint isn’t simply about disagreeing over a reserve price. It is about the poor communication, repeated chasing, handling of information I disclosed from the outset, telephone manner and response to my complaint.

I approached Bond Wolfe because of their reputation. Unfortunately, my experience fell well below the professional standard I expected.

Bond Wolfe are a great company I have used both sides buying and selling. They have always been supportive giving me the best information. Their auction is one the best in the country. I have to especially single out james rossiter. Amazing guy and he really represents the company well. Always looks out for the customers best interest. Has time and patience for all your questions. A real star mate.

I had a brilliant experience selling my property through Bond Wolfe. They achieved exactly what I wanted for it, and James R was genuinely amazing throughout the entire process helpful, responsive and always kept me updated. I can’t comment on the wider team as James was my main point of contact, but he was an absolute credit to the company. I’d happily recommend them.

An Auction House with a personal service! My property is Birmingham based and so it made sense to go with Bond Wolfe as they are the largest in the West Midlands and are in touch with the local market. They took aerial and internal views of my property and did a media campaign. They spent a lot of time at the property and in preparing the particulars. The actual auction itself was extremely slow and the auctioneers took far too long to drop the gavel on just about every lot.
The ladies I spoke with in the office on several occasions were very pleasant and really helpful.
The fees are reasonable when purchasing.
Overall I would use them again when looking for my next property.

Unexpected additional costs
I was initially informed that the buyer’s premium would be £1,950. However, the total additional costs payable came to £5,995, which is over £4,000 more than I expected.
While I understand some of these costs were included within the legal pack and may have been set by the seller, the overall total was not clear to me at the point of bidding.
In a fast-paced auction environment, the difference between the headline price and the total cost can be significant. In my view, a clearer and more prominent breakdown of the full “all-in” cost would help buyers make more informed decisions.
