My one star is based on my experience with their lack of professionalism when it came to returning my security deposit. I am still waiting as it drags on.

Sales good, rubbish aftersales
Everything done by the sales team was good, but it was only good up until that point, once they have your money they don't really care anymore. Customer service response time is slower than the NHS. Though let's be honest, if you can afford one of these homes you should be able to afford to fix any problems that come with the home afterwards, right? Right??

AVOID AVOID AVOID. I bought two properties in the UK from Berkeley, on in OneBlackfriars and another in Chelsea Creek. And my experience is just the same as the others, once they take the money, anything that goes wrong will be a nightmare to fix, even if the property is within warranty.
The heating system of my new home is not working and winter is quickly approaching. It's been a month since I initially reported and no solution has been provided. It seems ironic to live in a brand new million-pound flat and freeze in the cold English winter.
Please DO NOT trust what they say about their clients would recommend them to a family and friend, this company ties this question in the survey for homeowners to the performance of the customer service team to guilt their customers into providing high scores for the company.
Never buy off Berkeley homes off plan
Never buy off Berkeley homes off plan. Misleading and Dishonest sales people. They assure you Berkeley Homes don’t discount in the later stages of development completion. Purchased a flat off plan over six months ago and now prices have been reduced for same size and spec flat by £20,000. Same flat that is being marketed now was shown to us at the time of our purchase at £20,000 more than what it is priced for now. If you really want to purchase negotiate down by at least this amount or more or wait until last minute.
Do not buy through Berkeley Homes
Having purchased my new home through Berkeley homes, i wish i'd listened to others about the faults of there poor build quality.
As a company, they promise you everything and that the final quality will be to a standard that you won't get elsewhere, however, the final product is far from that.
In the first year and subsequent years since (Which Berkeley will do nothing about) we have had:
- Flooding
- Dodgy plumbing
- Floor coming up
- Damage to the walls from their repairs
- Mould where extractors fans don't work
- Incorrect wiring of the house
- Switches labelled incorrectly
- Rubbish, bricks, tools and glass all in the ground less that 15cm below the grass
- Faulty electric boards and incorrectly fitted fuse box
- Faulty gas meter
- Faulty Hobs,
- Gaps in the door seals so things can crawl in

Exceptional Service and Stunning Apartment at Eden Grove by Berkeley Group
I recently purchased a new apartment at Eden Grove by the Berkeley Group, and I couldn't be happier with the customer service I received. The team was incredibly supportive, professional, and time-bound in all their dealings with me. From the initial inquiry to the final paperwork, they ensured everything went smoothly and efficiently.
The apartment itself is fantastic – it features modern amenities, a spacious layout, and high-quality finishes. The kitchen is equipped with state-of-the-art appliances, and the living area is bright and airy, thanks to large windows that let in plenty of natural light. The bedrooms are comfortable and well-designed, providing a perfect retreat after a long day. Additionally, the building offers great facilities such as a gym, a communal garden, secure parking, and the convenience of a 24x7 concierge service.
After moving in, I encountered minor issues with a dimmable electrical light switch and a leak with the shower screen. However, these were quickly and efficiently fixed within 24 hours by the Berkeley team, demonstrating their commitment to customer satisfaction.
Their dedication to providing excellent service made the entire process stress-free and enjoyable. I highly recommend Berkeley to anyone looking for a new home!

Poor quality in Hareshill, Fleet.
Bought a house in Hareshill by Berkeley Homes. Very disappointed by its poor quality assurance and service.
Poor quality assurance:
- combi boiler water leakage damaged the 1/F floor and kitchen ceiling. Water dripped to ground floor.
- enormous energy bills for an unoccupied property to be borne by home buyer w/o any reasoning even after a formal complaint lodged.
- energy meters not smartified and didn’t inform the home buyer.
- missing furnishing and items which were described in the home specifications.
Poor client service and didn’t offer solutions or compensation.
NOT worth the premium to pay.
NOT recommended to home buyers.

Berkeley homes discounts Watford development by over £20000 from off plan prices. We were assured that Berkeley homes do not have a policy of reducing prices from
Off plan prices. This is shocking, never buy off plan from Barkley homes - best to wait until development is finished and then get better offers.
Superb London development
Berkeley Homes urban houses are high quality sustainable homes within a natural environment and easy reach of central London. My new home is minutes away from Kidbrooke station and Greenwich park and Blackheath. It’s fabulous.

Helpful team and wonderful after sale services
Throughout the purchase process Berkeley Homes has been keeping me well informed, keeping up with the timeline and their information is easily to navigate and digest.
In particular I was warmly received by the lady in charge of the sales office at the Eden Grove site in the morning of 22 January 2024, albeit more than 2 hours before the opening hours. She helpfully showed me around and gave me a walk-through of the sample apartment.

High quality residences.
High quality construction; different size blocks are very attractive; site beautifully laid out (trees, gardens, lawns, open spaces, main entrance); provision of all kitchen appliances most welcome; basement parking served by lifts is excellent. Visitor parking, unfortunately, is substandard (lacks flexibility, sensitivity, realism).

Good quality apartment, the entire estate has very nice layout, helpful and efficient customer care staff. Worth the premium paid.
