A great help for narrowing down…
A great help for narrowing down suitable properties in Belfast. However, it is a pity that paying a deposit does not guarantee that you will actually receive the room you originally paid the deposit for. In my case, the room I had paid a deposit for subsequently became unavailable, and I was offered an alternative room at a higher cost instead.
This is something to be aware of when using the service, and I would recommend confirming what happens to your booking and deposit if the original room becomes unavailable before committing.

Thank you for your feedback. We’re pleased AFS helped you narrow down suitable properties in Belfast, but we’re sorry to hear about the issue you experienced after paying your deposit. AFS is an accommodation search platform and deposits, room allocation and booking terms are handled directly by the accommodation provider. We completely understand your frustration at subsequently being offered a more expensive room. If you contact our support team with the property and booking details, we’d be happy to look into this with the provider and see if we can help.

This website helped me amazingly!
This website helped me find a great accommodation very quickly. Affordable and a perfect commuting distance from my university and the nearby town center. The advisors were very welcoming and answered all the questions I had. 10/10 experience.

Thank you for the fantastic 10/10 review! We’re delighted we could help you quickly find affordable accommodation in a great location for both university and the town centre. It’s also wonderful to hear our team made you feel welcome and answered all your questions. Wishing you all the best in your new home!
Very disappointing experience
Very disappointing experience. The website lists and advertises a large number of properties as available, but when you enquire, you are repeatedly told that they are no longer available. You then have to keep sending separate enquiries just to find out what is actually available. The listings do not appear to be kept up to date, which makes the whole process frustrating and a waste of time. It would be much more helpful if the website only advertised properties that are genuinely available.

Thank you for the feedback, and we completely understand your frustration. Availability on AFS is managed and updated by the accommodation providers themselves, but we recognise that this doesn’t make it any less frustrating when a property you’re interested in is no longer available.
Keeping availability as accurate and up to date as possible is something we’re actively working on with our accommodation partners, particularly during busy periods when rooms can be taken very quickly. We’re also improving how we recommend alternative properties so students don’t have to repeatedly start their search again.
We appreciate you highlighting the issue and are sorry we didn’t provide the experience we aim for.

Simple website, understandable terms, and friendly staff.
The website is quite easy to use and understand what you're getting into before accepting your offer. The terms of renting are very easy to understand, which is especially useful for new students. The staff are probably the best aspect of AfS, as they check up on your progress each step of the way, and are very understanding and polite.
