My time at Vita Lewisham- stayed there for a few years as an international student where I wasn’t accustomed to the UK accommodation scene but now that I’ve left the UK after staying for five years I can give an honest and experienced review:
It was not worth the cost whatsoever. Ridiculously overpriced which you wouldn’t think so considering it includes breakfast and housekeeping however, the breakfast was very boring and repetitive. Everyday it would be the same options of mostly cold meals (even the hot meals were cold) and apple juice as the coffee machines would stay broken for months and months. This was also the case with the toaster. Small things like a toaster and a coffee machine not working for months in a breakfast which makes up for the expensive rent should not be overlooked.
During my stay at Vita, many things would break. There was a time during November (where it was freezing this one particular year) and all the heaters in the building were broken. For a building with 34 floors, probably around 20 rooms a floor (excluding the shared flats) their only solution was to bring in 10 portable heaters. I once asked if there were any heaters left and was told “Come tomorrow in the morning to the lobby. First come first serve” where I had to wait 3 days getting ill before I finally managed to get a hold of one- that heater ended up staying for over a year as the heating in my room had never been fixed.
Another instance is the water issue. There was almost a consecutive two weeks where the entire building had no hot water and the only update we would get was an automated email everyday to let us know we could shower at the building across the street. No update on when it would get fixed since the automated email said “tomorrow” and this went on for two weeks. But hey… they gave out free donuts in reception to make up for everyone not having a basic necessity so it was all fine!
Also, the amount of times someone had stolen my food that I delivered to reception or a parcel I ordered were too many to count. I once went downstairs and asked the reception if they had seen my food and they laughed at me and told me a homeless man had come into the first set of doors, grabbed it, and ran away.
Maybe stolen food wasn’t entirely their fault but there were many instances where it definitely was. For example, there was a time where one of the three elevators were not working (you’d be very very lucky to catch all three elevators functional at the same time) and I had to wait 25 minutes just to get to reception to get my food. I called my uber driver as every elevator stopping at my floor was full and told them to leave it with reception as I couldn’t make it down yet. The uber driver passed the phone to the receptionist to which I explained “Could you keep the food til I come down, I can’t catch an elevator.” And the receptionist replied “No, sorry we don’t do that” I understand but when it’s clearly the building’s fault- there should be an extent to which you can slightly bend those rules.
On the note of male receptionist and staff (everything I’ve noted having to do with staff have all been men) the inappropriate relationships between some of them and the residents is disturbing. Please learn where to draw the line because mingling and being friendly is one thing, everything past that is another and I’ve heard of three different circumstances to which this happened.
Pro’s I will note:
The customer service callback is 10/10- I’ve always been helped by very lovely staff and they’ve always been attentive
I got my room through a reference through a friend who passed me to an agent and she was amazing at helping me
The housekeeping is almost always on schedule and clean well
The gym is great and the women at reception are lovely and so so fun
Location is great, right next to DLR. super easy to get into central London.

Vita Student is amazing, location wise and staff wise. It has made my life in Glasgow so comfortable and accessible, as the location is so convenient. The amenities are incredible, with a gym and many study spaces it really is perfect. 10/10 recommend.

Leeds portland crescent is awful! Broken heating for 2 years all becuase vita are cheap and wont fix the whole place due to structural issues. Yes they bought it from hampton by hilton, and are trying to blame them, but then do nothing to fix the issues and say they can't be fixed. Jesse is unprofessional, don't tell staff you'll get rid of them for not getting feedback from residents because its part of their contract! Don't expect staff to paint rooms then laugh at them and talk about them in the hub when it doesn't look good! Hire a painter like everyone else, if you actually will pay the painter that come. All that Jesse thinks about is KPIs, faking attendence to events that only 1 person turns up for, and asking for feedback all the time by making staff knock on your doors to ask, all for her yearly bonus. Also talking to students about personal issues is unprofessional from Jesse, needed to know her boundaries!
Update: Vita reported this review to try and remove it ( trust pilot are happy to keep this up as fedback as not an issue at all) instead of contacting me to discuss the issues that were present in this specific vita building. Not a professional way of dealing with the issues at this site
Update: response from Vita, however have no idea how they are going to investigate it as they have not asked for further details of my experience. Furthermore, Vita have now decided as if the 15th October they will no longer manage portland crescent site and a different company called student castle will take over this building. This says alot... can't fix the problems pass it to another company and don't deal with the complaints just leave it to someone else to fix....

Living here for 3 years, Manchester, and I’m writing this because over the past week I’ve finally had enough. Nice location, nice staff, but everything else is absolutely ridiculous.
Half of the lifts are constantly out of order, so living on a top floor means it’s quicker to take 15 flights of stairs, because the lift takes 10 minutes to come up and down. Don’t even get me started on going up.
Internet is incredibly unreliable. Fast when it works, issue is it hardly works. Consistent disconnection issues, and the provider is absolutely terrible. Was working on a project due tomorrow, internet gets disconnected, I wait 3 hours hoping it comes back, constant calls with building staff and also providers, only to get told “it’ll be tomorrow morning” after being led on for 3 hours of my time. This is about the 3rd time I’ve had internet issues this week, and this was the worst. After writing this, I’ve edited and changed my review to 1 star and I was told that the internet won’t be fixed until Monday (3 days). Ridiculous when you pay so much. Unacceptable.
Also in a shared kitchen, a big fly problem in the 16th floor, no matter how clean you keep it. I rebooked same room now years in a row, one time I moved in, they didn’t even look to clean the dead flies on top of the exhaust.
Also there is meant to be a mandatory kitchen clean every week for cluster kitchens, happens more like once a month.
The rooms themselves are nice, but wow, the building, internet, everything else is absolutely not worth the amount I pay for it. Incredibly frustrating and disappointing. I pay for the location.
Lifts don’t work, internet barely works, cleaning is infrequent. Awful value for money.

Do not get involved in any way with this company.
I stayed at VITA for the academic year between 2024/25.
I have never encountered such a truly unkind, inconsiderate company. The buildings are ok, but that is it.
When staying there, there was no natural light in my room since it faced a wall, it was near a community kitchen that had regular parties and kept me up despite me complaining to front desk multiple times, my door lock broke (randomly, I came back from holiday and it was open) and it took them 3 days to fix it; despite this, in my opinion, being questionably legal - "according to Awaab's Law, landlords should aim to: Complete emergency repairs within 24 hours". They did not aim to complete it and didn't provide any sympathy or apologies. The in-building VITA staff are beyond incompetent and not kind; they don't like their jobs evidently. The service staff, like cleaners and repair men are the nicest people. Though, I don't believe they are fully affiliated with VITA and also don't have an influence on the operations.
I had a broken curtain (again, randomly) and they took two weeks to fix it - despite this being an issue with lack of quality construction I would assume. So I didn't have any curtains for two weeks.
They lost a few of my packages (despite deliveries saying they arrived) but I never received them. They also don't care when this happens.
The washing machines never work, they are always broken. For an entire year, half the washing machines just didn't work.
The VITA company & The VITA building team will take 2+ days to reply to emails; which I honestly think is unacceptable.
They hold on to enough money from students (evident by these other reviews, and personal experience) that they can afford to hire more people and provide a basic standard of customer service. They also refuse to provide you with a phone number you can call; only call backs are an option. This, I would consider bad practice.
The staff are unkind and the student atmosphere is unwelcoming. I honestly started to feel like I was in some sort of hell.
I had a booking with them (after they pressure and push you to book) that I later cancelled for 25/26 and they make it incredibly difficult to get out of a booking should you choose not to want it anymore. They will breach contract, not adhere to their own terms and conditions and make it incredible difficult for you to realise this since they will answer you like politicians. They later went back on everything they said after I got legal representation involved who proved my point and they decided to adhere to their own Ts and Cs.
I cannot emphasise enough, no 'amenities' are worth getting involved with a greedy company as despicable as VITA. They are truly a deeply unkind company, who anybody should be ashamed to work for or own. What a horrible way to treat, and take advantage of, students.

I strongly advise anyone considering Vita Student to think twice, especially international students who depend on visa approvals.
My UK student visa was refused, something completely outside of my control. Vita Student’s own contract states that if a student does not obtain a visa, they should not be liable for the accommodation fees. I provided all official Home Office refusal documents and proof exactly as requested. Despite this, they refused to honor their own clause and denied my refund.
Not only did they keep the money I had already paid, but they are now pressuring me to continue paying future instalments for a room I legally cannot use and was never able to move into.
There was no empathy, no flexibility, and no genuine attempt to resolve the situation fairly. I was treated like a reference number instead of a real person whose education plans were disrupted by immigration decisions beyond my control.
This experience has been extremely stressful, financially damaging, and emotionally draining. For a company that markets itself as “premium student accommodation,” their customer care is shockingly poor when students actually need support.
If you are an international student, be very careful. Even when you follow their procedures and provide official evidence, you may still be left out of pocket with no meaningful assistance.
I deeply regret choosing Vita Student and would not recommend them to anyone

My experience as a student at Vita Student has been extremely stressful. I came to the UK to study and stayed in their accommodation for my first semester. Initially, everything was fine. But then something happened in my life that caused serious problems with my mental health. I applied for a Reasonable Adjustment Plan, which was approved by the university’s therapist, and I received letters from my GP supporting my situation.
Unfortunately, the plan was approved at the end of the year, so I could not benefit from any of the adjustments. At the time, I also didn’t know I could appeal. When I asked the university’s international office if anything could be done to get back into the program, they said no and did not mention the possibility of appealing. I was shocked, and at that time, my mental state made it hard to think clearly.
Close to the end of the second semester, I received a WhatsApp message from one of Vita Student’s agents, asking if I wanted to rebook my room for the second year. Based on the contract’s terms (“no place, no stay; no visa, no stay”), I assumed I could rebook and cancel later if needed. Although I wasn’t sure, I said I had to speak to my parents. The agent encouraged me to decide quickly, which caused me stress, and I reluctantly rebooked.
Later, when my situation with the university arose and I could no longer stay, I informed the agent. She said there was nothing she could do. At the start of the second year, I tried to find a solution by asking other students and contacting the accommodation office, but nobody was able to assist me. I was told the only option was to find a replacement tenant. Because I was not informed earlier, it was too late to find a replacement—all students had already secured rooms.
I advertised my room extensively online. However, no one contacted me for six months, during which I continued paying rent on time. Living in that room caused nightmares, panic attacks, and extreme stress. When I finally found a potential tenant, Vita Student said the price had to be increased. The new tenant could not afford it and left, leaving me trapped with limited options.
At that point, I was in a panic, mentally unwell, and without knowledge of contracts. I had come from another country to study, relying on my parents to guide me, but I received very little support from the accommodation system. Eventually, my partner helped me leave the room. After leaving, I discovered I was in debt with Vita Student and did not know how to proceed.
I could not locate Vita Student on any housing ombudsman registry, which I found concerning. Their contract is very one-sided and legally binding, which may make it difficult for students without financial security to navigate.
I am now seeking legal advice to understand my options. I strongly caution any student considering this accommodation: unless you are financially very secure, you could face financial, emotional, and mental hardship
Price and quality don't match at all regarding food, cleaning, room etc. Staff very friendly except one rude fella.

You know in VITA student Lewisham the breakfast is almost pastries the scrambled part is made very very bad makes the bread wet and the quality is extremely low there are just a few boiled egg never top up after the first round you imagine five or six boiled egg for such a huge building they have removed omelette from the breakfast. I booked a room for 4 nights for my daughter while in between student houses. £177 paid up front. Vita student cancelled with 30 minutes notice as her student ID had no expiration date on it. She sent another document but too late, they cancelled the whole booking. Their response, ring the booking provider, not our problem, leaving my daughter in the street with her belongings. 4 calls later, no help at all, new hotel booked, never again!! Hopefully I’ll get my money back?

I was deceived and pressured by this company and its employees into paying deposits and signing leases which did NOT correspond with ANY of the requests I asked for while enquiring for the rooms and things I needed. Now they have put me in a horrible situation that I cannot get out of and they will do anything to milk money out of their tenants and trick you into paying a deposit and signing over things you cannot change or have control over. They will tell you ANYTHING. I do not recommend under any circumstances you stay with them or deal with this overprices, untrustworthy company.
I was a resident at Vita Student Birmingham (Pebble Mill) during a very difficult time in my life. I had signed a contract hoping to continue my studies, but due to a series of serious mental health issues — including being placed on medication and dealing with emotional trauma — I was forced to withdraw from university. I informed Vita of my condition early on and submitted medical evidence, emails, and personal statements to show how much I was struggling.
While Vita did place my account on temporary hold (STA), I received very little ongoing support. I asked repeatedly for help finding a replacement tenant, but the process was made confusing and emotionally overwhelming. Despite explaining my situation in detail, my hold was recently removed, and I’m now being pressured to pay the remaining balance of over £6,000 — something I simply cannot afford, both financially and emotionally.
What’s more upsetting is that I feel Vita did not treat me with the compassion or understanding they promise in their marketing. This wasn’t just a missed payment — this was a health crisis. I tried to resolve things calmly and respectfully, but their system feels rigid and unforgiving, especially for vulnerable students.
If you’re an international student or someone without a support network in the UK, please be cautious before signing a contract with Vita. They might offer nice buildings, but when real life hits, their support doesn’t always match the glossy image.
