We had a long and difficult sale of our property in the Lakes with the sale falling through once at the last minute. Chris and the team at the Keswick office did their best to keep the subsequent sale moving, chasing sluggish solicitors, facilitating the eventual sale and keeping us informed throughout.
I think they were as pleased as we were when it eventually went through..

Called PFK offices in Cockermouth for an appointment to Value our Property. We were booked in a week later for the 26th February 2025. A Mr. M. Hewitt arrived slightly late and breezed in with no portfolio or note pad. Had a brief look around the house and Gardens and then sat down onto our Settee to tell me the that the valuation was approximately £60-80 K below a correct value.
He then told me that since the beginning of January 2025 he had sold 43 houses in Cockermouth which to me at this time of the year is highly improbable. Astounding assessment after 10 minutes. He then told me that he had indeed come to our house Circa 8 Years ago and did the same degree of undervaluation on this property. Since then we have spent in the region of £50K of upgrading. He also said that the market is worse now then it was then. I recalled this very aggressive and arrogant Estate Agent from that time. He was just as arrogant and aggressive this time round, did he come for revenge because I did make it clear at that time that his valuation was outrageously low. I was not rude but I was firm.

The thing that was probably glaringly obvious was this was the ugly face of Estate Agency.
In fact I have never met such a person in my life.
He even stated that Prices in Cockermouth were exactly the same as they were in Embleton!

How does PKF employ such a person?

Initial contact and eventual comms - ok. Hence 2 stars. Viewed a property, submitted an offer (a lot lower than the asking given work required and amount of time already on market), received no feedback. Chased to be told vendors were considering options, only to see the price reduced (again), without any revisit to my initial offer to negotiate. Personally, I wouldn’t sell via PFK after this experience.

PFK were absolutely great - getting the house onto the market quickly, doing an excellent job with the property details, managing and attending viewings and securing a good sale for us remarkably quickly. Julie, Charlie and Lesley were great to deal with and always responded quickly.

Penrith Office has been brilliant from start to finish. We phoned on a Monday, and the estate agents visited the next day, taking the time to gather all information about the property and what we hoped to achieve. Advised us on improvement to make the property more appealing to buyers and not to do other things . Saving us time and money doing unnecessary work. Very friendly, professional, helpful, and saving everyone time by gathering all the information in one visit.
The property sales information and photo were to a high standard. They advertised the property properly to attract all potential buyer's.
It took them 24 hours to get an offer for the full asking price. But they advised that we let other interested people view the property and pick the best buyer after one week . As a result, we got over the asking price. PFK did all the viewings and negotiations.
Unlike their competitors, they work Saturdays, and our buyer could only view the property on Saturday.
Our property went on the market on the 9th of October, and we exchanged contracts on the 7th of December to complete on the 12th of December. The team put the time and effort into finding the best buyer , at the best price, doing all they could to ensure that buyers are definitely going to buy the property. We are Very happy customers and very pleased we did not go with a competitor , who like to say , "sold in a day" , doesn't work Saturday and visited the property to tell us how busy they are, so busy they didn't ask questions about the house ... Sold my property through pfk Cockermouth and they appeared to do very little/bare minimum to sell the property. I have viewed a couple of properties since and put offers in and was told if anyone exceeds our bid I would be in formed but never was.
Poor experience each time.

Recently sold my house with Rebecca from the Penrirh office. She held together a very problematic chain in a very professional and positive manner. From start to finish she was attentive and calm. i cannot recommend PFK highly enough

Brilliant service across the board, especially from the Planning Department, and their Sales Agents have in-depth knowledge of the local market. Highly recommended.

Waste of time. Called twice to make appt to view no answer 1st time,left voicemail the second and didn’t receive a return call. Eventually spoke to someone today only to be told the property sold on the previous Saturday 3 days ago. No STC marker on the add although I was asked if I wanted to go on a reserve list so they get a second chance of commission.
I think this standard is endemic of this industry at present.

I recently sold my house through PFK (dealing with Charlie Shaw / Julie Wilson). This was in no way a straight forward sale, there were various issues / difficulties throughout the process due to the chain (which is a common occurrence) however I think had I have sold this house privately / through a agent who does not offer after care I would have been a further 6 months of completion. My house was viewed, valued and on the market within 2 days of booking the appointment (at my wish) I had over 20 viewings scheduled within the first 5 days of my house being on the market and it was sold (STC) within 2 weeks. When the difficulties of the sale began aside from my solicitor dealing with these the agent chased these through, progress chased, dealt with queries and looked to resolve matters as quick as humanly possible to prevent further delays. I had regular updates and if I had any questions, guidance and support offered. All in all a service I couldn’t fault.

We have received superb service from PFK in Penrith for what turned out to be quite a complicated house purchase. Emma Bellas, in particular, stands out for making the process as painless as possible - totally professional in her approach, friendly and a superb communicator who is quick to respond to phone calls and emails. She really went the extra mile to make sure our purchase made it through to completion, which despite all the odds it finally did! She is a real credit to the company. Thank you PFK!

The property we bought in Carlisle was being sold through PFK. Due to delays with the chain we ended up having to deal with the PFK Branch Manager. This very officious individual decided to interfere with the excellent service being provided by our Scottish estate agent, by sending in a complaint about them. Luckily she was told where to go as qualified solicitors were dealing with the various transaction. A senior PFK manager phoned to apologise and confirmed the Branch Manager would no longer be dealing with our estate agent.

During the house buying process, due to the way the Branch Manager spoke to me we walked away from the property sale but fortunately she phoned the next day, with a semi-grovelling tone. No doubt the sellers of the property were not pleased with her approach.

My first experience of selling a property and I received excellent service from all the team at the Keswick office. They never made me feel I was a bother although I am sure I was. We were kept updated and the knowledge of the local market proved invaluable. I would recommend them highly.

I was eager to view a stunning property in the Whitehaven area and filled in all my details to arrange a viewing. After a week of no response, I called the office, provided my details, confirmed I could view on any day that was convenient for PFK and the owner. 5 days have passed and I have still not heard a peep. Appreciate that people are busy but a time frame for responses would be helpful to know.

Quite frankly terrible, offered poor advice on selling our property, the valuation was ridiculously lower than several other agents in Cockermouth, will certainly not use in the future!

Just used PFK to buy a property in Wilton. great firm with a special mention to Charlie Shaw. Nothing too much trouble ans quick responses. kept in the picture all the way!. Many thanks!. Now the Cumbtian adventure begins!!!

I haven withdrawn my property from the market with PFK. They didn't handle the sale well. I was to purchase a property through PFK. They lost two sales through the whitehaven branch and keswick branch. The sales person in PFK told the purchaser what offer to put in. Very unprofessional service.

Ironically, we were buying through this agent and not selling but we were greatly impressed with the immense efforts the team went to in keeping the sale on track, especially Paul Doyle who moved mountains to get the legal problems addressed. Paul saved the sale so a massive thank you to him!!

If we ever sell, this will be the agent we would be using.
