This company deserves zero stars.

Absolutely appalling service – avoid Midland Residential Birmingham at all costs.

It appears extremely disorganised, and the lettings manager does not seem to have oversight of what staff are doing day to day.

I expressed interest in a property on 11/03, submitted all requested documents and references by 13/03, and paid a holding deposit. From that point on, there was complete silence—no communication whatsoever.

I had to repeatedly chase them:
• On 19/03, I was told they were waiting for a landlord’s signature, with no clear explanation, and promised a callback that never came.
• I called again and was told the same thing—still no follow-up.
• By 25/03 (the day before my proposed move-in date), I still had no update. When I called, I was again told to wait until “tomorrow,” which was completely unacceptable.

After insisting on an update, I was eventually told to speak to the lettings manager. Again, I had to call them back myself. After a long and frustrating conversation about their lack of professionalism, they finally sent a tenancy agreement, which we signed.

We agreed to collect keys on 27/03 at 12pm. I paid the deposit via bank transfer on the evening of 26/03 and sent proof. Later that evening, they responded saying I should have paid over the phone and that the funds might take 3–4 days to arrive—meaning we might not be able to move in.

Despite this, my bank confirmed the money had been transferred. The next morning (27/03), I again had to call them to confirm receipt—they confirmed they had received it.

At nearly 10am, they insisted we still meet at 12pm. We were travelling from South London (over 2 hours away) and asked for a slightly later time (1–1:30pm), which was refused. The lettings manager became rude and raised her voice, saying if we didn’t attend at 12pm, we couldn’t move in.

They then suggested we could collect keys from the office without an inventory, which we reluctantly agreed to. Shortly after, they called back to say the landlord had cancelled our application entirely.

This whole experience was extremely stressful and unprofessional. I have rented for years and have never had to chase an agency at every single step like this.

At no point did we feel supported or informed—only ignored and then blamed.

Overall: terrible service, poor communication, and highly unprofessional staff.

If you’re searching on Zoopla or Rightmove, always check the agency carefully. If you see Midland Residential Birmingham, avoid them and save yourself time, money, and stress

Worst ever support after giving property on let. They r not upto their words. So many complaints. Rude staff. I left the property almost 3 months back and I am still asking for my deposit back and they r still making excuses to not to.

My name is linda Bishton I had midland housing call me today about rooms available and it was first my son Orlando who suffered from metal heath and he was given a viewing last Tuesday.by midland housing but no good and said that another room is coming available but waited and heard nothing back from them but found out that the room had gone but they were lieing and today they phoned me saying the reason my can't have a room is because he's in recovery from using drugs but no such assessment was ever made with anyone over the phone and they just went by he's metal heath and he's appearance and that's the reason thay knocked him back I even had a member of staff from midland housing saying that he will never ever be given a room due to he's past drug's witch he's never done and the only medication he's on is for Depression and anxiety so the it is

One of the worst estate agents went on the day to view the property, they told me to call back straight away I did that waited 3 days I kept calling back for a response no one got back to me!!!! And I was told in the end the property had gone

Unfortunately, my experience with Midland Housing Maintenance and Management has been incredibly disappointing. As a tenant in one of their properties, I recently encountered a significant electricity power supply issue. It is further added that the property has lots of holes and we gota problem with a pest issues like Mice etc all the time inside the property which made us unhygienic. Despite multiple reports and requests for assistance, their response has been shockingly unprofessional and filled with delays. It's disheartening to see such a lack of concern for tenant well-being and basic necessities. I would strongly caution anyone considering renting from them to think twice.

Worst experience with midland housing Maintenance and management. Very unprofessional people without work ethics.
Never, resolve the issue which has been discussed . Too many workers, each time you need to tell whole issue again and again. Take too much time to resolve the emergency issue. They say to get back to you but never get back to you.

Awful experience. Black mold in the bedroom. Support worker didnt attend any support sessions during my time there. When collecting my belongings from King's heath office half my belongings were missing. Refusing to file complaint or compensations procedure. In touch with relevant authority's.

Clear lack of communication between estate agents and landlords, and between estate agents themselves. Issues like knowing the contract details of a property, having our names wrong in the contract multiple times, not remembering any of the information we gave them. Jumped through ridiculous hoops of sending the same information 5 times when rudely asked, never getting replies when we had questions either.

On the day we were meant to move in the inventory still wasn't done for the property. We were present for the estate agent attempting to do it (luckily for us) and found the entire side of the building was COVERED in black mould. The house was full of absolutely full of trash, marks on everything, an old fridge on the driveway the estate agent told us to just "leave there". The boiler wasn't gas safe certified since 2018, but we'd been told it was brand new that week which is why we'd been delayed. There was no electricity or running water. The estate agent then tried to write down that everything was in good condition. He repeatedly asked "what's in poor condition" whilst staring at a door hanging off its hinges covered in mould and rot. For the entire 4 hours he was there he knew absolutely nothing about the situation and actually made us phone the office and talk to them whilst he sat in his car.

In the end the landlord agreed the property was not in a fit state to rent. Legally it doesn't meet minimum living standards (the estate agents still denied any issues) and actually would be a massive health risk to anyone within the property. The very next day the estate agents have relisted it for rental.

Having spoken to several professionals and shown them the inside of the property all have confirmed that no part of the property was fit for someone to live in, and would definitely pose a great risk to anyone's health even for a short period of time.

Genuinely atrocious, not just bad estate agents who don't know anything about the law and only want your money, but zero consideration for the health of any potential renters who could leave that property with life long health problems. Avoid at all costs.

Unprofessional staph. To make money and piece of mind as a landlord go to another estate agent.

If I could give a 0 I would!! This is the worst company in history. The staff are rude ! The worst customer service I’ve ever received. Any positive review you have seen on here is a lie. They are not professional at all and very disappointed.Don’t waste your time. They don’t turn up to viewings and lie. They don’t give you management details to complain too they just pass to another rude staff member!

So unprofessional. The agents don’t turn up to viewings and then don’t answer the phone either. Absolute waste of time!

Unprofessional company! Don't turn up for booked viewing appointments and then claim the appointments were never booked! I don't know why landlords give them properties to let - they are completely useless!

I've let a shop for the past year from Midland Housing and every interaction (once the agreement was signed) was negative.
The staff are unprofessional in their dealings and speak to you very casually to the point of being rude and abrupt.
My landlord was the worst landlord I ever had.
There were a number of issues throughout my lease that were not dealt with properly to the point that I sent a recorded letter to the registered address in order to sort the issues out and in return I was fobbed off by an office junior. I had lost trading hours, damage to equipment and stock due to a leak from the flat above and the landlord and letting agent were not interested in sorting this out or treating me fairly.
I did not renew my lease after one year and the final straw was that the person who met me at the shop to do final inspection and collect keys was rude to me when I refused to sign a form without the form being completed first.
He spoke to me like dirt when I said that I don't sign forms where the information can be input after the fact.
There are many other stories like this and I would have never dealt with this company had I known.
I would advise anyone to stay clear.
All that remains now is to see if my deposit is returned to me. I wouldn't be surprised if it isn't.
