I obviously never met who did the survey, but they seem to have done a very thorough job of the report. I was very pleased with what was checked as I only had a level 2 survey. I would recommend.

£30k of damp issues missed
I instructed IQS to carry out a Level 2 HomeBuyer’s Survey in July 2025 prior to purchasing my property. The report concluded that the property was generally in good condition, with only minor or moderate issues identified.
After moving in, it quickly became clear that there were significant and long-standing damp problems that had not been identified. These included visible efflorescence salts on internal walls, persistent damp odours, mould around window frames, and severe moisture issues in the main hallway and staircase. A specialist damp and timber survey carried out shortly afterwards confirmed extensive, long-term damp throughout the property, including extremely high moisture readings and deterioration to walls and timbers.
I raised a formal complaint with IQS and provided the specialist report and supporting evidence. Unfortunately, the complaint process was very frustrating. Rather than addressing why these visible and material defects were missed or understated, IQS relied heavily on the limitations of a Level 2 survey and ultimately declined to accept responsibility.
The consequences have been severe. I am now facing remedial works costing over £30,000, alongside significant disruption, stress, and ongoing concerns about damp and mould within the property.
Based on my experience, I would strongly advise others not to use IQS if they want a survey they can rely on for such a significant financial decision.

IQS takes all client customer complaints extremely seriously and has considered the points that you have raised within your review, including reference to the separate ‘Damp Survey Report’ that you commissioned following taking ownership of the subject property.
As you will be aware, your client customer complaint has previously been considered following the procedures as set out within Stage 1 of the ‘IQS Complaints Handling Procedure’ (CHP) entailing separate investigations by both an IQS Senior Surveyor and IQS Associate Director with these concluding that IQS considers that it is not responsible for the matters of complaint that you have raised. Also, as you are aware, you now have the opportunity of seeking determination via the nominated RICS independent redress provider following Stage 2 of the IQS CHP.
The contracted service was for a level 2 home survey with the scope being the intermediate level and not as thorough as the scope included within a level 3 home survey.
However, irrespective of the level of survey (i.e., either a level 2 or a level 3 home survey), the scope does not include a “specialist damp survey”. The inspections carried out on home surveys are to all the building elements throughout any property, whereas a “specialist damp survey” is a dedicated survey concentrating solely on one specific subject matter.
A level 2 home survey does include the taking of damp meter readings, and in the regard, the IQS Surveyor took multiple damp meter readings commensurate with the scope for a level 2 home survey. One of the damp meter readings highlighting damp to a specific area requiring further investigation, one detailed a “risk”, with the remaining readings detailing “dry” conditions.
The separate specialist ‘Damp Survey Report’ that you commissioned highlighted “condensation” with significant contributory factors being:
• The indoor drying of wet clothes within your property without adequate ventilation (e.g., without opening the windows when indoor drying)
• The closing of all integrated trickle ventilation to windows
The IQS level 2 home survey report also highlighted the defective condition of mechanical ventilation (“extractor fans”) within the bathrooms and Kitchen to your property with the separate specialist ‘Damp Survey Report’ commenting on the same. Again, the lack of ventilation to these areas being a significant contributing factor to the condensation issues.
Whilst IQS very much has empathy, IQS maintains that the level 2 home survey was carried out in compliance with the RICS Professional Standard ‘Home survey standard, UK, 1st edition, November 2019’ and in accordance with the scope of service contracted for.

Homebuyers Survey
Very happy with the Level 2 survey undertaken, Matthew Meadmore was thorough and spotted a number of things that we hadn't noticed during our viewings. Seamless experience, IQS booked in the visit directly with the Estate Agent within a few days of instruction and the report was turned around within a week, containing good detail and helpful photos.

Complaint as service I paid for not received
We had the survey done which was carried out within three weeks of booking and was satisfactory. However I paid extra for a drone survey of the roof which was never carried out as in a no fly zone. Despite being told the extra £100 I paid for this additional survey would be refunded, it has yet to appear in my bank. They do not reply to emails and despite being told they have sent to their accounts team over a month later nothing! Don’t trust them with your money and make sure you check what you’re paying for!

The survey report detailed and comprehensive
The survey was carried out quickly and the report was only a few days after survey.
The report was comprehensive and gave details of the condition of the property and what needed to be done to improve it with the relavent degree of severity identified. It was the most comprehensive survey report my wife and I have seen.

Had a level 3 home survey from IQS. Survey was booked quickly and the report turn around time was very good also. Quality of the report was excellent with nothing needing further explanation everything was laid out clearly and able for the lay person to understand.

We chose a Level 2 survey for an older home.
We chose a Level 2 survey for an older house. We already knew we had some problems to fix, so our survey choice was intended more as a safety back up than anything else. As it turned out, we were glad we made that choice. Our surveyor backed up what we knew, as well as giving us details of issues we had not spotted.
He was also able to give us very helpful hints and guidance over the phone and we were able to renegotiate our purchase price.
This company was helpful and easy to contact. We would recommend them.

All arranged and booked via Homemove - they contacted the estate agent directly for access so I didn't have to do anything. Survey completed and report back the following week. Very detailed and informative. Good communication all round.
