Undervalued my propertyng
Undervalued my property making it impossible to sell. Won't listen to reason. Compared my property to one's from worse areas and not on one's nearer my area including on my own street. Wouldn't communicate or speak with the housing association I am with trying to sell my shared ownership house. When the surveyor came out he told me I had no issues with the house then on the report they stated they were problems and used them as excuses for why they valued the property poorly. They also took double the time to get my valuation back to me than they state.

With regard to our valuations, as they are not for lending / borrowing purposes, they are our opinion of the current and present market, whilst noting the condition of the forthcoming market. There are a number of factors in deciding and calculating the value, in addition to comparables. Please note that we did communicate and speak with the housing association however the comparables that they had suggested we use had not exchanged contracts and therefore are not classified as a sold property. We have taken the most recent information available for comparables for the subject property. We have had to take into account types and styles of properties, in order to obtain a square foot value, which has then been weighted accordingly. We have also considered similar properties for sale, within the vicinity, to review the supply and demand.
We have communicated with yourselves, giving you rationale and reasoning as to why we have valued your property and the given figure. Our valuers are RICS accredited with years of experience and will not be pressured into tampering with our values.
Great value for money
Great value for money. I had a Level 2 survey for a flat and they covered all the places they could access which were relevant and found multiple things to consider going forward that I'd missed. (With pictures.) Would definitely recommend C&C Surveying

Not sure whether we had value for money…
Not sure whether we had value for money for a level-3 survey. Report doesn’t even mention approximate value of the property. I was advised to pay £200 more to get a detailed retrospective valuation report, which we felt would be a waste.

We note your review, which is unfortunately factually incorrect. At C & C Surveying we pride ourselves in providing the best level of customer service possible and our reviews do speak for themselves.
Under the RICS’ own description of a Level 3 Building Survey, it is stated that the ‘The service – the surveyor provides the standard RICS Home Survey – Level 3 service described in this section, unless you agree with the surveyor in writing before the inspection that the surveyor will provide extra services. Any extra service will require separate terms of engagement to be entered into with the surveyor. Examples of extra services include:
- market valuation and reinstatement cost’
Unfortunately, this is something which you had discussed with our team prior to booking, but then declined when advised of the cost.
Clients unfortunately do not always comprehend that these are additional services with additional reports or sections of reports required.
A Building Survey report is produced by our Building Surveyor and the information contained within this report is based on the condition of the property surveyed at the time of the inspection.
A Valuation Report is produced by our Registered Valuer and this is a separate document where information contained in a valuation report and reinstatement cost, which will take into consideration various factors which include the size and condition of the subject property, location, comparable properties sold in the locality and other relevant data in compiling this valuation report.
We had even attempted to assist you further in this matter by offering you a Valuation Report for a discounted sum of £125 inc. VAT as a gesture of goodwill on our part, which you have yet to respond to.
We always go above and beyond for our clients and its rather surprising when a client sells their home paying an estate agent a five-figure sum to sell a property, yet quibbles over a £200 for their new home they will invest the next 30 years of their life in.

I paid for a level 3 survey which bought many issues to my attention, including an issue with asbestos and damp/mold in property which I otherwise would have purchased and bought my 5 week old daughter into!

C&C were one of the cheapest quotes I got, but after reading the reviews, I booked them. I had such a great experience, I was kept up to date, the surveyor was extremely thorough and gave a detailed report within 2 working days. Really recommend using them.

A very thorough survey report with photos and analysis and practical solutions to issues raised. Our surveyor was Erdoğan who was most helpful with a follow up phone call giving us plenty of time and advice and talked through any conditon rating 3 issues flagged. Would highly recommend him.

Professional Surveying
Very professional service. Our survey was completed on the Thursday and we had a very detailed report on the Monday. I’ve had surveys from previous purchases, but this one completed by C&C Surveying was really in-depth, lots of pictures and recommendations.
I would definitely recommend anyone to use this company when looking for a survey. We had a level 2 home buyers.

Saif - thorough and totally reliable.
Saif, was EXCELLENT! The report was thorough and well presented. He picked up on Japanese Knotweed in the garden which if he hadn't could have been a huge and costly move in cost for us. Other surveyors had missed this in previous attempts to purchase the property so we are exceptionally grateful for his diligence. He made the time to walk me through all the key aspects of the report on the phone and was patient with my questions. This was an excellent survey and value for money. Highly recommend.
