Writing this review after being spoke to in a very rude manor by both S and L. Me and my ex house mate just moved out of our flat exiting our tenancy early meaning we would have to pay a break out fee which we did ON TIME and kept communication with the agents at all times. But of course now we have moved out and are awaiting our deposit back we are sent round the houses being told many different things by many different people. It’s funny that we do everything on time but when it comes to us getting OUR money back we are left waiting given many different responses in a very rude manor. Absolutely awful agency I WOULD NOT recommend to anyone!!! Honestly the worst!

Danny has been just great at selling my house. As soon as he took over he was always on the end of the phone or email and communicated in a way far above what I expected. There were lots of problems arranging viewings due to Covid and the property having tenants but he managed it all and now I have a buyer. I can absolutely recommend him.

By far the worst agency that I have…
By far the worst agency that I have rented through.
At first they tell you all you want to hear just to make you sign (“of course it is pet friendly!” It was not). Then they belittle you (asked for several items to be removed from livingroom, agent said yes to all then a few days before agreement started I asked for confirmation and they were like “unfortunately this can’t happen (some items had to stay). We can cancel the contract if you want”. Sure, I will cancel the contract 7 days before we have to move in after everything has been paid and confirmed.
FIVE weeks before tenancy was to end I was asked if I want to stay or to move. When I asked about what staying would mean (i.e. price), they said they THINK it might increase with over A THIRD of what we were paying. When I said I was not comfortable paying that much more when I get no upgrade, they “kindly” informed me that I was “mISsiNg tHe pOiNT” and that prices are back to what they were pre-pandemic. Not 5 minutes later I get a confirmation of tenancy ending at end of contract and was slapped a form 6A (Notice seeking possession of a property let on an Assured Shorthold Tenancy) which doesn’t even make sense in our case (I have 2 months to vacate from an 6A as opposed to the 5 weeks notice we received in regards to the change in price, if we were to renew). 5 hours later (5ish pm) same person had the audacity of saying that they want to schedule viewings the very next day at 11am like ??? Yea, no thanks.
Cue to deposit return - thankfully the deductions were up to the landlord and she has been correct and professional about it, even if I was the one that had to start the conversation. But the process of the return was the agency’s job.
We all signed the documents in the same day which means that they had 10 calendar days to return the deposit or, as it was written on the agency’s document, 5-7 business days since said document was signed, both having the same calendar end date. One day before the legal time frame I reminded them that I am to receive it by the end of the following day and asked them to confirm. I was ghosted but I received a couple of hours later an email from TDS that the agency removed the deposit from the database, so they haven’t done anything by then. One more angry email later, I finally got confirmation and the return of the deposit after 2 full weeks.
I am thankful that this was finally sorted and I waited until getting my deposit back to post this as I feared they would find a way to do me dirty if I was not 100% done with them.
Yes in the end everything turned out ok but at the cost of dealing with their incompetence, lies and rudeness.
Check your contract!
We were a landlord with Atkinson Mcloud. Our tenants signed a 3 year contract and as requested we paid our fees upfront. When the tenants left after 2 years AtkinsonMcloud refused to ‘refund’ the money and stated we could only use it as a credit if we found further tenant's through them. When we went through a different agency they would not give us our £3k back. We have now gone to the property ombudsmen who have ruled that AtkinsonMcloud have to give us our money back and described the contract as misleading. Still Atkinsons won’t give us our money back. Please use this company with care and double check the contract. Should your tenants leave they will not refund any feeds to you.

Sale of our house
Our agent found a buyer for our property within 3 weeks of advertising it. His advice and support throughout the process was invaluable. He was always available to answer our questions. When we had a problem he helped us resolve it with patience and sound advice. It was great to work with him.

Since the property have some issues I had to reach out to the property management.
But I haven't received any updates for a while (It took almost 3 months to get an update), but the PIC has been changed as Arshia Khan. Unlike the previous property manager, she was very quick to respond. And she knew what the problem was and how she could help me out. Most importantly, she kept noticing me the updates in order to let me know the progress. Thank you again Arshia!
