It's possible they landed in your spam folder, or that they ended up in a "promotions" inbox. I can see that you got our appeal results email letting you know that we saved you $860 this year, so that's great!

You hired us to lower your property taxes, we handled your appeals, and unfortunately, we weren't able to secure the reductions we were hoping for. I know you're frustrated. We are too.

Each year, we successfully secure millions of dollars in property value reductions for our customers, but unfortunately, we can't win every appeal. Brazos County in particular can be a notoriously challenging jurisdiction for property tax appeals. We've seen strong evidence packages that might earn reductions elsewhere get rejected without a clear reason why. We still research each property, build the strongest case the evidence supports, file the appeal, and advocate for a reduction, but ultimately the county has the final say.

I do want to address the suggestion that an unsuccessful result means the work wasn't actually performed. We completed the appeal process on your behalf and advocated for the reductions we believed the evidence supported. Unfortunately, the county didn't agree. That's certainly not the outcome either of us wanted, but I can assure you your appeals were filed and serviced with the same dedication as everyone else's.

Situations like this are exactly why we created our Savings Guarantee. We don't think customers should simply be out their money when we don't deliver savings. Since we weren't successful this year, your next year of service is on us. We'll have new assessments, new sales, and new evidence to work with, and hopefully a much better result for you next time around. If not, you'll receive a full refund, no questions asked.

We were able to successfully reduce your property's market value this year, although we certainly understand that the resulting savings were smaller than you expected. Property tax appeal results can vary considerably based on the available evidence, the property's valuation, and the county's decision. In this case, we were pushing for a much larger reduction, but ultimately the county did not rule the way we wanted them to. Appealing is unfortunately not an apolitical process.

I do want to clarify that since you enrolled in our Full Service offering, our team handled the entire appeal process on your behalf, including researching your property, preparing the evidence, filing the appeal, negotiating with your assessor, and attending your hearing. These actions were taken by us to minimize the amount of time you needed to spend doing appeal work yourself.

We also stand behind our Savings Guarantee. Because the savings from your appeal were limited, we'll provide your service next year completely free of charge and try again with a new year of market data. Our hope is that we can build on this year's reduction and deliver a more meaningful result for you next time around.

My name is Noah, and I'm a Customer Experience Manager at Abode Money. I've reached out to you several times privately to try to resolve your concerns, but since we haven't heard back, I'd like to clarify the facts here for prospective customers reading this review.

You signed up for Abode Money's property tax appeal service on January 22. In the months that followed, we sent regular updates regarding your appeal. When you previously expressed concern that you hadn't heard from us, I also personally contacted you to explain that your annual appeal window had not yet opened and that we were still on track to work on your property when it did.

Once the filing window opened, our property tax expert analyzed your home and found evidence supporting an appeal. We then notified you several days in advance of the $50 county filing fee required to proceed. This is a county-madated fee required to file your appeal. This was not another Abode Money subscription charge or an attempt to repeatedly charge your card. We make no profit on filing fees. As I shared with you, most counties don't have these fees, but in counties that do, we wait to charge them until we're sure we have a strong appeal case.

When you contacted us and said you did not want to proceed, our team responded within approximately 30 minutes, canceled the appeal, reversed the $50 charge, and refunded your initial sign-up fee. We subsequently confirmed that there were no other charges pending on your account.

Since then, I've personally reached out several times to make sure your concerns were resolved and to give you an opportunity to discuss anything you believe remains outstanding. Those messages have been delivered, but we have not received a response.

We take allegations of fraud extremely seriously. When you raised your concerns, we responded, canceled the service, returned your money, and I repeatedly attempted to contact you personally afterward. At no point have we tried to keep money for a service you told us you no longer wanted.

I'm sorry that your experience this year was disappointing. If there's anything else I can do to make it right, please reply to my emails and I'll be happy to discuss with you.

Firstly, we reduced the value of your apartment by $33,187, which saved you $664 this year. On our flat fee plan of $99, you're netting $565 back in your pocket. Of all the tens of thousands of appeals filed in your county, the size of your tax reduction places you solidly in the 86th percentile. By this I mean that only 14% of people in your county will see a bigger reduction than you this year; the rest will save less money or save no money at all.

Second, your appeal was filed and protested by one of Texas's best property tax experts. She holds a rare "Senior" Property Tax Consultant license, an MBA, and has won thousands of appeals over her 20 year career.
