They missed the protest hearing they set, and now I can't get a hold of anyone. Their phone number is just for voicemails (2 have gone unreturned), and the emails are suddenly being ignored. Not only did I pay for a service they didn't provide, they're not even decent enough to be accountable. The contact information on the protest letter they sent the city of El Paso is from the state of Florida, so absolutely nothing seems valid all of a sudden. I will take this as high as needed to help others not have to deal with this scam. BUYER BEWARE!

Really good experience with Abode Money. They got my assessed value down from $716k to $706k, which should save me around $200+ a year in property taxes.
The whole process was super easy support was good, they kept me updated, and honestly I barely had to do anything. They handled pretty much the whole thing for me which was pretty rad
Definately worth it, really happy with how it turned out. No hassel and saved me some money so cant really complain.

I'm currently in the negotiation phase and they are doing it for me. I feel confident they are negotiating in my best interest. So again so far so good!

My name is Noah, and I'm the Customer Experience Manager at Abode Money. I'm sorry we weren't able to move forward with your appeal this year, but I'd like to clarify what happened with your account for the benefit of anyone reading your review.
As we discussed on the phone, when you signed up a few weeks ago, you received an initial savings estimate indicating that we believed there could be an opportunity to save approximately $800 on your property taxes. This preliminary estimate is based on available real estate sales and broader market trends. Because it is generated before your county releases its final TRIM notice and before an expert can complete a full review of your property, it is an estimate, not a guaranteed result.
Once your TRIM notice was released, your property's valuation came in higher than initially anticipated. We then assembled your evidence package and had it reviewed by your local property tax expert. While there was some evidence on paper that could support a reduction, our expert determined that the county had stronger rebuttal evidence and that proceeding with the appeal was unlikely to result in a reduction.
At that point, we had a choice: collect the county filing fee and proceed with an appeal we didn't believe we could win, or be honest with you about what our analysis found. We chose the latter.
We emailed you with our findings and gave you several options for how you wanted to proceed. You chose a full refund, and your $99 was refunded immediately.
That's an important distinction given the claims in this review. You did not pay $99 and receive nothing, nor did we keep your money after determining we couldn't save you money. You received a complete property analysis and expert review, and when that analysis determined that we could not confidently recommend an appeal, we returned 100% of what you paid.
I completely understand being disappointed that the initial $800 estimate didn't materialize. We would have much rather delivered those savings for you. But characterizing the experience as a "complete ripoff" while stating that your $99 is gone simply does not reflect what happened. You were refunded in full precisely because we weren't able to deliver the savings opportunity you expected.
If there's something beyond the refund that you feel we haven't addressed, please reach out to me directly. I'm happy to discuss your concerns and see what else we can do to make things right.

Pretty much stole my money
I signed up for the monthly subscription and then immediately (exactly two minutes afterwards) emailed them requesting a refund (because the process they lay out AFTER you pay is a lot more intensive than what the marketing suggests). I did not get any reply. I tried to cancel my subscription from renewing for next month, and that option on the website was grayed out because we are "in appeal season." It's not been several weeks, I've sent several emails, and I've never received a reply, I have still been unable to cancel my subscription, and they have done absolutely nothing to file an appeal. As far as I can tell, this was a complete scam.

Abode Money is great and went above and beyond
Abode Money went above and beyond to help me with fighting my property tax value on the house. The handled the initial board meeting and presented the values to the city. They settled on a estimate that was fair.
I wanted to take the next step with the city and go to arbitration and they helped me pull the values and gave me step by step instructions on how to fight the city. At the end of the day, they did a great job, and have a great service.
We are all in this together to fight the city from pushing up home values and taxing us. Its bad enouph the city increases the amount per 1,000 you have to pay so having a service like them to fight the value is worth every penny. I will be using them again in the future.

I received great service from Abode. While I didn't get a reduction of my property taxes, I was offered and received a speedy full refund of my fee from Abode. Their savings estimate can be a bit overstated, but I feel taking a look couldn't hurt and it didn't cost me anything.

As you saw, our savings estimate is an initial scan of your neighborhood's real estate market. We look quickly at both your home and the homes in your area and try to model how much money you could save with a winning appeal. After you sign up, and once your Notice of Value is released, our team compiles your strongest appeal package. The Notice of Value number, once released, can change the size of the savings opportunity available through appeal, which is why the initial savings estimate can differ from the final opinion.
When preparing your appeal, we need to come in lower than your Notice of Value; if we don't, even if we think we can win a reduction, it won't always make sense to file. In your state, the type of reduction we could've won you wouldn't result in cash savings, and it would actually result in you paying MORE taxes if you move within the state. That's why we didn't want to proceed with filing.
Sometimes we can save you money, but that savings would be less than the cost to sign up with us, so we would rather save you the filing fee and have you not file at all.
Finally, in other cases, we have evidence for a reduction that does indeed result in cash savings, but we can look at the comps the county will use for rebuttal and tell that we're not likely to succeed. This involves considering the prevailing "culture" in your county: are the appraisers friendly towards homeowners and work in good faith, or do they ruthlessly defend their valuations? If your appeal expert feels there's little chance to succeed, we'll tell you.
The most important thing I want our customers to take away from your experience is that I will ALWAYS work directly with any customer to resolve their concerns in good faith. Whether you're dissatisfied with the experience, or you just didn't save money, you can reach out to my team and I'll make sure we reach a resolution you're happy with.
