Callum Dudley is the reason I used this firm of solicitors. I couldn’t care less about the firm, all I know is that Callum has always done a fantastic job for me. I will continue using Callum for future transactions. This particular transaction wasn’t the easiest but Callum stayed calm and dealt with issues as they were thrown at us. Thanks to Callum we completed in a timely manner.

We were the sellers in a transaction where this firm represented the buyers. The buyers were first-time buyers, we had already moved out of the property, and there was no onward chain. Their offer was accepted on 1 August, yet the transaction did not complete until the following March – more than seven months later.

Throughout the process we found the buyers’ solicitors extremely slow and difficult to deal with. There were lengthy periods with little apparent progress, matters that had already been answered were revisited, and basic errors caused further unnecessary delay.

One particularly concerning example was their insistence that the transaction could not proceed while a Land Registry application relating to some additional land was pending. When we made clear that we were therefore going to withdraw from the sale and accept another offer, they subsequently confirmed that the sale could proceed with appropriate wording in the contract after all.

They later advised that they could not proceed because a title was shown as closed at Land Registry and raised concerns about protecting their lender’s security. Unfortunately, the title number they had checked was not even the title number of the property we were selling. We, as the sellers, had to point out that they were using the wrong title number.

There were further delays very late in the transaction because the lender's revised mortgage offer contained the wrong purchase price. There were also basic questions raised shortly before completion about matters such as meters, the stopcock, fences and the alarm, despite these having been answered in the property information supplied many months earlier.

Conveyancing can obviously involve genuine complications and not every delay is a solicitor’s fault. However, this was a single-property, no-chain transaction with first-time buyers and a vacant property, and our experience was that far too much of the delay and difficulty arose from poor administration, lack of attention to detail and an unnecessarily obstructive approach.

The whole process was exceptionally frustrating and took far longer than we believe it reasonably should have. Based on our experience of dealing with this firm from the other side of the transaction, we would not recommend them.

Very slow, very very slow with a house purchase and sale. No communication and near impossible to get any information out of them. Holding up a whole chain through their lack of progress.

Very useless avoid them. Especially a Zimbabwean guy called Jo he’s a fraud. My partner has done an immigration application and he never submitted after charging £3000 for legal fees. We reached out to the senior solicitor and he wasn’t helpful. He actually told him that you will not get your money even though the application wasn’t submitted. We contacted that SRA and they comeback saying Joni’s not registered with them he’s not a lawyer he’s a fraud and we should report to the police.

Absolute useless, since getting a quote. I haven’t got a single email reply nor any progress being made with my house purchase. DO NOT USE

This company ultimately lost us our house sale down to their total and utter incompetence. They clearly had no idea what they were doing. Delays responding to our solicitor and agent, continual mistakes and errors along with shocking spelling and grammar in their emails to our agent repeatedly asking for information the already had. So after 6 months of extreme stress on what should have been a simple purchase our buyer pulled out over a non
existent problem they had fuelled by their lack of knowledge.
At the end of the day you get what you pay for! Use a proper local solicitor who knows your area and knows what they are doing. I would add these were our purchasers solicitors not ours they have scarred me for life and now we have to start all over again shame on you Vincents
