⭐ Extremely Disappointed – We Feel Our Plot Was Mis-sold

We are extremely disappointed with our experience with Robertson Homes and feel that our plot was completely misrepresented to us.

When we purchased our home, the plans showed beautiful landscaped areas to the side and behind our property. This was part of what attracted us to this particular plot.

The reality couldn’t be more different. We have been left looking at an absolute eyesore of mud, overgrown weeds and unfinished land. The weeds are now growing through and over our fence and affecting our own garden.

We have been raising this issue since March 2025 and have contacted Robertson on numerous occasions. During that time we have been given repeated assurances about what was going to happen, but nothing has materialised.

What has made the situation even worse is that after more than a year of chasing for answers and a resolution, our complaints and emails are now simply being ignored.

We bought our home based partly on the plans and surroundings that were presented to us. Had we been shown that the area beside and behind our home would be left looking like this, it would absolutely have affected our decision to purchase this plot.

We have photographs, the original plans and a long trail of correspondence showing how many times we have tried to get this resolved.

Buying a new-build home is a huge investment and we expected the finished development to reflect what we were shown when purchasing. Unfortunately, our experience has left us feeling extremely let down.

We are now formally escalating our complaint and considering taking the matter to the New Homes Ombudsman if it continues to be ignored.

While the homes themselves look attractive, our experience with Robertson Homes has been disappointing due to the number of issues we’ve encountered in a relatively short period of ownership.
One of the toilets was incorrectly installed, with a fixing nut fitted the wrong way round. This caused a slow leak that went unnoticed and eventually damaged the flooring in two rooms. Robertson Homes declined to contribute towards the repairs because the issue was discovered outside the two-year warranty period, despite it being the result of an installation error.
The integrated fridge was installed without adequate ventilation, which led to the appliance failing and needing to be replaced within four years.
We also paid for the garden to be fully turfed, but it was left full of rocks and not prepared to an acceptable standard. After nearly two years of discussions and complaints, Robertson Homes eventually agreed to compensate us.
For a builder that markets itself as a premium housebuilder and charges a premium price, the quality of workmanship and aftercare has fallen well below expectations. Based on our experience, prospective buyers should be prepared for the possibility of ongoing repair costs and significant effort in getting issues resolved.
Unfortunately, I would not recommend Robertson Homes.

Our experience buying our home with Robertsons at St Margaret’s has been fantastic, they have been extremely helpful and have kept us up to date throughout the process. Darren has been a fantastic help in the sales team and Russel the site manager has also been superb with keeping us well informed with the build!

DIABOLICAL ! Mud bath , building site living in squalor scared to invite friends/family over due to total embarassament of the development. Shoddy workmanship as masking silcon windows over celophane ?? Leaking bathroom, leaking kitchen, second hand wood used in garden with nails protruding, spare bits wood popped in gate to fit eh was the joiner not wearing glasses that day or lost a measuring tape ugghhhhh ... who on earth inspected these homes and approved certification ? Cracks ok new builds can get them but the tapering man may have had an "off day", hey ho and don't ask about the front porch with dodgy tiling or the brick work that is cammy cazzy in some places - hope your home / site is better than our in Sunny Edinburgh North Quarter !!!

Jenny from the sales team was great with us today, making us feel very welcome and we enjoyed her taking us through the different possibilities available at the Shawfair site. Very helpful and friendly.

The house quality has mostly been ok, however there were serious problems created by under skilled contractors. Vents not connected in the bathrooms, pipework under the sink fitted incorrectly, pipework on the boiler too short, which eventually caused a leak through the ceiling. The issues were resolved but only after I had personally spotted the problems, NHBC had failed to pick any of them up on their inspection, nor the plumber or gas fitter who tested the boiler. However the biggest issue has been the poorly ran site, working beyond the regulated hours permitted by local council. Contractors blasting music at night club levels every other day. I had the pleasure of the drain cleaning wagon from 5.30-8pm last night after 9 hours of sirens and heavy machinery through the day. Thanks Robertson’s it’s been a joy to live on the Bowes Manor site the last 18 months with the 60 days of peace it has afforded me. Shame there was not a minus star rating!

If only we could rate 0 star! Don’t let the beautifully decorated and well finished show homes fool you. We were given a home that was built with careless disregard to quality and standards, leaving us with an unfinished home in terrible condition. Followed up by the most horrific customer service I have ever experienced. Six years on and still unfinished snagging, with catastrophic damage from latent defects from faulty installation, yet no accountability. Our whole development has been riddled with similar issues. Never again would I buy or recommend Robertson Homes. Stay well clear!!

I have waited 4 years to write a review, buying experience was first class, kept in loop of progression at all times.
First 2 years were very difficult with snagging issues, I fortunately kept going and got almost every issue resolved, more by my kicking and screaming than by Robertson's good will, but we did get there eventually.
4 years on we love our home in the Ness castle estate, Inverness and look forward to many happy years living in our Robertson's home.

Gillian from the sales team is amazing , just made us feel so welcomed and we thoroughly enjoyed working with her and developed a close friendship. Thank you Gillian if not for you I don’t think we would have been able to get so attracted to the Shawfair site.
Overall Robertsons are quick and efficient, although they are expensive they do deliver the quality so totally worth it! That said, we are bit disappointed that garden is undone with no turf and would cost us few thousands , would have appreciated if basic turf is done , it’s an unexpected expense which we were not aware until late in the process.

We moved into our Robertson home in December and so far so good. We’ve settled in and it really feels like home.
 
The process of purchasing our home was made easy and as stress-free (as possible!) thanks to Gillian Sosa. Her knowledge and guidance were exceptional. From our first enquiry to viewing the Robertson properties, Gillian put our needs as a family at the forefront and really considered what property was right for us. Always helpful, Gillian's professionalism and care were evident throughout the process, as she kept us informed every step of the way. Throughout the process we felt valued and supported, making our home-buying journey with Roberston a really positive experience. Gillian was instrumental in finding the perfect home for us and we’re very grateful for her guidance and support through the whole process.
 
Since moving in the level of service continues to be high. The Robertson team on site provide good communication, with regular updates, and make themselves available when we experience any issues or have any queries about our property. Assistant Site Manager Ross Sheerin, in particular, has been approachable, professional and helpful.

She was professional, knowledgeable, and always quick to respond to questions. The whole process was handled smoothly, with clear communication at every stage. We reserved a home with Robertson in the summer due to a relocation from Birmingham to Scotland and we didn’t really have a clue about areas or places to live. Everyone has been so helpful and patient in helping us find the right site and plot and also as we had a few hiccups with our own sale getting delayed. Diane at the St Margaret’s site in particular has been incredibly patient and helpful and you can really tell both sales and the site manager care about the quality of the home they are handing over to you! This will be the 4th new build we’ve bought and by far the best service and house!

We bought a house from Robertson Homes in September 2025. Their service has been absolutely brilliant from start to finish. House quality is 100% we absolutely love our house. The rooms are excellent size for our growing family. We received a house gift from Robertson when we moved in. A beautiful box full of goodies from The White Company (which must have cost a pretty penny) this was a beautiful touch by Robertson’s - love it 🥰 Diane from the sales office at Rosslynlee is an asset to Robertson’s. Her customer service is 5 stars. Russell the site manager at Rosslynlee has also been amazing, friendly and very helpful whenever we needed anything sorted or fixed. Highly recommend a Robertson Home to anyone who is thinking about buying one. Tracey x

We just moved into our new home at St Margaret's, Rosslynlee, and love it. We had a difficult process with our own house sale and we're very grateful to Robertsons for allowing us to keep the new house reserved while that was going on; I don't think any other builders would have. A special thanks to Diane for being so kind and patient with us throughout.

The site manager, Russell, has also been great so far at attending to small snagging issues.
