Love this duo! It's the only podcast I consistently listen to. They actually makes education fun and what can be difficulty info much easier to digest :) thanks Rob and Rob - you LEGENDS.

Recently had a Strategy Call with Steve Pyke from Property Hub. He was extremely informative, pleasant and knowledgable. I gained a lot from the conversation and he's given me the confidence to continue my property journey.

Recently restarted my property journey after coming to a halt in 2013 after purchasing 2 house
No money left no experience or education, if only I found this podcast way back then when these guys first started broadcasting, who knows where I’d be now. But today is the now and the future us looking bright, after listening ti these guys for the past 18 months and going right back through all their back catalogue, I’ve started my own property investment business, property maintenance and repairs business and bought and in the middle of refurbishing 2 houses and looking at refinancing and keeping going.
Yesterday I reached out to the Property hub team for advice on investing in Nottingham and was contacted by Team member Steve, his advice and information was invaluable, just going to show what Experts Rob n Rob strand also the team they have built around them.

We have always followed Rob and Rob through their podcast as always seem so authentic and offer really good advice. In 2019, we took the plunge and got their service to find an off plan property, since then all we've had is lies and lies about the flats that are supposedly being built. We don't mind if things are delayed or if there are problems, as long as we get told the truth, but we have been fed so many lies and empty promises about this, we're beginning to think this is a total scam and there were never any plans. Meanwhile they have taken our finders fee which is non-refundable (even when the property hasn't even been built!!), and now we're stuck not knowing whether to pull our deposit or not (if we can even get our deposit back). Terrible service and communication, and deceitful business. Don't trust them.

A genuine attempt to education you for free. no hard sell like every other property webinar you join. Look on the website because what these guys do for free is pretty mad.

I recently invested in an off-plan project in Liverpool through Property Hub and have been extremely disappointed with their communication and service. The development has been delayed multiple times with excuses about funding and the company has provided little brief updates on the progress. The developer even went as far as to provide a video update claiming they had ordered materials in the background, yet the development still has not started. They now say they are still waiting on funding. I activated the contractual long stop in order to get my deposit back, but the final date has already passed and I have yet to receive any information on when or if I will receive my deposit back. I would not recommend this company to anyone looking to invest in a property development. Stay away they are not in it for you. Once they get there finder fee they say they can’t do much as its in the developers hands. Yet they meet with the developer to make the deals easy enough. I bet I’m not the only one who’s been disappointed on this Liverpool development.
Don’t fall for their emotional tricks as they try to make you feel like you will miss out on the deals as they have limited stock and pay the finder fee to lock in the deal. The finder fee is not refundable. Stay away!

The Property Hub boys know what there talking about. When you're listening to facts and figures it's difficult to disagree with they're opinions!

As always Rob & Rob give good honest advice. This, along with their years of experience in the property business, should give anyone looking for knowledge, advice or to deal with any of their business' the reassurance that that they are in the right place.

Terrible company, and incompetent. There are other reviewers saying this, so I'm not alone, and it beggars belief that they have a 4-star rating. Bamboozling honest investors into shady developments, with no due diligence on developers and no apologies or responsibility taken when things go south.

Their model is simple and effective for drawing in investors. They are "introducers" charging £5k for the privilege of "negotiating great deals" with developers. Nothing of the sort. They sell you a bunch of glitzy, well designed investment cases and brochures/marketing materials. They indicate a swift completion so this is why the deals are so good...if you only invest now. And then, when rubber meets the road, you get delayed developments, terrible customer service, little to no due diligence and unapologetic, "not our fault or problem" behavior.

We signed up to invest in a property in Leeds in March 2021, the selling point being a completion 2 months later (i.e. May 2021). And nearly 2 years later in November 2022, after numerous complaints, requests for assistance and demands for accountability, surprise - developer decided to sell to one investor so all the other PH-introduced investors are out. We get our reservation fee back and nothing else. We also pay 40% of lawyer's fees, full developer's lawyer's fees, mortgage fees arranged on Property Hub's direct instruction - twice - and other incidentals. For the privilege of having trusted PH, and following their advice, no less.

Apparently Property Hub takes no responsibility as "introducers". So we are down two years of lost investment opportunities, significant lawyer fees for no work, and wasted mortgage and company fees paid at the whim of Property Hub. I would give them the benefit of the doubt that this could be a one-off; but the lack of proper customer service, and frankly incompetence and inflexibility when they do respond is indicative in my view of a bigger issue with the company, one that doesn't show in their marketing materials or upbeat investor calls.

Stay away from this company. If you've experienced similar issues with them, do contact me.

And before you bother to respond with platitudes, PH, as you've done to other investors on here, look at all the communication we've had, understand our problems and make good on your promises and commitments. And then, maybe, you would be a reputable company.

I've been an avid listener for 3 years now and made my 1st 3 investments early last year. The Rob's honest, well delivered advice in a calm demeanour, backed up by lived experience and excellent research has given me the confidence to push forward with the right property at the right time & my trust in their guidance is currently keeping me calm In these trickier times. I do not envision ever missing an episode or Webinar!

AWFUL COMPANY! Have dragged us for over a year on a development at The Residence in Leeds and have just told us the developer has decided to onsell and all of our money that was paid to lawyers, morgage brokers is all gone! They can give us back 40% of lawyers fees, even though they've done nothing?!!!!!!!

Be vigilant people! We will be seeking legal advice and chasing this right to the top. These guys are scam artists who are out to get people.

Ok firstly, the podcasts and education is great..

2. Rob and Rob cannot run a business..

I have purchased 2 properties through Property Hub Invest over a 5 year period and had countless issues with both. The first in Sheffield didn’t rent out for almost 6 months after being sold to me, with the advise that it already had a tenant in situ. The rents advised were also well lower than what has has been achieved.

I bought a new build in Manchester with them in October and it also took about 4 months to rent out after completion (after spending £7k on there overly expensive furniture packs) and when it did rent it was for under the rate advised over 2 years prior. I was also sold an apartment with boarded up windows in both bedrooms (die to privacy concerns) which was never advised to me at the time. I certainly never would have purchased said apartment if this would have been advised to me upfront but obviously they only care about your money! This has caused me a lot of stress as I made a large investment here I will most likely never recover it..

2. Thankfully they have just sold PropertyHub Lets but that place was the worst run business I have ever had the displeasure to deal with.

My Sheffield property had over £8k damage caused by the previous tenant in part due to no inspections from PropertyHub and serious mismanagement. I’m still owed 2 months rent from last year which they failed to pay me from an insurance scheme i was charged for. I was paid to the wrong bank account, a contract was signed in the wrong name and they were impossible to contact via phone and email.

Both my Sheffield and Manchester properties had lengthy void periods and were rented for well below market rates.

Please avoid this company at all costs. It is not run as well as the podcast and Rob and Rob do not have a grasp of what is going on or chose to ignore then issues to focus on their portfolio business!

We really can't believe some of the negative reviews below (not being said that they aren't true). We used PH Invest and are very positive about their service. Very fast, kind and respectful. For us, first time buyers, transferring these amounts of money is a bit scary. The support of PH Invest made these steps a bit more convenient. They are fast and do chase everybody in the chain to contribute to a fast completion. We don't even want to think about chasing all these parties ourselves. If we weren't on holiday around the completion time, we guess the total time from signing to completion was approximately six months.

We can't say anything about PH Lets, because the property we recently bought (Ipswich) is not within their reach.

The negative reviews scare me a bit, but I hope we will be spared those experiences.

Excellent advice given by Rick who could not have been more helpful with a difficult problem in refinancing a mortgage on our property, which was purchased as an investment property many years ago and where we currently reside whilst developing our business. This is exactly the advice I needed and I highly recommend anyone needing property advice

The worst agency out there. Stay away!!!

These guys are so very knowledgeable and experienced. But more importantly explain things so novices like myself can understand!! 100% trust in them and really enjoy reading their books, posts and listening to podcasts and webinars etc. Learning a lot and it doesn’t feel like a chore!

Im over a month in with my maintenance issue and not a single phone-call from these people. Im appalled by their no service . Below is the first time i raised the issue but up to now - nothing.

Great investment opportunity that is well researched and at a discounted price. Things were delayed for my build but that was out of PH's hands. My experience with PH has been brilliant.

Horrendous company, do not give them any of your hard earned money.

They lure you in saying you can purchase at a discount but the 'original price' is just an inflated price and the 'discount' you receive brings it back down to normal market value (without factoring in their £5k fee)

If you decide to purchase through them the communication is brilliant... until they have the £5k sourcing fee. From that point on you will struggle to get any reply to emails or return phone calls. No matter what happens you will not get that sourcing fee back.

We were told, prior to purchasing that the deposit would be protected but now the build has past the long stop date and we rescinded the contract hoping to get our deposit back, only to find out it is not protected so now we need to pay money to get litigation solicitor's involved and are waiting on £12,150 (3 months after the long stop date)
