I've had an extremely disappointing experience with Nestwell as a property owner, and I cannot recommend them.
Without my knowledge or approval, Nestwell replaced the carpet in my rental property and later demanded that I pay almost $6,000 for it. I was never contacted beforehand, never asked for authorization, and was not given the opportunity to inspect the carpet, consider repairs, or discuss any alternatives before the work was completed.
To make matters worse, my property sat vacant for almost two weeks before anyone came to inspect, clean, and repair the carpet. Then, just two days before new tenants were scheduled to move in, Nestwell suddenly claimed it was an emergency and replaced the carpet without consulting me beforehand. They even selected the carpet style, quality, and color on their own without my input at all.
I later discovered that the rental listing advertised the home as having "brand new carpet," even though I had never authorized or requested new carpet, and new carpet was absolutely unnecessary. It appeared that satisfying the incoming tenant became a higher priority than communicating with or obtaining approval from the property owner.
After speaking directly with the new tenant, she told me that a Nestwell employee said that the company was "here for the tenants, not the property owners." While I cannot independently verify that statement, it accurately reflects how I was treated throughout this entire process, and I have no reason to believe the new tenant is lying about what she was told by the Nestwell employee.
As a property owner, I expected communication, transparency, and respect before a $6,000 expense was incurred in my name. Instead, major decisions were made without my knowledge or consent, and I was notified of the replacement and presented with the bill a couple of days AFTER the work had already been completed.
One additional concern I have is Nestwell's online ratings. Early in our business relationship, before I had enough experience to fairly evaluate their services, I was encouraged numerous times by Karrie to leave a positive Google review because the company was having a contest. Looking back, I believe that practice can result in reviews being submitted before property owners have experienced how the company actually performs over time. Because of my experience, I personally do not believe their overall Google rating accurately reflects the level of service I received.
If you're considering Nestwell to manage your investment property, my experience raises serious concerns about owner communication, accountability, and respect for owner approval before significant expenses are authorized.
