To the reviewers who have given five stars to this management agent. Perhaps, they have been busy working hard for you but we and our neighbours, in a property managed by them, have been suffering from a complete lack of communication, notifications being sent out retroactively in no order, and timelines going off the rails. The amount of chasing to get a complete rubbish answer from them is unbelievable.

I have six freehold buildings under the care of Mahne and Mahne. I have previously been through countless London based agents, and I have to say that since moving my portfolio under M&M management my life has become considerably less stressful.
I have had a nightmare in the past trying to secure competitive building insurance, and to find a block management firm that genuinely specialises in listed buildings. Ben and the team have managed to reduce my costs significantly - by nearly 50% - and I have to say I have been thoroughly impressed by their roster of contractors who have given a couple of my properties some much needed TLC, while being sympathetic to their listed and heritage features. Overall I couldn’t recommend the M&M team more.

I’m really surprised to see some of these ‘reviews’, although I can see that this page is unclaimed so perhaps it is not an authentic trust pilot account.
Mahne and Mahne have been nothing short of miraculous. They have taken our building, which, prior to their management, was in a serious state of disrepair but also disharmony among residents, and they have completely overhauled our accounts, paperwork and filings, got us up to standard with fire safety regulations, and brought peace to our previously turbulent home!
I wouldn’t hesitate to recommend Mahne and Mahne, and indeed I already have!

Is this even a legitimate business? They have been beyond disgraceful.

For well over 2 years, we have repeatedly requested basic supporting documentation for our service charges, including invoices, utility bills, insurance information and explanations for accounting discrepancies. Despite numerous emails and formal requests, we have received very little meaningful information in response.

Instead of addressing legitimate questions, the communication has largely consisted of blackmail, threats and increasingly urgent payment demands and repeated threats of legal action, debt recovery and even contacting mortgage lenders. We have never refused to pay properly evidenced and justified costs. We have simply asked to see the documentation supporting the charges before making payment.

When concerns were raised about the building’s insurance, we even offered to pay our apportioned share of the insurance premium immediately if Mahne & Mahne provided the policy details, premium invoice and insurer’s information. That request was ignored, while further demands for payment continued.

The overall management of the building has also been extremely poor. Communal areas have not been maintained to an acceptable standard, rats have infested, bin store is ridden with flies, communication has been slow and reactive, and routine issues have required repeated chasing before any action was taken.

What has been most frustrating is the lack of transparency. As leaseholders, we expected openness, accurate accounting and constructive engagement. Instead, we have experienced defensive responses, unanswered questions and pressure to pay sums without the supporting evidence we repeatedly requested.

Based on our experience, this company should not be allowed to operate.

Saw a van with the license plate CF25 LSC around Battersea kept repeated swearing & saying go **** yourself when I had my kids around with me & I asked him to stop swearing & he then proceeded to swear some more, such disgraceful behaviour

Avoid using Mahne & Mahne as a landlord or tenant at all costs.

My experience with this company has been a total nightmare; one of the most stressful and financially damaging situations I have ever dealt with.

I have rented out my property since 2010 without any issues at all until Mahne & Mahne took over from the Letting Agent I was using.

As a landlord living abroad, I paid Mahne & Mahne to fully manage my property, collect rent and ensure both legal compliance and proper tenant care. Instead, I experienced months of negligence, lack of communication, and what appears to be a complete failure to carry out basic letting agent responsibilities.

Key issues included:

* Repeatedly ignoring emails, calls, and WhatsApp messages from me and my tenant
* Failure to provide up-to-date rental statements and accounts despite multiple requests
* Allowing serious rental arrears to build up without proper action or communication
* Failure to properly support or communicate with the tenant, leaving him confused about rent, deposits, and the tenancy process
* Failure to provide legally essential documentation, including Gas Safety Certificates that I had paid for annually
* Discovering that gas safety compliance may not have been maintained despite being charged for it
* Poor record keeping and apparent disregard for legal obligations
* Broken promises about sending documents and updates
* Ignoring requests for documentation from solicitors
* Out right lies about actions they had taken
* Complete lack of professionalism once problems began

The most upsetting part is that both myself (landlord) and tenant were badly let down. The tenant himself appeared confused, unsupported, and increasingly distressed because the agency had not explained basic tenancy processes or managed the situation responsibly.

This situation has caused enormous financial loss, legal costs, stress, and time away from my children while trying to resolve matters in the UK.

I genuinely believe this company should not be managing rental properties. Entrusting them with your home or tenancy could leave you exposed legally, financially, and emotionally.

I'm now in a situation where I am owed £4800 in rent arrears and my tenant won't move out because he is so upset with Mahne & Mahne's lack of management of the property.

If you are considering using Mahne & Mahne, I strongly recommend choosing a professional, regulated, and responsive agent instead.

Is it possible to give zero stars?! This company is scary. They will not provide information requested as regards building fire compliance. They have total disregard to health and safety issues. It is shocking that they have not been shut down already. All they do is collect money but never complete their legal obligations. Zero transparency they literally never reply to phone calls or emails. Please can the regulator do their job and close Mahne and Mahne down.

If I could put 0 stars I would - terrible management company. No action, no transparency. Just truly truly awful. Could not recommend less.

poor communication and lack of transparency surrounding finances

Horrific customer service - I was locked out at 12:30am because they changed the key code and didn't tell the residents what the new code was. As a woman alone, this was terrifying.

Visible neglect to the building with a rat invested bin room, flies everywhere and poor garden / communal area maintenance.
