NO ethics at all. They will steal every penny of your deposit unless you fight for it. They don't follow the tenancy agreement themselves and would want to vacate the tenants by getting a court order from some corrupted county courts. Truly run by mafia

The one positive was that I got an offer at a price I was relatively happy with - but the sale never went through. This is after over half a year, just a reminder this is in London the hottest property market in Europe. Bryn blamed the client, the clients lender for not having the right mortgage even though a quick google search showed me the way forward. So should I pay to then do the work myself? Also after I explained the service was not good enough, I discovered the window left open in the flat and a serious problem with the wardrobe was never reported - I'm not sure the agents actually go in there to show the prospective buyers. Still waiting to find out what I would be paying for. Thankfully there are many estate agents in the area - way too many.

Avoid. doint sign any letter says keeping one week deposed until they check refrence, they will fail you even if you give all details, after 5 people for £250 how much they make count it,

I didn't have a problem with Kings until I checked out. As usual with letting agents and landlords they just want to keep as much as your deposit as possible. Despite the flat being professionally cleaned, they wanted it cleaned again by their cleaners. Regardless of the condition you leave it, expect to get deductions.

I have had numerous issues with the agency. Poor communication was evident throughout. Staff were rude and unpleasant with issues never being dealt with. Maintenance took months and working individuals are not supported. I have worked from home specifically to accommodate maintenance and they have not turned up before.

There is zero support for tenants.

Even if the property was amazing I would not use Kings.

When we first moved in mold was covering the walls of the property but it was argued that the house was clean.

We used Kings Church Langley and had a good experience. Smooth from start to completion so very happy with the service.

I found working with Kings very slow. I would regularly wait days for email responses and if I called I would always be told I'd get a call back which never came. I'd have to ring/email over 3 times each time to get contact. When I spoke to the manager about this he got quite defensive and told me they legally have over 10 days to get back to emails - what use is that?!

I ended up buying the property through them because I loved it so much and had no choice but it turns out none of the heating works in here which they obviously were not aware of - or worse did but didn't say!

Very poor estate agent. Misleading and poor customer service. Stay away.

Given one star only because it wasn't possible to rate lower. Avoid Kings Cheshunt at all costs! When my buyer pulled out they failed to let me know. They then found a new buyer without telling me. Failed to respond to a single email (including when I tried to cancel the contract), presumably so there's no written evidence of their incompetence. Constantly failing to return calls, and generally behaving like a parody of an estate agent. They even billed me more than our contracted comission. When I queried it they said someone 'probably assumed it was the standard, and didn't check the contract'!!! Which I presume is a trick they often get away with. I ended up having to take over chasing my seller myself when the chain got held up, and when we did finally exchange contracts (after 18 months!) All I got was a text message to let me know. Haven't heard from them since. Awful awful company, have an open complaint to the ombudsman in progress. Please stay away at all costs I beg you...

They have a game app called Guns of glory which is primarily to benefit the paying gamers only. The worst ever game app where they choke and throttle the non paying gamers who are playing it for rewards from other apps. I m playing it from Tagged and the games section is managed by fyber. This game just has really caused me so much of mental torture. The developers have restricted and limited the weak players to the kingdoms which have created just to be victims of paying gamers
