Negative

Negative, negative, negative!

I am not happy the way they manage their properties. They will go into your property even if you don't want to.
They will enter your room, take pictures of your belongings without informing you in advance (notice via email or sms) without your consent (that has happened to me). When you write to them, to ask to delete the pictures as they were taken without your consent they will refuse to respond.
Months passed and I still have not received an answer to my email.
Instead of apologise they are making excuses and trying to put the blame on anyone that reports something negative (read their answers to people's negative feedback)

I think Ana-Maria Radu is not professional.
I am not happy with them.
Very disappointed.
Now, they can enter anytime, that's how I am living. It's stressful.

Our system logs show that notice was sent ahead of the visit you reference. We do not enter rooms without lawful reason and appropriate notice, except in genuine emergencies or for essential safety/compliance.

Routine inspections may include limited photos to document property condition or maintenance needs; they are not intended to capture personal belongings. If any image inadvertently included sensitive personal items, we will review and, where appropriate, remove or redact it inline with our data and retention policies.

If you didn’t see or receive the app notification we understand this may have caused unnecessary stress and frustration. Please reach out to our team through the normal channels and we can help check your app notification settings to ensure this doesn't happen in the future.

Room size

The room size was great, and good amount of kitchen space, if there was any maintenance issues e.g. No hot water or the ceiling lights need replacing, they were very quick to fix. I was as a very happy tenant

Kingdom FAILED to remove the laminate…

Kingdom FAILED to remove the laminate flooring from the flat above us and then moved 3 people in above..the noise is all night and day and after sooo many complains have STILL Failed to resolve this issue..now we will take them to court.

My experience with Kingdom houses has…

My experience with Kingdom houses has been really great. Maintenance and other issues are addressed quite readily, and it has a great rent model for first and last month. The rooms given to me were quite clean as well. Overall, I'd thank Kamil and Adina for their services, they have been super nice.

A great agency

I’ve been with kingdom houses since 2021, and have by far been one of the best agencies I’ve dealt with. Responses have always been prompt and they have always tried their best to be accommodating and welcoming, would recommend highly!

Kingdom Houses has some significant issues that potential renters should be aware of. Many tenants have voiced concerns about the maintenance and cleanliness of their properties, pointing out problems like dirty rooms and damaged furniture. Furthermore, their handling of tenant situations appears inconsistent, with reports of unreliable management and unreturned deposits. Some also feel their policies regarding housing benefit and guarantors are unfair. While the company has some positive aspects, such as providing accommodation during COVID-19, these issues make it difficult to fully recommend them. Proceed with caution.

Thank you for your review. I am struggling to find you as a tenant on our system and as such we do feel that second hand feedback is not always accurate. We aim to provide people with quality accommodation where they can enjoy it and make themselves feel at home. Although we don't always get it right 100% we strive to do our upmost best. Unfortunately we do have a lot of tenants that move out and don't leave the place in a clean and tidy condition and when deductions are made (through the appropriate channels) we are left with bad reviews which is unfair.

Very abusive builders

Very abusive builders, bullying, jeering and laughing at me outside my home. I suffer from stress and this abuse is still ongoing.

You should not let with this company

You should not let with this company. They try to charge you for everything wrong with the house despite most things not being you fault. They are unreliable and cut corners and will just try suck every bit of money out of you

Based on your inventory checkout charges - you were going to be charged for damaging the bed, however you said was the tradesman and therefore in good faith, we gave you the benefit of the doubt and did not charge you for this.

The only thing you were charged for is leaving a burn mark on the quite new carpet which is quite clearly from a pair of straighteners and you were charged £35 which I think is quite a fair price.

It's disappointing to see you give a one star rating just because of this. We wish you the best of luck in your future rental.

Worst company going.

Living there for over 3 years and helping to keep them afloat during covid after they were practically begging people to not leave.

They let an ex ketamine addict move in to the same house as us with an alcohol problem and wouldn't terminate his tenancy for 6 months despite constant reports from all housemates.

I also still haven't received my deposit back after I left on the 4th march 2023, today is the 9th June after they made me pay over £300 for a reference which I never received.

This was because of a rent dispute which they thought I was still living in the property cause I left a desk there, but in reality they forgot they gave me an eviction notice because I refused to pay 4 rent increases in the space of 9 months. Yes, they really tried to illegally increase people's rent, forcing them to sign new contracts or face eviction.

They also do things like put cages around thermostats, so if you're cold, you better wrap up cause you can't put the heating on even though bills are supposedly included.

Also constantly had rats in the property, they put sticky pads down which would catch them, but then we'd have to get rid of a live squealing rat.

Terrible company, stay away at all costs.

We’re not aware of anyone with any substance issues in the property. Unfortunately all tenants have a right to at least a 6 month tenancy unless they breach the terms, which they did not as far as we are aware.

I do not think it fitting to disclose details about your tenancy, however you and I both know that the £300 was not for a reference and we directly submitted references (yes we provided more than one reference to multiple agencies) to them directly.

All deposits are held with mydeposits and all tenants are sent the details to retrieve their deposit, if you have not received your deposit back you need to liaise with them directly.

Unfortunately rent increases as part of the process of renting, unfortunately as interest rates and energy prices increase we have to also increase our rents in and all rent increases are served legally.

Unfortunately there were mice due to the untidy conditions that yourself and the other housemates chose to live in. The mice were caught and then Kingdom Houses would dispose of them, you were not asked to do this nor were any of you charged for any pest control visits.

Great House in Ealing

I stayed in a great house which although was full of strangers, we became friends. The staff at Kingdom Houses were really friendly and very helpful for the entire duration of my tenancy. When it came time to move out to get married they even provided a man and van for a reasonable price (not sure if they still do this) and made a stressful time really easy. I would definitely stay in another Kingdom House and highly rate them on professionalism, ease of understanding on communication and attitude towards me. I've dealt with some rude landlords but Kingdom Houses was never that way with me.

Great start, horrible end of tenancy

At first, I thought KH was a great company, very responsive, supportive, quick to sort out any issues and communicating with the tenants. Dawid Joubert proved to be a very sensible, responsible and organised landlord, always ready to listen and offer advice, clearly caring about his tenants' experience. The same can be said about most of the team.

I had a major incident in August 2021 when a housemate sent me a threat and swore at me for no good reason. I passed the screenshots on to the company, as I didn't want to engage with a short-tempered male housemate myself, having had experience co-living with violent people. One of the KH representatives, Safia, responded to my email passing on the aggressive tenant's words that I was 'the worse culprit in the house' in terms of cleaning, which was not true. I was so shocked that instead of taking action the company rep sided with the tenant that crossed any lines that I didn't see any point in emailing back. You can't call the police until you've been threatened twice and the company didn't seem to do much to solve the issue. I started looking for a new place and hoping to move out asap.

Unfortunately, I wasn't able to secure a new place to live for many, many months. In that time, my rent for the room increased (fair enough) back in April/May 2022 due to inflation.

On September 3rd, Saturday, we were informed that rent would be increasing again due to the cost of living crisis. Normally you have to give notice by the 5th of each month in order to move out of the room, but KH gave us the extension until September 8th. So we had a week to find a new place, secure it and give our notice. Naturally, I didn't manage to find a new place in just a week, bearing in mind we had to find viewing times that suited both me and my partner, and most agencies prefer to hold viewings during the work day. I couldn't arrange a holiday last minute or even viewings on such short notice. I assumed I'd stay in the room in October 2022 and move out in the first week of November, that would have given us enough time to find a new place, pack and move.

Incredibly, we managed to find a new place on September 10th, just a week after having been notified about the rent increase. The landlord only confirmed our offer on September 12th, and only after saying we could move in in October as opposed to November.

I notified Kingdom Houses on September 12th, 3 weeks before my move, that I'd be moving out on October 4th. According to the terms, I could move out early without having to pay October rent if I found a new tenant ready to move in as soon as I vacate the room.

By September 12th Kingdom Houses hasn't provided me with the new rent (including bills) price yet. So I went on the search for a new tenant without knowing what rent or the deposit would be (Kingdom Houses didn't respond to my email asking how much the deposit would be).

I found a new tenant within a week. The tenant said he was happy to move into the room on October 5th, as I was meant to move to the new place on October 4th.

So that's what I said to Kingdom Houses, that I'd be vacating the room on Oct 4th or 5th, depending when the new tenant wants to move in.

Then, watch the hands closely.

KH emails me saying they're short-staffed due to sick/annual leave and can't check me out on 4/5th, they can only do it on 6th/7th. And that I'd have to pay rent for those extra couple of days.

I pointed out that it is not my fault that they're short-staffed, as I informed them 3 weeks in advance and they could have ensured that someone would be there, ready to check me out. I shouldn't have to pay, as a client, for the company's staff being sick.

Their response was that EVEN IF they could move me out on Oct 4th, the new tenant wanted to move in on Oct 8th.

I messaged the tenant and found out that it was not true. KH told the tenant that I'd be moving out on Oct 6th so he could move in on 7th or 8th.

KH knew I was going to vacate the property on Oct 4th. They decided to charge me for the extra days just because they couldn't be bothered to book someone in to do the check out and misinformed the new tenant.

They still cited Oct 7th as my move out date although in fact, the room was vacant on October 3rd. They still tried to charge me for those few days I wasn't there. The new tenant had to stay in a hotel for those couple of days because he was told he couldn't move in sooner (as he and I agreed when we first met).

KH also tried to charge me extra for the stained mattress they provided a couple months prior when my old set of furniture was infested by bed bugs.

Again, they gave me a stained mattress back in July and then tried to charge me for its cleaning, on top of extra rent days.

I just gave them my deposit and refused to pay any extra money, although technically they put charges I didn't agree to on me and there's nothing I could do about it.

I am sorry you feel that way, however I will address your points as you’ve painted quite a one sided version of events.

With regards to the social complaint, I emailed the tenant about their behaviour towards you, they apologised and admitted to us that they overreacted to you, all I did was pass on the information as to why they felt led to have that outburst at you, at no point did I or Kingdom Houses side with them, we remained neutral and offered to rehouse you.

The furniture was previously fine, however someone did bring bedbugs into the house which is unfortunate. Kingdom Houses spent a lot of money on getting professionals out to treat the house multiple times and we also replace furniture in your room. The mattress had some marks on it but you had added additional marks so you were charged something towards this.

You were served an energy increase as energy rates are up, as soon as the PM released a statement capping the energy rates we were able to lower your energy increase. However it was not so simple to just pluck a figure out of the air, a lot of time and energy was spent re-running the figures to give you the best rate we could so you would not receive such a big increase. As we know it’s a big decision to make and you need time to look at your budget we did extend the date to be able to issue notice by 3 days. At any point you could have come to us to ask for a future extension however you did not you first wanted to line up your new accommodation before serving notice, hence forcing our hand to either accept the shorter notice given or to keep you to the terms of your contract.

According to the contract you served your notice 4 days later than the extension and therefore you missed serving notice for that month, Kingdom Houses agreed to meet in the middle with this request to move out earlier and agreed you could self replace. You requested an end date as the 05th of October which I said would not be possible as we were fully booked up on the 05th (and the 04th as you later requested) with inventory checkouts for people who had given their notice correctly. I suggested we could do the following day - the 06th and the person move in the 07th to give ourselves enough time for the checkout and to make sure the room was ready for the new tenant. The new tenant did not want to come in on the 07th but rather the 08th and according to the contract you are liable for rent until the new person comes in as you didn’t serve your notice correctly. Regardless of your feelings towards Kingdom Houses, it was disappointing to see how you left the room for the new tenant, the Kingdom Houses cleaner had to spend 2.5 hours cleaning just to make sure the new tenant was able to move into a clean room.

You have rented from us for 2 years and have not voiced any complaints about us at Kingdom Houses. It saddens me and the rest of the team that you have such a low opinion of Kingdom Houses, as we have worked really hard to accommodate you as much as you can and it’s disappointing that your tenancy ends on such a sour note because you were not able to have your inventory done on a day that you chose.

High standards houses and good service

Kingdom Houses, you are the best agency I dealt with so far! The house I lived in for about 18 months had high standards in comparison to what you can find in the London renting market. I appreciated the little perks as well. Also thank you for being available, approachable and quick in replying and addressing issues. Highly recommended!:)

The best agency I've dealt with

I've dealt with many different housing agencies renting in Wales, Scotland and now finally London. I can honestly say this is the best I've dealt with by far.

Firstly you can view the houses using a kind of google maps like feature but inside the house (before viewing in person which you're free to do if you want) - which came in very handy during covid.

They have a great online portal where you can log tickets easily for any kind of maintenance, query or repair etc. which were always responded to quickly. You can also view your rent book at ay time to see exactly where you are.

Properties are decently priced with fixed bills options and cleaning weekly to keep the tension of ay flatmates being messy. Staff are extremely professional, quick to respond and go the extra mile. I wish all agencies were like this!

Be careful on your deposit !!!

I am really disappointed by their behaviour; they deduct your deposit without your consent!

I moved out from their room on 1st August and requested them to release my deposit. Then I got an email from them saying that they had to hire a cleaner to clean my room and I had to pay £25 which I agreed. However, when I checked my account, it was only half of deposit in my account and the reason is my Covid discounted rent resumed back from May and the deduction made up for my rent. I was shocked and really cannot accept it.

My questions for them are:
1. In the exit process, they only mentioned £25 will be deduced and no mention other deductions at all. How come your deduct tenants deposit without advanced notice, without tenants’ consent?
2. I appreciate they offered me a discount during pandemic period, (I guess it was not only for me, probably everyone), and I continued to pay the discounted rent every month till I move out. And they did not say anything about my rent, it means they accepted the figure. So how come you told me my rent resumed back and charged me from my deposit after I move out? It is so ridiculous.

I tried to discuss with them but the answer I got is “Kingdom Houses pays a monthly fee as retainer and for this we have a solicitor’s firm that defends us against claims by tenants irrespective of whether they believe the defence will be successful.”

OMG! Look at it, how arrogant you are!
I do believe it is not only about money, but also about our tenants’ rights and fairness. I decided to fight for the justice. I am looking forward to speaking with your solicitors.

I declare that all the above statements are true and correct according to my knowledge and belief. And I am happy to show all the email communication/evidence if anyone requests.

Amenda thank you for your terrible review. You were valued tenant of ours over two years and when the pandemic struck you asked us for help. You explained your situation and we offered to give you a discount for six months to put your rent almost at the level of universal credit. When that discount expired we sent a further email confirming we are extending it for another three months. In total you had 9 months at a discounted rate. Something almost none of our customers received.

Once the discount expired your rate reverted but you continued to pay the lesser rate. This is in spite of receiving rent books each month showing you the growing arrears on your account.

Upon your move out we informed you the the check-out process found £25 of deductions for cleaning. This was from the check-out agent who checked the room and has nothing to do with your account billing.

We released your deposit, as per the UK law, from MyDeposits.co.uk where it was held in a custodial account (ring fenced and protected). As there was an arrears on your rent book we put this deduction in and itemised it as per MyDeposits.co.uk's requirements.

When you released the deposit from MyDeposits.co.uk they show you the exact break down and what is being charged. It is unfortunate that we could not meet the level of expectations you have had in your dealings with us, and it is very disappointing that after everything that was done for you you would give us a one star review.

Great home provided by Kingdom

I rented a room in a house share provided by Kingdom houses in East London. I was originally only expecting to stay for about a year but ended up staying for 4!

The property was great and Kingdom were always friendly and accessible. Queries were responded to quickly and where problems did arise with the house (maintenance etc.), they dispatched their handyman or other services ASAP.

Payments always went smoothly and there is a useful online portal through which you can check your rent-book, report an issue etc. Kingdom have also recently arranged for tenants to be able to sign up for offers and prizes etc.

I would recommend Kingdom and would be happy to rent from them again.

4 Amazing years with KH

I lived with Kingdom Houses for more than 4 years, I could say that the service is excellent and fast, the staff (Dawid, Safia, Kamil, Marcus, Vernoika) are amazing team, the cleaning team are very lovely people, I highly recommend this company as they care about people.
If I decided to come back to London, I won't have any doubt to contact them again.

High level team of professionals

High level team of professionals, always ready to support and help tenants.
They always replied promptly to emails and provided effective help to solve any issues encountered I by tenants. They made our 2 years and 9 months stay a very good one.
