I am not happy the way they manage their properties. They will go into your property even if you don't want to.
They will enter your room, take pictures of your belongings without informing you in advance (notice via email or sms) without your consent (that has happened to me). When you write to them, to ask to delete the pictures as they were taken without your consent they will refuse to respond.
Months passed and I still have not received an answer to my email.
Instead of apologise they are making excuses and trying to put the blame on anyone that reports something negative (read their answers to people's negative feedback)
I think Ana-Maria Radu is not professional.
I am not happy with them.
Very disappointed.
Now, they can enter anytime, that's how I am living. It's stressful.

The room size was great, and good amount of kitchen space, if there was any maintenance issues e.g. No hot water or the ceiling lights need replacing, they were very quick to fix. I was as a very happy tenant
Kingdom FAILED to remove the laminate flooring from the flat above us and then moved 3 people in above..the noise is all night and day and after sooo many complains have STILL Failed to resolve this issue..now we will take them to court.

My experience with Kingdom houses has been really great. Maintenance and other issues are addressed quite readily, and it has a great rent model for first and last month. The rooms given to me were quite clean as well. Overall, I'd thank Kamil and Adina for their services, they have been super nice.
I’ve been with kingdom houses since 2021, and have by far been one of the best agencies I’ve dealt with. Responses have always been prompt and they have always tried their best to be accommodating and welcoming, would recommend highly!
Kingdom Houses has some significant issues that potential renters should be aware of. Many tenants have voiced concerns about the maintenance and cleanliness of their properties, pointing out problems like dirty rooms and damaged furniture. Furthermore, their handling of tenant situations appears inconsistent, with reports of unreliable management and unreturned deposits. Some also feel their policies regarding housing benefit and guarantors are unfair. While the company has some positive aspects, such as providing accommodation during COVID-19, these issues make it difficult to fully recommend them. Proceed with caution.

You should not let with this company. They try to charge you for everything wrong with the house despite most things not being you fault. They are unreliable and cut corners and will just try suck every bit of money out of you

Lovely agency, straightforward contract and terms. The agent, Adina, was incredibly responsive, patient and helpful. I wish them all the best.
Living there for over 3 years and helping to keep them afloat during covid after they were practically begging people to not leave.
They let an ex ketamine addict move in to the same house as us with an alcohol problem and wouldn't terminate his tenancy for 6 months despite constant reports from all housemates.
I also still haven't received my deposit back after I left on the 4th march 2023, today is the 9th June after they made me pay over £300 for a reference which I never received.
This was because of a rent dispute which they thought I was still living in the property cause I left a desk there, but in reality they forgot they gave me an eviction notice because I refused to pay 4 rent increases in the space of 9 months. Yes, they really tried to illegally increase people's rent, forcing them to sign new contracts or face eviction.
They also do things like put cages around thermostats, so if you're cold, you better wrap up cause you can't put the heating on even though bills are supposedly included.
Also constantly had rats in the property, they put sticky pads down which would catch them, but then we'd have to get rid of a live squealing rat.
Terrible company, stay away at all costs.

Great experience. They are extremely diligent in managing any maintenance issues. Very friendly team and a pleasure to work with.
I stayed in a great house which although was full of strangers, we became friends. The staff at Kingdom Houses were really friendly and very helpful for the entire duration of my tenancy. When it came time to move out to get married they even provided a man and van for a reasonable price (not sure if they still do this) and made a stressful time really easy. I would definitely stay in another Kingdom House and highly rate them on professionalism, ease of understanding on communication and attitude towards me. I've dealt with some rude landlords but Kingdom Houses was never that way with me.
At first, I thought KH was a great company, very responsive, supportive, quick to sort out any issues and communicating with the tenants. Dawid Joubert proved to be a very sensible, responsible and organised landlord, always ready to listen and offer advice, clearly caring about his tenants' experience. The same can be said about most of the team.
I had a major incident in August 2021 when a housemate sent me a threat and swore at me for no good reason. I passed the screenshots on to the company, as I didn't want to engage with a short-tempered male housemate myself, having had experience co-living with violent people. One of the KH representatives, Safia, responded to my email passing on the aggressive tenant's words that I was 'the worse culprit in the house' in terms of cleaning, which was not true. I was so shocked that instead of taking action the company rep sided with the tenant that crossed any lines that I didn't see any point in emailing back. You can't call the police until you've been threatened twice and the company didn't seem to do much to solve the issue. I started looking for a new place and hoping to move out asap.
Unfortunately, I wasn't able to secure a new place to live for many, many months. In that time, my rent for the room increased (fair enough) back in April/May 2022 due to inflation.
On September 3rd, Saturday, we were informed that rent would be increasing again due to the cost of living crisis. Normally you have to give notice by the 5th of each month in order to move out of the room, but KH gave us the extension until September 8th. So we had a week to find a new place, secure it and give our notice. Naturally, I didn't manage to find a new place in just a week, bearing in mind we had to find viewing times that suited both me and my partner, and most agencies prefer to hold viewings during the work day. I couldn't arrange a holiday last minute or even viewings on such short notice. I assumed I'd stay in the room in October 2022 and move out in the first week of November, that would have given us enough time to find a new place, pack and move.
Incredibly, we managed to find a new place on September 10th, just a week after having been notified about the rent increase. The landlord only confirmed our offer on September 12th, and only after saying we could move in in October as opposed to November.
I notified Kingdom Houses on September 12th, 3 weeks before my move, that I'd be moving out on October 4th. According to the terms, I could move out early without having to pay October rent if I found a new tenant ready to move in as soon as I vacate the room.
By September 12th Kingdom Houses hasn't provided me with the new rent (including bills) price yet. So I went on the search for a new tenant without knowing what rent or the deposit would be (Kingdom Houses didn't respond to my email asking how much the deposit would be).
I found a new tenant within a week. The tenant said he was happy to move into the room on October 5th, as I was meant to move to the new place on October 4th.
So that's what I said to Kingdom Houses, that I'd be vacating the room on Oct 4th or 5th, depending when the new tenant wants to move in.
Then, watch the hands closely.
KH emails me saying they're short-staffed due to sick/annual leave and can't check me out on 4/5th, they can only do it on 6th/7th. And that I'd have to pay rent for those extra couple of days.
I pointed out that it is not my fault that they're short-staffed, as I informed them 3 weeks in advance and they could have ensured that someone would be there, ready to check me out. I shouldn't have to pay, as a client, for the company's staff being sick.
Their response was that EVEN IF they could move me out on Oct 4th, the new tenant wanted to move in on Oct 8th.
I messaged the tenant and found out that it was not true. KH told the tenant that I'd be moving out on Oct 6th so he could move in on 7th or 8th.
KH knew I was going to vacate the property on Oct 4th. They decided to charge me for the extra days just because they couldn't be bothered to book someone in to do the check out and misinformed the new tenant.
They still cited Oct 7th as my move out date although in fact, the room was vacant on October 3rd. They still tried to charge me for those few days I wasn't there. The new tenant had to stay in a hotel for those couple of days because he was told he couldn't move in sooner (as he and I agreed when we first met).
KH also tried to charge me extra for the stained mattress they provided a couple months prior when my old set of furniture was infested by bed bugs.
Again, they gave me a stained mattress back in July and then tried to charge me for its cleaning, on top of extra rent days.
I just gave them my deposit and refused to pay any extra money, although technically they put charges I didn't agree to on me and there's nothing I could do about it.

Kingdom Houses, you are the best agency I dealt with so far! The house I lived in for about 18 months had high standards in comparison to what you can find in the London renting market. I appreciated the little perks as well. Also thank you for being available, approachable and quick in replying and addressing issues. Highly recommended!:)
I've dealt with many different housing agencies renting in Wales, Scotland and now finally London. I can honestly say this is the best I've dealt with by far.
Firstly you can view the houses using a kind of google maps like feature but inside the house (before viewing in person which you're free to do if you want) - which came in very handy during covid.
They have a great online portal where you can log tickets easily for any kind of maintenance, query or repair etc. which were always responded to quickly. You can also view your rent book at ay time to see exactly where you are.
Properties are decently priced with fixed bills options and cleaning weekly to keep the tension of ay flatmates being messy. Staff are extremely professional, quick to respond and go the extra mile. I wish all agencies were like this!
I am really disappointed by their behaviour; they deduct your deposit without your consent!
I moved out from their room on 1st August and requested them to release my deposit. Then I got an email from them saying that they had to hire a cleaner to clean my room and I had to pay £25 which I agreed. However, when I checked my account, it was only half of deposit in my account and the reason is my Covid discounted rent resumed back from May and the deduction made up for my rent. I was shocked and really cannot accept it.
My questions for them are:
1. In the exit process, they only mentioned £25 will be deduced and no mention other deductions at all. How come your deduct tenants deposit without advanced notice, without tenants’ consent?
2. I appreciate they offered me a discount during pandemic period, (I guess it was not only for me, probably everyone), and I continued to pay the discounted rent every month till I move out. And they did not say anything about my rent, it means they accepted the figure. So how come you told me my rent resumed back and charged me from my deposit after I move out? It is so ridiculous.
I tried to discuss with them but the answer I got is “Kingdom Houses pays a monthly fee as retainer and for this we have a solicitor’s firm that defends us against claims by tenants irrespective of whether they believe the defence will be successful.”
OMG! Look at it, how arrogant you are!
I do believe it is not only about money, but also about our tenants’ rights and fairness. I decided to fight for the justice. I am looking forward to speaking with your solicitors.

I rented a room in a house share provided by Kingdom houses in East London. I was originally only expecting to stay for about a year but ended up staying for 4!
The property was great and Kingdom were always friendly and accessible. Queries were responded to quickly and where problems did arise with the house (maintenance etc.), they dispatched their handyman or other services ASAP.
Payments always went smoothly and there is a useful online portal through which you can check your rent-book, report an issue etc. Kingdom have also recently arranged for tenants to be able to sign up for offers and prizes etc.
I would recommend Kingdom and would be happy to rent from them again.
I lived with Kingdom Houses for more than 4 years, I could say that the service is excellent and fast, the staff (Dawid, Safia, Kamil, Marcus, Vernoika) are amazing team, the cleaning team are very lovely people, I highly recommend this company as they care about people.
If I decided to come back to London, I won't have any doubt to contact them again.
