iPlans was established in 2012, so is one of the longest running online design companies in the UK, having designed thousands of projects in the last 10 years. In 2022 we are on track to design over 400 projects. We specialise in Extensions, Loft Conversions, Garage Conversions, Remodels, Garden Rooms, Annex's, New Houses and Flat Conversions. With our inhouse team of Surveyors, Designers, Town Planner and Chartered Structural Engineer, we are able to offer excellence and a personal service. Our online portal allows you to review your project anytime and anyplace. We design online live while you watch, to provide the design you want, set against gaining planning permission and the most cost effective build solution. Our free design sessions, can include a template drawing of your project or a sketch of a proposed design, so that you can see your homes potentiial. We can also provide a planning research report for only £100, that shows the planning history of your home, local precedents and local council policy, so that you can see the viablity of what you are proposing. This fee is fully refundable, once you have commissioned iPlans, to manage your planning application. It could be the best £100 you spend, as you can use it to gauge how knowledgable other companies are, when it comes to planning. We used iPlans to design a kitchen extension. They were very responsive right from the start. After sending a surveyor to conduct a detailed survey of our property we had a series of online/phone consultations in which we explained our ideas and the designer, Lloyd, sketched them for us in real time. iPlans then created a detailed plan and after our approval, submitted it to the local authority an obtained planning permission. Excellent from start to finish.

Iplans have been really good and…
Iplans have been really good and listened to what we want. We have family, that are very used to doing up properties and going through plans etc. However when they saw what we had done, for the price they were shocked, as it was less than what they are used to paying. Our builder has never dealt with iplans before, but loves the portal and how easy it is to look at everything. He is able to liaise with sub contractors easily also. Be honest with what your time scale is. We weren’t in a rush, but didn’t realise how long things take. A lot of delays with be the council. We are just about to start our build

Rouge traders!
Iplans are the worst company I’ve had the misfortune to deal with, or should I say ‘iscams’ as I’m convinced that it is a scam, during the initial meeting it seemed promising however as time went on I found that they are either ignorant or incompetent as they were making basic mistakes at every turn, for instance putting the proposed building in my garden instead of the adjacent land where I’d asked, wrong position of buildings, wrong materials for the parking area, incorrect planning type, lack of knowledge on planning procedures, the list goes on! Allot of these problems could have been easily rectified with a simple phone call or email however the communication is non existent, i even tried pointing out the errors on the online portal which were ignored, like I said no communication, I think they are too busy with either writing fake reviews to cover up the bad ones or trying to drum up new business as they are very quick to return your call if they think your a prospective new client, I’m surprised I haven’t seen this company on rogue traders but I’m sure it won’t be long! in the end I cut my losses with this company as I didn’t feel comfortable letting them submit plans for my project which would have probably been rejected from lack of attention to detail, unless you need planning permission for a doll’s house then avoid like the plague!

I am sorry that you have not been happy with the service that we have provided, but I need to reply to some of the things that you have written, which are clearly not true. We were commissioned to carry out a measured survey and provide drawings for your Shepherds Hut, which was completed to your precise requirements and can be used for any future planning application. We then advised you that a pre application would be the best way forward, due to the complexity of your project as follows
-Ecological report to determine the potential damage to the wildlife and the habitat, can only be carried out at certain times of the year
- Arborcultural Survey to show protection to trees
- A parking plan, as the proposed concrete hard standing is not likely to be accepted, would need to be temporary and then taken back to original status after the use has been finished
- New vehicular access to the site, this would require highways approval
- Change of use of land from Woodland to Tourist Accommodation
These reports could cost £1000's and we wanted to avoid you paying for these unnecessarily, as the council may not require all of them, as the Pre App would determine which would be required. So we had your best interests at heart and were being honest with you. Unfortuntately for us, this is not what you wanted to hear and even though we provided a refund on the planning management fee, we recieve this negative review.
Some of what you say is liable and clearly not true, but emotions run high when it comes to planning on your home and I am sorry that you have not been happy with the service that we have provided. But you can still submit the planning application with the drawings we have provided and I hope that you secure the planning permission for your shepherds hut

Just drawings were needed. Done quickly to give to my builder for building regs. Didn't need much but obtained everything I needed in good time. Will recommend.

A rear extension needed for our new property and I was recommended iPlans by a friend. I must say great customer service and I used the Structural engineer for my calculations of which there were abit more then originally anticipated due to my final design choice. All in all happy with services and just like my friend, I will recommend iplans. Thank you guys

Slow to get things done.
Although our early requests were made priority by iPlans, such as the site survey and initial drawings, since then they have been very slow to make the changes we have requested for the drawings. However, very quick to response with invoices. The building over applications, have however, been speedy.

We chose IPlans over a few other…
We chose IPlans over a few other companies because of the experience of our initial interactions, the useful guidance and advice offered and the smoothness of their operation.
The sole purpose of our extension was to create additional space in our property as with the increased cost of property prices, moving was no longer a viable option for us.
We opted for a two storey extension to create an additional bedroom and bathroom for my growing son and additional dining/living space downstairs.
I must say the planning team did a tremendous job with our planning application and when the alterations were needed Andrew and co were prompt and efficient with getting it all across the line for us.
Because of the crucial guidance, it means that we can now live as a family with sufficient space during these difficult times.
Communication was on point and even when I became impatient awaiting to hear from our council case officer iPlans were very good with chasing the necessaries.
Thank you iPlans I will use you again

Fantastic experience from start to finish . They dealt with everything for me in a timely and professional manner. They took all the worries off my shoulders and dealt with every part of my planning application for me . The staff are super polite and helpful . I can't recommend this company enough .
