Really appreciative of Eddie and the team who have been fantastic to work with over the last couple of years.

I've made substantial returns from the below market value purchase prices and also the capital growth.

My first deal was a two bedroom townhouse that I purchased for $167k in early 2022, the property has now got comparable sales of $370k in June 2025.

There were comparable sales of $190k when I bought the property, it's now increased in value a further $180k, this property has more than doubled in value and also now rents for $400 pw.

This property is 23mins from Brisbane CBD.

I now own multiple properties in QLD, WA and VIC they are owned in my personal name and SMSF (which the team pointed me in the right direction to help get set up) which are all on a similar path to the property mentioned above.

I just wanted to take a moment to share a quick success story and express our genuine appreciation for Eddie and the team.

A bit over three and a half years ago, we secured our first investment property through Eddie — a duplex in Brassall for $480,000. Fast forward to today, that property is now valued at approximately $900,000. That’s an appreciation of over 40%, with an average annual return of more than 10%. Safe to say, it’s exceeded all of our expectations.

Working with eddy and the team has been much better then I expected
We decided in 2019 to use what little super we had available and I didn’t think it was enough to even buy anything but they managed to get me a loan and find a great property for $179,000 and we have now sold it for $446,500 which is going to spring board us to two more property’s
On top of that we have now released equity from our ppor with there brokers and are releasing enough equity for two more property’s which is very exciting and we are very happy with the team at DILLEEN property

Worst real estate agent I've ever dealt with. You can see most of their reviews are fake on google. They appear to attempt to be intimidating rather than useful. I would not recommend them at all.

Run to the hills, just an incompetent group. They don't know how to property manage, don't ever let them manage your property. They can't seem to work with owners or tenants.

Harry has been a great help so far, guiding us through the process, plenty to learn, great experience so far, hopefully we can continue to build a relationship with him and work together for the future

Good comms with the right people to help find the right property. Seamless and efficient comms from support services which I found important as I don't have the time or experience to scour the market for multiple options.

I would 100% like mirror the other reviews here. There wasn’t many legit reviews available at the time I purchased so I hope to let people know about my experience.

I would do some research and advise to avoid using Dilleen.

I purchased a property through Dilleen back in 2021/22. At first the initial call is with someone from his team that pretty much screen you to make sure you have money or equity. After a few more calls I finally spoke with directly with Eddie who was friendly but a bit pushy at what kind of property I should buy.

He initially sent through 3 properties that were all townhouses and in my opinion below average. Some had strange rental schemes/agreements in place for over 2 years. These emails were poorly written and also contained a spreadsheet capture of a “perfect scenario” income prediction. This was not the reality for anyone.

Skip ahead, I finally decided on a property but wouldn’t say I got an amazing deal, nothing I couldn’t have sourced on my own. The fee he charged was about $12,000 at the time. I think it’s more now. Settlement, initial building inspection and all that stuff was pretty straightforward and easygoing. Dilleen tried to push their property management onto me but it didn’t feel right so I denied that service.

After the first rental inspection by my property manager she mentioned the place was very messy and had a strange smell to it. I was advised to get a meth inspection done which I had never heard of and thought was extreme (and expensive) but I went ahead with it… and boy oh boy.. this is where the nightmare began. All the tests came back with crazy high readings of meth. I then had to pay over $25,000 to have a meth remediation done, this included having to replace all hard furnishings like floors, doors, aircons, fans, range hood, window sills, the list goes on. The kicker is.. there was so evidence of manufacturing Meth and the rental insurance company doesn’t cover personal use of any drug in a rental property. SO all this came out of my pocket.

To say this was devastating is an understatement. This was the hardest financial hit I had ever experienced and I’m still feeling the financial struggle to this day. It’s possibly the worst case scenario but it happens and I would never want it to happen to anyone else.

He then has the nerve to ask for a review for a $50 gift card, which I refused and I now still get spammed by his spam “look
how successful I am” emails which honestly makes me so uncomfortable. These emails come across as straight up spam, with emoji’s and click bait titles.. very unprofessional.

A current affair needs to do an investigation on this guy. I believe he’s a con artist who is successful by ripping off people who are trying to set up their future.

Sorry for the long comment but I feel I had to share my experience so people can avoid Dilleen Property.
