Be very careful when dealing with this company. They operate on the strength of some questionable clients (who use a solicitor that’s just been closed down by the Solicitor’s Regulatory Authority) and are more than happy to sell land for clients who do not hold the registered title to the land. It is perfectly legal to sell ‘back to back’ like this. However if the land sale falls through with the initial landowner, subsequent sales then collapse. This means the onward buyers have to fight to get their auction fee back and their deposit back from the seller who is not the landowner.

My advice is to look into who owns the title of the land you want to buy before being pressured into buying (BE use pressure and scare tactics to sell small plots of land by telling locals that undesirables may otherwise move in). Understand who your neighbours may be and what restrictions and overages have been added to your contract. Look up articles by Paul Bracchi, Daily Mail on some of the deals BE has been involved with. Also a company called Ashington and District Estates from Bridlington and Director David Kaye who works closely with BE on some of these deals. He is a director of around 99 companies including shell ones buying parcels of land. I speak from the perspective of the landowner who sold the land and not as a BE customer. When I contacted BE they simply stated that it was legal to sell back to back and left me with the impression that they did not care a hoot about the worries of local people (or myself) who were upset by the carving of land into small plots for re-sale. Caveat emptor!

Good company to deal with both amiee and hollie are very honest and good people to deal with they can not do enough to make the transaction go as smoothly as possible if I could give more stars I would this was for a two sales which finished near the £300,000 mark so you know you are in good hands with this company second sale completed in less than 7days they market the product good as well so weather you be a seller or a buyer you know you are in good hands

My experience with Barney Estates has been positive and professionals, there is always someone on the line for any queries. I would definitely recommend them for anyone who is considering using their services. I don't want to single anyone out, as I have had dealings with a lot of staff members, who have always dealt with my questions, without passing me on to the staff member I originally contacted. Which i found works much better than waiting. My purchase completed quickly, and I was always kept informed about my purchases. Thank you all.

I was offered the chance to purchase some land before the auction in July 26, but not all the facts were disclosed. I felt that I was being pressured to sign immediately, however after doing some online research I found that a footpath went across the property that had not mentioned.
Since my first interaction with this company in July they have explained that they were not aware of the footpath as the seller had not disclosed this. They have also been very helpful in allowing time for me to negotiate the terms for a complicated purchase.

I recently completed my land purchase with Barney Estates. I had a lot of questions regarding the costs and clauses within the contracts. Amiee answered these all and remained very patient throughout the process. I had been looking for a horse paddock and managed to secure 2 plots which are perfect for my needs! The other plot owners at the land are really friendly and we all luckily have our horses there so it’s become a very friendly horsey community! Thanks again and recommend them!

We bought a plot of land off auction. We negotiated a purchase price and agreed to the deal - Joe and Elliot were really helpful during the entire process. The reason I have only given 3 stars is there were a lot of charges hidden in the contract (e.g. Buyers Premium, contribution to sellers solicitors) plus an overage, none of which were mentioned during all discussions or included in the invoice from Barneys. Yes, it was all in the contract but it would have been really useful if Barney's could have made ALL fees and future overage costs easily visible at the start of the process. We ended up paying about 30% more than the purchase price to cover all of the fees, some of which were visible at the start and some not. This was the first time we had purchased land through this type of process so were a bit caught out by these charges. I know a solicitor could pick this up, but Barney's could have made this all more visible.

My dealings with Barney Estates particularly Patrick Quigley have been very positive. A Barney Estates for sale sign suddenly appeared on a piece of rural land overlooking my house. I was very sceptical of who Barney Estates were and expected them to be very corporate and unapproachable. The land was up for auction in 5 days time and I had no idea what that involved. I picked up the phone and it was answered by Patrick. He was very approachable and took the time to explain to me what was involved in the auction process and how to go about it. He also said that the vendors may be happy to sell pre auction. I made an offer through Patrick which the vendors accepted. Patrick then sent me the vendors legal pack which I read. Patrick called me later and asked if I had read the pack, he then asked if I had seen a couple of clauses in there which I had totally missed. Patrick then negotiated with the vendor to remove them which he did successfully. The completion deadline was very short and at one point I wasn’t sure if I could meet the timescale. Patrick contacted the vendor to see if they would extend the time limit. In the end this wasn’t necessary but, it was very reassuring that I could pick up the phone and contact Patrick when needed (he even phoned in the evening once after work had finished).
Barney Estates and Auctioneers are a very reputable company and Patrick Quigley is very helpful and an asset to them.

Be very careful!!!!! with Barney EstateS.
They try to mislead people and, in many cases, pressure or intimidate them.
Do not trust them and do not enter auctions using their accounts.
Exercise extreme caution when dealing with them, as many people have had serious problems.

I’ve rented before in London and always had delays or staff that didn’t dontheir job properly, having to chase people endlessly for 5-minute jobs. Barneys (particularly Whitmey and Amiee) have been stars at sorting out repairs in our rented flat in a timely manner, communicating very efficiently and being flexible.

Really great service. Aimee was professional and helpful and answered all my queries. Much better than all the other auction houses I approached and gave a good valuation ending up in a successful sale.
