Behave like scammers basically. Your 'reservation' is only confirmed until this appalling operator decides; if they get the chance of a new booker who wants a longer stay (that includes your dates) then kiss your 'confirmation' goodbye. Don't go near them.

Urbane Lettings provided great service, especially Lee and James, who were professional, responsive, and reliable. Maintenance requests and property matters were always handled promptly. They kept us informed and worked hard to address any issues, ensuring a smooth experience. The team's dedication and support made our renting process much easier. Highly recommend them!

We have not given Lee an easy ride! There almost hasn't been a day where we haven't needed maintenance, and despite our persistent pestering and the pests themselves (which we discovered this morning) Lee and his lovely team have never failed to be on call. He has the patience of a king and is very quick to respond always. Our heating issues have been recurring and are ongoing, yet Lee has not yet given up - when even the radiators have! Thank you Lee for all you've done to help us, we are ever grateful - we'd be in hell without u!

I was wanting to change my tenancy agreement as I’m leaving the country and Lee has been super helpful in responding quick and helping make the transfer.

Had a few problems initially on moving into our property last year, but each problem has been seen to and handled. Major problems have been dealt with on the day or as quickly as possible, big problems throughout the year have been taken care of considerately and in an arranged time convenient to both maintenance and us tenants :-) x

I had an issue with my drawers. Lee sorted out the drawers very quickly and also replaced by wardrobe which was a lovely surprise. He also cleaned up the outside area without us mentioning it and has made the whole house much nicer.

Urbane Properties is precisely the sort of company that gives student letting agencies a bad press.

Memorable for all the wrong reasons, and based on recent experience, I could not recommend Urbane to either students, parents/guarantors, or to landlords seeking a competent management company to oversee their property.

Initially advertised via another, more reputable and professional letting agency, it transpired that the contract was actually with Urbane Properties who managed the 7 bedroom house also partly owned by one of it's own Directors.

Upon entering, the house resembled a squat - I've never seen such a filthy & neglected property. There were endless issues with this property from ongoing damp & mould, filthy floors/walls/ceilings with peeling paint, leaking showers, broken appliances, ant infestations, electrical problems/incomplete electrical/gas safety certificates, piles of rubbish left outside from previous tenancies attracting vermin. Two of the students were unable to live at the property for nearly a month as their basement bedrooms had a terrible (and ongoing) mould problem. The contract itself is worthless and only serves Urbane. Compensation for uninhabitable bedrooms due to the mould issues was sought but refused.

The parents/students felt that it was only through their collective intervention that the issues raised were addressed. Lee was helpful despite the constraints he often found himself under. However, his conduct - particularly given a house full of female students - was somewhat over familiar and not as professional as I would have expected.

At the end of the tenancy Urbane had the audacity to charge nearly £500 for an exit clean when the girls had gone to great lengths to ensure it was in a considerably cleaner state than they found it in at the outset. The tenants informed Urbane that the matter would be immediately referred to the Deposit Protection Scheme, providing all necessary evidence, whereupon Urbane returned all deposits in full.

If you have the misfortune to find yourself in a similar position with Urbane then my advice is this: Record everything, take photos & videos. Make sure all issues are put in writing at the outset. Follow up telephone/face to face agreements in writing. Use email - not WhatsApp where messages/agreements had a tendency to ‘disappear’. Work together to address all issues – you are collectively responsible for the property so make sure everyone is copied into correspondence. DPS, Unipol etc. are there to support tenants too – use them. Dealing with Urbane is a frustrating process, I spent a disproportionate amount of time, as did with other parents, sorting out problems. The students deserved better.

If you are currently seeking accommodation, be sure to read the student forums where Urbane is discussed in greater detail. Talk to other students before you commit – I wish we had.

Any problem we have had I’ve messaged Lee and he has sent maintenance out straight away to take a look at it.
